Les deux projets sont int\u00e9gr\u00e9s dans <strong>une seule op\u00e9ration de financement de 5,88 millions d&#8217;euros<\/strong>, destin\u00e9e \u00e0 l&#8217;acquisition de trois terrains \u00e0 Punta Umbr\u00eda (Huelva) et au d\u00e9veloppement d&#8217;un futur projet r\u00e9sidentiel.<\/p><p>La nouvelle opportunit\u00e9, correspondant au <strong>deuxi\u00e8me volet<\/strong>, sera d\u2019un <strong>montant total de 2,2 millions d\u2019euros<\/strong> et ouvrira aux investissements le <strong>lundi 27 octobre \u00e0 16h00 (UTC+2).<\/strong><\/p><h2 class=\"wp-block-heading\">En quoi consiste le projet<\/h2><p>Le pr\u00eat relais servira \u00e0 <strong>financer partiellement l\u2019acquisition des terrains<\/strong> et \u00e0 couvrir les co\u00fbts de structuration du financement, ainsi que d\u2019autres d\u00e9penses ant\u00e9rieures \u00e0 la formalisation du pr\u00eat promoteur.<\/p><p>Le remboursement du pr\u00eat est pr\u00e9vu <strong>au moment de la mise en place du financement bancaire<\/strong>, une fois le permis de construire obtenu et le niveau de pr\u00e9ventes exig\u00e9 par l\u2019\u00e9tablissement financier atteint.<\/p><p>Le gestionnaire estime un <strong>d\u00e9lai de 12 mois<\/strong> pour atteindre ces objectifs. \u00c0 ce moment-l\u00e0, une <strong>augmentation de capital<\/strong> est envisag\u00e9e, permettant d\u2019amortir le pr\u00eat et ses int\u00e9r\u00eats. Urbanitae se r\u00e9serve le droit de participer \u00e0 cette augmentation via un nouveau projet.<\/p><h2 class=\"wp-block-heading\">Un projet sur la c\u00f4te de Huelva<\/h2><p>Le d\u00e9veloppement est situ\u00e9 \u00e0 <strong>Punta Umbr\u00eda<\/strong>, une commune c\u00f4ti\u00e8re \u00e0 l\u2019embouchure du fleuve Odiel, en face de la ville de Huelva. Entour\u00e9e de <strong>zones naturelles prot\u00e9g\u00e9es<\/strong> \u2014 telles que les marais de l\u2019Odiel et le parc naturel des Enebrales \u2014 et dot\u00e9e de <strong>plus de 10 kilom\u00e8tres de plages de sable fin<\/strong>, Punta Umbr\u00eda allie nature, services et qualit\u00e9 de vie.<\/p><p>Le projet pr\u00e9voit la <strong>construction de 120 logements collectifs r\u00e9partis en trois immeubles ind\u00e9pendants<\/strong> (rez-de-chauss\u00e9e + 8 \u00e9tages), avec <strong>2, 3 et 4 chambres<\/strong>, une surface moyenne de <strong>124 m\u00b2 et des espaces communs paysagers<\/strong>.<\/p><p>La promotion se trouvera dans une <strong>zone d\u00e9j\u00e0 consolid\u00e9e<\/strong>, avec tous les services \u00e0 proximit\u00e9 et \u00e0 seulement <strong>300 m\u00e8tres de la plage<\/strong>, un emplacement id\u00e9al aussi bien pour une r\u00e9sidence principale qu\u2019une r\u00e9sidence secondaire.<\/p><h2 class=\"wp-block-heading\">Le gestionnaire : Admara Capital<\/h2><p>Le projet est dirig\u00e9 par <strong>Admara Capital<\/strong>, une plateforme sp\u00e9cialis\u00e9e dans l\u2019investissement et la gestion d\u2019actifs immobiliers.<\/p><p>Avec une longue exp\u00e9rience en Espagne et au Portugal, Admara a g\u00e9r\u00e9 <strong>plus de 2 milliards d\u2019euros d\u2019actifs immobiliers<\/strong> et particip\u00e9 \u00e0 <strong>plus de 25 coentreprises (joint ventures)<\/strong> avec des fonds institutionnels et des <em>family offices<\/em> nationaux et internationaux.<\/p><p>La soci\u00e9t\u00e9 dispose d\u2019une \u00e9quipe exp\u00e9riment\u00e9e en <strong>finance, investissement, gestion d\u2019actifs et d\u00e9veloppement immobilier<\/strong>, avec un fort accent sur le <strong>secteur
