Les r\u00e9centes r\u00e9glementations relatives aux zones tendues et les \u00e9ventuelles taxes sur les logements vacants ne semblent pas produire l\u2019effet attendu : peu \u00e0 peu, <strong>ces investisseurs ont commenc\u00e9 \u00e0 retirer leurs logements du march\u00e9 locatif pour les destiner \u00e0 la vente au d\u00e9tail \u00e0 des particuliers.<\/strong> C\u2019est d\u00e9j\u00e0 ce qui s\u2019est produit en Catalogne, o\u00f9 l\u2019offre locative r\u00e9sidentielle a chut\u00e9 d\u2019environ 15 000 logements, Barcelone en t\u00eate avec pr\u00e8s de 7 000 logements de moins qu\u2019en 2024.<\/p>\n\n\n\n<p>Dans ce contexte, Madrid a vu son offre de logements diminuer et les prix grimper : selon un r\u00e9cent rapport de Tinsa, le prix au m\u00e8tre carr\u00e9 dans la capitale a augment\u00e9 de 10,5 % sur un an, atteignant aujourd\u2019hui 4 664 euros\/m\u00b2. Par ailleurs, <strong>les investisseurs constatent que cette hausse provient de l\u2019acquisition d\u2019actifs \u00e0 des prix plus \u00e9lev\u00e9s.<\/strong><\/p>\n\n\n\n<p>Le d\u00e9s\u00e9quilibre entre l\u2019offre et la demande entra\u00eene un resserrement des rendements, d\u00e9sormais moins attractifs : les projets qui g\u00e9n\u00e9raient autrefois de forts taux de TRI n\u2019affichent plus les m\u00eames r\u00e9sultats. Par exemple, selon Idealista, la rentabilit\u00e9 brute des logements destin\u00e9s au march\u00e9 locatif est tomb\u00e9e \u00e0 6,9 % au troisi\u00e8me trimestre 2025.
