Ce m\u00eame jour, \u00e0 <strong>12h00<\/strong>, nous organiserons un <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_BEUu4tRERBuNUrMZuQWceA\" target=\"_blank\" rel=\"noreferrer noopener\">webinaire<\/a> d\u2019information avec le gestionnaire du projet.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un parc commercial moderne avec des locataires principaux<\/h2>\n<p> <\/p>\n<p>Le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000422\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=pret&amp;utm_content=fr_proyecto_navia\" target=\"_blank\" rel=\"noreferrer noopener\">pr\u00eat<\/a> est garanti par un actif sp\u00e9cifique : un terrain de 14 104 m\u00b2 avec une surface locative brute (SLB) de 10 484 m\u00b2, o\u00f9 sera d\u00e9velopp\u00e9 le Parc Commercial Navia. Le projet comprend :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>11 commerces de moyenne surface<\/li>\n \n<li>470 places de parking<\/li>\n \n<li>Stations de recharge pour v\u00e9hicules \u00e9lectriques<\/li>\n \n<li>Panneaux photovolta\u00efques<\/li>\n<\/ul>\n<p> <\/p>\n<p>Au lancement, le gestionnaire dispose d\u00e9j\u00e0 de deux baux sign\u00e9s avec des op\u00e9rateurs alimentaires de premier plan, repr\u00e9sentant 50 % de la surface locative totale. De plus, des <strong>n\u00e9gociations avanc\u00e9es<\/strong> sont en cours avec plusieurs autres op\u00e9rateurs, renfor\u00e7ant la viabilit\u00e9 commerciale du parc. Le loyer net estim\u00e9 est d\u2019environ <strong>1,7 million d\u2019euros par an<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rendement de 13 % en 15 mois<\/h2>\n<p> <\/p>\n<p>Les investisseurs participeront au projet via un <strong>pr\u00eat en une seule tranche<\/strong>, pour un montant total pouvant atteindre 5 200 000 \u20ac (<strong>5 000 000 \u20ac apport\u00e9s par les investisseurs Urbanitae et 200 000 \u20ac par des co-investisseurs externes<\/strong>).<\/p>\n<p> <\/p>\n<p>Le pr\u00eat offrira :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Int\u00e9r\u00eat annuel fixe de 10,5 %<\/strong><\/li>\n \n<li><strong>Rendement total de 13,13 % en 15 mois<\/strong><\/li>\n \n<li>Rendement minimum garanti \u00e9quivalent \u00e0 <strong>6 mois d\u2019int\u00e9r\u00eats (5,25 %)<\/strong><\/li>\n \n<li>Paiement int\u00e9gral des <strong>int\u00e9r\u00eats et du principal \u00e0 l\u2019\u00e9ch\u00e9ance<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>Il s\u2019agit d\u2019un <strong>projet de dette avec une structure de garanties tr\u00e8s solide<\/strong>, comprenant :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Hypoth\u00e8que de premier rang<\/strong> sur la parcelle principale o\u00f9 le parc sera d\u00e9velopp\u00e9<\/li>\n \n<li><strong>Hypoth\u00e8que de premier rang<\/strong> sur une parcelle adjacente \u00e0 usage mixte commercial\/industriel<\/li>\n \n<li><strong>Gage de premier rang<\/strong> sur les parts sociales et les comptes bancaires de l\u2019emprunteur<\/li>\n \n<li><strong>Gage de premier rang<\/strong> sur les revenus du contrat de vente<\/li>\n \n<li><strong>Gage de premier rang<\/strong> sur les contrats du projet (construction et exploitation)<\/li>\n<\/ul>\n<p> <\/p>\n<p>De plus, le projet pr\u00e9sente un <strong>ratio LTV de 25,6 %<\/strong>, un niveau tr\u00e8s conservateur qui r\u00e9duit le risque de l\u2019op\u00e9ration.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Vigo, l\u2019un des moteurs \u00e9conomiques du nord-ouest<\/h2>\n<p> <\/p>\n<p>L\u2019actif est situ\u00e9 dans la deuxi\u00e8me ceinture de Vigo, pr\u00e8s de l\u2019autoroute urbaine VG-20, dans un environnement tr\u00e8s visible, avec beaucoup de trafic et une bonne accessibilit\u00e9. Avec pr\u00e8s de 300 000 habitants et une zone fonctionnelle d\u00e9passant 540 000 personnes, Vigo est l\u2019une des villes les plus dynamiques de Galice. Son port, actuellement candidat pour devenir un hub europ\u00e9en majeur, est l\u2019un des principaux moteurs \u00e9conomiques de la r\u00e9gion.<\/p>\n<p> <\/p>\n<p>Ce contexte positionne le parc commercial pour capter une demande stable et croissante, en particulier dans le segment des surfaces moyennes, o\u00f9 l\u2019offre moderne reste limit\u00e9e.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un gestionnaire avec plus de 20 ans d\u2019exp\u00e9rience<\/h2>\n<p> <\/p>\n<p>Le projet est dirig\u00e9 par <strong>Habitares Ib\u00e9rica<\/strong>, un promoteur et constructeur espagnol avec une longue exp\u00e9rience et plus de <strong>2 500 logements construits<\/strong>. Le groupe a une exp\u00e9rience av\u00e9r\u00e9e dans les projets r\u00e9sidentiels, le logement social (VPO) et surtout dans les projets commerciaux comme le <strong><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000422\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=parc_navia&amp;utm_content=fr_proyecto_navia\" target=\"_blank\" rel=\"noreferrer noopener\">Parc Navia<\/a><\/strong>.<\/p>\n<p> <\/p>\n<p>Dans ce cas, le promoteur a d\u00e9j\u00e0 engag\u00e9 <strong>2,5 millions d\u2019euros<\/strong> pour couvrir une partie de l\u2019acquisition et des co\u00fbts g\u00e9n\u00e9raux. Sa participation est un signal clair <strong>d\u2019alignement des int\u00e9r\u00eats avec les investisseurs<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Calendrier pr\u00e9vu du projet<\/h2>\n<p> <\/p>\n<p>La dur\u00e9e estim\u00e9e est de <strong>15 mois<\/strong>, sous r\u00e9serve de l\u2019ex\u00e9cution du contrat de vente :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>T4 2025<\/strong> : octroi du pr\u00eat par les investisseurs<\/li>\n \n<li><strong>T1\u2013T2 2026<\/strong> : r\u00e9alisation des conditions pour formaliser la vente<\/li>\n \n<li><strong>T3\u2013T4 2026<\/strong> : vente de l\u2019actif et <strong>remboursement du pr\u00eat<\/strong> (int\u00e9r\u00eats + principal)<\/li>\n<\/ul>\n<p> <\/p>\n<p>Le
