C\u2019est le cas de <strong>The Collection<\/strong>, un d\u00e9veloppement de cinq villas de luxe dans la zone de <strong>Cascada de Camoj\u00e1n<\/strong>, financ\u00e9 d\u00e9but 2023.<\/p>\n\n\n\n<p>L\u2019objectif initial du projet \u00e9tait de <strong>d\u00e9velopper cinq villas haut de gamme<\/strong> dans l\u2019une des zones les plus exclusives de Marbella. La promotion, g\u00e9r\u00e9e par Inversiones Reygonza (RGZ), proposait un produit unique et un march\u00e9 cible solide dans un emplacement avec une forte demande de logements de prestige.<\/p>\n\n\n\n<p>Le calendrier estim\u00e9 dans le plan initial indiquait une <strong>dur\u00e9e de 38 mois<\/strong> et un <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/02\/18\/comment-mesurer-la-rentabilite-de-vos-investissements\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=rendement&#038;utm_content=fr_devolucion_proyecto_the_collection\" target=\"_blank\" rel=\"noreferrer noopener\">rendement<\/a> annuel cible de 22,4 % TRI<\/strong>. Cependant, l\u2019\u00e9volution r\u00e9elle du projet a \u00e9t\u00e9 affect\u00e9e par des facteurs externes et internes qui ont alt\u00e9r\u00e9 sa viabilit\u00e9 et exig\u00e9 des d\u00e9cisions strat\u00e9giques pour prot\u00e9ger le capital des investisseurs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Permis et autorisations : le premier obstacle majeur<\/h2>\n\n\n\n<p>D\u00e8s le d\u00e9part, le projet a \u00e9t\u00e9 confront\u00e9 \u00e0 un <strong>processus d\u2019autorisation plus long que pr\u00e9vu<\/strong>. Le <strong>permis de construire<\/strong>, initialement estim\u00e9 pour le mois 10, <strong>n\u2019a \u00e9t\u00e9 accord\u00e9 qu\u2019en avril 2024<\/strong>, retardant consid\u00e9rablement le calendrier.<\/p>\n\n\n\n<p>Pendant cette p\u00e9riode, <strong>les premi\u00e8res ventes n\u2019ont pas \u00e9t\u00e9 conclues<\/strong>, ce qui a r\u00e9duit la capacit\u00e9 du promoteur \u00e0 acc\u00e9der au financement bancaire et \u00e0 avancer dans la construction. Malgr\u00e9 les efforts de gestion, le manque de visibilit\u00e9 commerciale et la <strong>hausse g\u00e9n\u00e9rale des co\u00fbts de construction \u2013 passant de 8,17 \u00e0 19 millions d\u2019euros \u2013<\/strong> ont remis en question la viabilit\u00e9 du projet dans les conditions initiales.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Contexte du march\u00e9 et d\u00e9cisions de gestion<\/h2>\n\n\n\n<p>Le contexte macro\u00e9conomique a \u00e9galement eu un impact significatif. Tout au long de 2023 et 2024, le secteur a connu <strong>une hausse des co\u00fbts des mat\u00e9riaux et des taux d\u2019int\u00e9r\u00eat \u00e9lev\u00e9s<\/strong>, limitant l\u2019octroi de cr\u00e9dits m\u00eame pour des projets situ\u00e9s dans des zones prime.<\/p>\n\n\n\n<p>De plus, <strong>des divergences d\u2019opinion entre les partenaires<\/strong> concernant la conception et l\u2019\u00e9tendue finale des villas ont compliqu\u00e9 l\u2019alignement n\u00e9cessaire pour lancer la phase de construction.<\/p>\n\n\n\n<p>Face \u00e0 cette situation, <strong>Urbanitae a d\u00e9cid\u00e9 d\u2019intervenir de mani\u00e8re proactive<\/strong>, en \u00e9valuant diff\u00e9rentes alternatives pour prot\u00e9ger les int\u00e9r\u00eats des investisseurs. Apr\u00e8s analyse de plusieurs sc\u00e9narios, il a \u00e9t\u00e9 d\u00e9cid\u00e9 de <strong>ne pas poursuivre le d\u00e9veloppement dans les conditions de march\u00e9 existantes<\/strong> et de rechercher une <strong>sortie ordonn\u00e9e<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une r\u00e9solution favorable pour les investisseurs<\/h2>\n\n\n\n<p>L\u2019accord conclu, approuv\u00e9 en <strong>assembl\u00e9e des actionnaires<\/strong>, a permis aux investisseurs de <strong>r\u00e9cup\u00e9rer leur capital avec un b\u00e9n\u00e9fice<\/strong>, \u00e9quivalent \u00e0 un <strong>TRI de 3,3 %<\/strong> et un <strong>retour brut cash-on-cash de 9,39 %<\/strong>.<\/p>\n\n\n\n<p>Bien que ces r\u00e9sultats soient <strong>bien inf\u00e9rieurs aux 22,4 % de TRI initialement pr\u00e9vus<\/strong>, la gestion a \u00e9vit\u00e9 d\u2019exposer le capital \u00e0 un sc\u00e9nario \u00e0 risque \u00e9lev\u00e9 et a permis de cl\u00f4turer l\u2019op\u00e9ration avec <strong>un rendement positif et sans perte<\/strong>.<\/p>\n\n\n\n<p>Comme le souligne le rapport de cl\u00f4ture : \u00ab Bien que le projet n\u2019ait pas \u00e9t\u00e9 ex\u00e9cut\u00e9 conform\u00e9ment au plan initial, la gestion mise en place a permis de r\u00e9soudre l\u2019op\u00e9ration de mani\u00e8re satisfaisante, en assurant un rendement positif pour les investisseurs et en \u00e9vitant les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/03\/20\/4-risques-de-ne-pas-investir-vos-economies\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=risques&#038;utm_content=fr_devolucion_proyecto_the_collection\" target=\"_blank\" rel=\"noreferrer noopener\">risques<\/a> li\u00e9s \u00e0 un d\u00e9veloppement dans des conditions de march\u00e9 et de financement particuli\u00e8rement complexes. \u00bb<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Engagement envers la transparence<\/h2>\n\n\n\n<p>Le cas de The Collection illustre clairement <strong>le r\u00f4le d\u2019Urbanitae comme interm\u00e9diaire et garant des int\u00e9r\u00eats des investisseurs<\/strong>.
