C\u2019est ce que r\u00e9v\u00e8le le <strong>Premier Observatoire sur le financement du secteur de la promotion immobili\u00e8re<\/strong>, r\u00e9alis\u00e9 par <strong>Urbanitae<\/strong> et <strong>KPMG Espagne<\/strong>, qui offre pour la premi\u00e8re fois une <strong>radiographie compl\u00e8te de l\u2019\u00e9cosyst\u00e8me financier soutenant la promotion immobili\u00e8re dans le pays<\/strong>.<\/p>\n\n\n\n<p>Le rapport, pr\u00e9sent\u00e9 le 12 novembre \u00e0 la Torre de Cristal \u00e0 Madrid, pr\u00e9voit un horizon de <strong>plus de 50 milliards d\u2019euros d\u2019investissements dans la promotion immobili\u00e8re d\u2019ici 2030<\/strong>, contre 35 milliards estim\u00e9s en 2024. Dans ce chiffre, le <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/01\/02\/le-financement-alternatif-cle-pour-le-secteur-immobilier-dans-les-trois-prochaines-annees\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=financement_alternatif&#038;utm_content=fr_barometro_urbanitae_kpmg\" target=\"_blank\" rel=\"noreferrer noopener\">financement alternatif<\/a><\/strong> \u2014 qui repr\u00e9sente actuellement <strong>25 \u00e0 27 % du total<\/strong> \u2014 pourrait atteindre <strong>jusqu\u2019\u00e0 37 % d\u2019ici 2030, soit plus de 19 milliards d\u2019euros<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Un mod\u00e8le financier plus \u00e9quilibr\u00e9<\/h2>\n\n\n\n<p>L\u2019Observatoire, \u00e9labor\u00e9 \u00e0 partir d\u2019enqu\u00eates aupr\u00e8s de promoteurs, d\u2019institutions financi\u00e8res, de fonds d\u2019investissement et de plateformes de financement alternatif, ainsi que d\u2019entretiens approfondis avec des repr\u00e9sentants de Banco Santander, Arcano, FS Capital, Onate, RTV Grupo Inmobiliario et Urbanitae, met en \u00e9vidence une \u00e9volution significative dans l\u2019origine des capitaux soutenant les projets.<\/p>\n\n\n\n<p>Bien que <strong>les banques restent la principale source de financement<\/strong>, leur part se mod\u00e8re au profit de nouveaux acteurs alternatifs, tels que les fonds de dette, les pr\u00eats relais et les plateformes de crowdfunding immobilier.<\/p>\n\n\n\n<p>\u00ab Dans certaines ann\u00e9es, le financement participatif a enregistr\u00e9 une <strong>croissance annuelle sup\u00e9rieure \u00e0 100 %<\/strong>, d\u00e9montrant sa capacit\u00e9 \u00e0 attirer des capitaux et \u00e0 s\u2019imposer comme une source compl\u00e9mentaire \u00bb, souligne <strong>Diego Bestard<\/strong>, PDG et fondateur d\u2019Urbanitae. Selon l\u2019\u00e9tude, ce type de financement pourrait <strong>d\u00e9passer 1 milliard d\u2019euros par an dans la promotion immobili\u00e8re<\/strong> avant la fin de la d\u00e9cennie.<\/p>\n\n\n\n<p>Pour sa part, <strong>Carlos Cuatrecasas<\/strong>, associ\u00e9 chez FS Consulting Strategy de KPMG, souligne que \u00ab le financement alternatif a beaucoup progress\u00e9 et continuera de cro\u00eetre. Son r\u00f4le est particuli\u00e8rement important dans les <strong>segments o\u00f9 les banques sont moins actives<\/strong>, comme l\u2019acquisition de terrains, les phases initiales ou les projets \u00e0 plus haut risque \u00bb.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Financement alternatif : flexibilit\u00e9 et professionnalisation<\/h2>\n\n\n\n<p>Le rapport confirme que <strong>le financement alternatif ne concurrence pas le financement bancaire, mais le compl\u00e8te<\/strong>, servant de pont entre les fonds propres du promoteur et le cr\u00e9dit traditionnel.<\/p>\n\n\n\n<p>Ce mod\u00e8le offre <strong>une plus grande flexibilit\u00e9<\/strong>, permet <strong>d\u2019adapter le financement aux besoins de chaque phase du projet<\/strong> et r\u00e9duit le fardeau financier initial pour le promoteur. En contrepartie, les investisseurs prennent un risque plus \u00e9lev\u00e9 et exigent donc des <strong>rendements plus \u00e9lev\u00e9s<\/strong>, g\u00e9n\u00e9ralement compris entre <strong>12 % et 15 %<\/strong>, selon l\u2019Observatoire.<\/p>\n\n\n\n<p>La tendance est claire : un \u00e9cosyst\u00e8me <strong>plus diversifi\u00e9, professionnel et efficace<\/strong>, o\u00f9 banques, fonds et financeurs alternatifs coexistent et <strong>apportent de la valeur \u00e0 diff\u00e9rents moments du cycle de d\u00e9veloppement<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">D\u00e9fis structurels : terrains, co\u00fbts et logement abordable<\/h2>\n\n\n\n<p>Au-del\u00e0 de l\u2019\u00e9volution des sources de capitaux, <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/11\/05\/urbanitae-et-kpmg-presentent-le-premier-observatoire-du-financement-de-la-promotion-immobiliere-en-espagne\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=lobservatoire&#038;utm_content=fr_barometro_urbanitae_kpmg\" target=\"_blank\" rel=\"noreferrer noopener\">l\u2019Observatoire<\/a> identifie <strong>trois grands d\u00e9fis<\/strong> pour la promotion immobili\u00e8re espagnole :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Des d\u00e9lais urbanistiques prolong\u00e9s<\/strong>, qui d\u00e9passent parfois deux ans dans certaines municipalit\u00e9s.<\/li>\n\n\n\n<li><strong>La hausse des co\u00fbts des mat\u00e9riaux de construction<\/strong>, qui p\u00e8se sur les marges.<\/li>\n\n\n\n<li><strong>La p\u00e9nurie de main-d\u2019\u0153uvre qualifi\u00e9e<\/strong>, notamment dans le r\u00e9sidentiel.<\/li>\n<\/ul>\n\n\n\n<p>\u00c0 cela s\u2019ajoute un probl\u00e8me structurel : <strong>le manque de logements abordables et sociaux<\/strong>, qui ne repr\u00e9sente que <strong>3,3 % du parc r\u00e9sidentiel espagnol<\/strong>, contre une moyenne europ\u00e9enne de 8 %. Ce d\u00e9ficit, combin\u00e9 \u00e0 une augmentation pr\u00e9vue de plus de deux millions d\u2019habitants entre 2025 et 2030, exercera une pression sur l\u2019offre et les prix si aucune mesure n\u2019est prise pour acc\u00e9l\u00e9rer la promotion.<\/p>\n\n\n\n<p>L\u2019\u00e9tude indique qu\u2019en 2025, <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/07\/21\/il-manque-900-000-logements-le-defi-de-la-construction-neuve-en-espagne\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=deficit_logements_neufs&#038;utm_content=fr_barometro_urbanitae_kpmg\" target=\"_blank\" rel=\"noreferrer noopener\">le d\u00e9ficit de logements neufs<\/a> en Espagne s\u2019\u00e9l\u00e8ve \u00e0 environ 700 000 unit\u00e9s<\/strong>, un chiffre qui continuera d\u2019augmenter si le rythme de construction n\u2019est pas intensifi\u00e9. Dans ce contexte, la combinaison de financements bancaires et alternatifs s\u2019impose comme <strong>un levier essentiel pour dynamiser la production et r\u00e9pondre \u00e0 la demande r\u00e9sidentielle<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">S\u2019inspirer des mod\u00e8les internationaux<\/h2>\n\n\n\n<p>L\u2019analyse internationale incluse dans l\u2019Observatoire r\u00e9v\u00e8le que les <strong>march\u00e9s anglo-saxons<\/strong> ont atteint un niveau de maturit\u00e9 plus \u00e9lev\u00e9 en mati\u00e8re de diversification des sources de capitaux. Au <strong>Royaume-Uni<\/strong>, le financement alternatif repr\u00e9sente d\u00e9j\u00e0 <strong>40 % du total<\/strong>, tandis qu\u2019aux <strong>\u00c9tats-Unis<\/strong>, il d\u00e9passe <strong>50 %<\/strong>.
