Le financement ouvrira le <strong>jeudi 13 novembre \u00e0 16h (UTC+1)<\/strong>. Le <strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_g8-ZS1MZSyKQcjXk4UbCXQ\" target=\"_blank\" rel=\"noreferrer noopener\">webinaire<\/a> avec le gestionnaire du projet<\/strong> aura lieu le <strong>mardi 11 novembre \u00e0 12h (UTC+1)<\/strong>.<\/p>\n<p> <\/p>\n<p>Le projet <strong><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000420\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=via_dell_acqua_1&amp;utm_content=es_proyecto_via_dell_acqua&amp;utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=via_dell_acqua_166_1&amp;utm_content=fr_proyecto_via_dell_acqua\" target=\"_blank\" rel=\"noreferrer noopener\">Via dell\u2019Acqua 166<\/a><\/strong> consiste \u00e0 accorder un <strong>pr\u00eat \u00e0 taux fixe<\/strong> pour financer une partie de l\u2019acquisition, des co\u00fbts de construction et des d\u00e9penses g\u00e9n\u00e9rales li\u00e9es \u00e0 la <strong>r\u00e9habilitation compl\u00e8te d\u2019une villa de luxe<\/strong>. Le pr\u00eat aura une <strong>dur\u00e9e de 18 mois<\/strong> et offrira aux investisseurs un <strong>taux d\u2019int\u00e9r\u00eat fixe annuel de 12 %<\/strong>, soit un <strong>rendement total de 18 %<\/strong> sur la p\u00e9riode d\u2019investissement estim\u00e9e.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un projet exclusif en Toscane<\/h2>\n<p> <\/p>\n<p>Le bien est situ\u00e9 \u00e0 <strong>Forte dei Marmi<\/strong>, une ville c\u00f4ti\u00e8re prestigieuse du nord de la Toscane, surnomm\u00e9e les \u00ab Hamptons d\u2019Italie \u00bb ou le \u00ab Saint-Tropez de Toscane \u00bb. Ces derni\u00e8res d\u00e9cennies, elle s\u2019est impos\u00e9e comme l\u2019une des destinations de vacances les plus exclusives d\u2019Europe, avec un large choix d\u2019h\u00f4tels boutique, de restaurants gastronomiques, de boutiques de luxe et de clubs de plage priv\u00e9s.<\/p>\n<p> <\/p>\n<p>Le projet pr\u00e9voit la <strong>r\u00e9habilitation compl\u00e8te d\u2019une villa individuelle de deux \u00e9tages<\/strong>, d\u2019une surface commerciale de 188 m\u00b2 et d\u2019une terrasse sur le toit de 72 m\u00b2. Elle comprendra deux chambres, trois salles de bains, une piscine ext\u00e9rieure, une terrasse et un jardin. La parcelle de 490 m\u00b2 a d\u00e9j\u00e0 \u00e9t\u00e9 acquise par le promoteur et b\u00e9n\u00e9ficie d\u2019une <strong>licence de travaux accord\u00e9e depuis ao\u00fbt 2025<\/strong>. Les travaux devraient commencer environ un mois apr\u00e8s l\u2019acquisition du bien.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Structure de l\u2019op\u00e9ration<\/h2>\n<p> <\/p>\n<p>L\u2019op\u00e9ration est structur\u00e9e comme un <strong>projet de dette<\/strong>, dans lequel les investisseurs d\u2019Urbanitae <strong>accorderont un pr\u00eat \u00e0 taux fixe<\/strong> pouvant atteindre <strong>1 220 000 \u20ac<\/strong>. Le pr\u00eat sera formalis\u00e9 en un seul versement avec les conditions suivantes :<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Taux d\u2019int\u00e9r\u00eat fixe annuel simple<\/strong> : 12 %<\/li>\n \n<li><strong>Dur\u00e9e<\/strong> : 18 mois + extension possible de 6 mois<\/li>\n \n<li><strong>Int\u00e9r\u00eats et principal<\/strong> : pay\u00e9s int\u00e9gralement \u00e0 l\u2019\u00e9ch\u00e9ance<\/li>\n \n<li><strong>Rendement minimum garanti<\/strong> : \u00e9quivalent \u00e0 12 mois d\u2019int\u00e9r\u00eats<\/li>\n<\/ul>\n<p> <\/p>\n<p>Pour prot\u00e9ger les investisseurs, le pr\u00eat comprendra des <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/17\/comment-urbanitae-protege-largent-de-ses-investisseurs\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=garanties&amp;utm_content=fr_proyecto_via_dell_acqua\" target=\"_blank\" rel=\"noreferrer noopener\">garanties<\/a> de premier rang<\/strong> sur les <strong>actions et comptes bancaires de la soci\u00e9t\u00e9 emprunteuse<\/strong>, ainsi qu\u2019un <strong>mandat de vente sur le bien<\/strong>, qui sera automatiquement activ\u00e9 en cas de d\u00e9faut ou si l\u2019extension n\u2019est pas ex\u00e9cut\u00e9e. Comme pour tous les projets de dette d\u2019Urbanitae, l\u2019op\u00e9ration sera supervis\u00e9e par un Project Monitor ind\u00e9pendant, charg\u00e9 de valider les certifications de chantier, de suivre l\u2019avancement des travaux et d\u2019approuver les d\u00e9caissements du pr\u00eat.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un gestionnaire exp\u00e9riment\u00e9 \u00e0 l\u2019international<\/h2>\n<p> <\/p>\n<p>Le promoteur du projet est <strong>Setha<\/strong>, une entreprise sp\u00e9cialis\u00e9e dans l\u2019investissement et le d\u00e9veloppement immobilier, pr\u00e9sente au Royaume-Uni et en Italie. Sa proximit\u00e9 avec les Alpes Apuanes, ses plages de sable et sa qualit\u00e9 urbanistique en font un march\u00e9 \u00e0 <strong>forte demande et faible offre<\/strong>, notamment pour les logements r\u00e9nov\u00e9s ou neufs.<\/p>\n<p> <\/p>\n<p>Le <strong>prix moyen des villas dans la zone<\/strong> se situe entre <strong>2 et 3 millions d\u2019euros<\/strong>, tandis que le bien de ce projet devrait avoir une <strong>valeur de revente estim\u00e9e \u00e0 2,25 millions d\u2019euros<\/strong> apr\u00e8s un investissement total d\u2019environ 850 000 \u20ac.
