La part de ce groupe sur le march\u00e9 espagnol est tr\u00e8s significative et leurs d\u00e9cisions d\u2019investissement influencent de plus en plus l\u2019\u00e9volution de certains segments et territoires.<\/p>\n\n\n\n<p>Selon la <strong><a href=\"https:\/\/www.registradores.org\/actualidad\/notas-de-prensa\/-\/asset_publisher\/VkEXepWEVFi3\/content\/estadistica-registral-inmobiliaria-anuario-2024\" target=\"_blank\" rel=\"noreferrer noopener\">Statistique du Registre Immobilier 2024<\/a><\/strong>, \u00e9labor\u00e9e par le Colegio de Registradores, <strong>14,6 % des achats de logements<\/strong> r\u00e9alis\u00e9s en Espagne l\u2019ann\u00e9e derni\u00e8re ont \u00e9t\u00e9 effectu\u00e9s par des <strong>citoyens \u00e9trangers<\/strong>, un chiffre tr\u00e8s proche du record historique de 15 % atteint en 2023. En termes absolus, cela repr\u00e9sente pr\u00e8s de 93 000 transactions, contre 87 400 enregistr\u00e9es l\u2019ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n\n\n\n<p>La r\u00e9partition par type de bien montre une l\u00e9g\u00e8re diff\u00e9rence par rapport aux acheteurs nationaux : le logement neuf repr\u00e9sentait 20,1 % des op\u00e9rations \u00e9trang\u00e8res, contre 21,1 % pour les Espagnols. Un \u00e9cart faible, mais qui montre la pr\u00e9f\u00e9rence des acheteurs \u00e9trangers pour l\u2019ancien.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Nationalit\u00e9 des acheteurs et pr\u00e9f\u00e9rences<\/h2>\n\n\n\n<p><a href=\"https:\/\/www.mivau.gob.es\/urbanismo-y-suelo\/suelo\/observatorio-de-vivienda-y-suelo\" target=\"_blank\" rel=\"noreferrer noopener\">L\u2019<strong>Observatoire du Logement et du Sol<\/strong><\/a>, publi\u00e9 par le Minist\u00e8re du Logement et de l\u2019Agenda Urbain, confirme que <strong>les Britanniques dominent les acquisitions<\/strong> avec 8,6 % du total, suivis des Allemands (6,7 %), des Marocains (5,7 %) et des Fran\u00e7ais (5,4 %).<\/p>\n\n\n\n<p>Les diff\u00e9rences selon le type de logement sont notables. <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/10\/03\/nouveau-projet-investissez-dans-des-logements-neufs-a-madrid\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=lachat_logements_neufs&#038;utm_content=fr_inversion_extranjera_residencial_espanol\" target=\"_blank\" rel=\"noreferrer noopener\">L\u2019achat de logements neufs<\/a> est plus important chez les Belges (32,4 %), les Polonais (30,8 %), les N\u00e9erlandais (29,8 %) et les Su\u00e9dois (23,8 %). En revanche, l\u2019ancien pr\u00e9domine chez les Fran\u00e7ais (87 %), Marocains (85,9 %), Roumains (85 %), Argentins (85 %), Irlandais (83,9 %) et Italiens (83,5 %).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">La Golden Visa et son impact<\/h2>\n\n\n\n<p>Il convient de souligner qu\u2019en 2024, <strong>10,8 %<\/strong> des achats \u00e9trangers ont atteint des <strong>montants \u00e9gaux ou sup\u00e9rieurs \u00e0 500 000 euros<\/strong>, un record historique par rapport \u00e0 9,7 % en 2023. Plus de la moiti\u00e9 de ces op\u00e9rations provenaient d\u2019acheteurs non communautaires.<\/p>\n\n\n\n<p>Cette croissance est li\u00e9e au programme de <strong>Golden Visa<\/strong>, qui accordait un permis de r\u00e9sidence \u00e0 ceux qui acqu\u00e9raient des biens immobiliers d\u2019une valeur sup\u00e9rieure \u00e0 un demi-million d\u2019euros. En 2024, de nombreux investisseurs ont acc\u00e9l\u00e9r\u00e9 leurs op\u00e9rations pour profiter des avantages associ\u00e9s, bien que la suppression de cette incitation soul\u00e8ve des questions sur le comportement futur de ce segment. Certains experts pr\u00e9voient une mod\u00e9ration dans le segment haut de gamme, sans impact d\u00e9cisif sur l\u2019int\u00e9r\u00eat \u00e9tranger global.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Premier trimestre 2025 : tendance \u00e0 la hausse<\/h2>\n\n\n\n<p>Les donn\u00e9es les plus r\u00e9centes confirment que <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/07\/28\/lespagne-entre-pour-la-premiere-fois-dans-le-top-5-mondial-de-linvestissement-immobilier-international\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=lattrait_espagne_ne_faiblit_pas&#038;utm_content=fr_inversion_extranjera_residencial_espanol\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>l\u2019attrait de l\u2019Espagne ne faiblit pas<\/strong><\/a>. Au premier trimestre 2025, les \u00e9trangers ont r\u00e9alis\u00e9 32 895 achats de logements enregistr\u00e9s, soit 7 % de plus que sur la m\u00eame p\u00e9riode en 2024. Leur part de march\u00e9 a atteint 17,9 %, contre 6,75 % il y a dix ans.<\/p>\n\n\n\n<p>La majorit\u00e9 de ces acheteurs r\u00e9sident en Espagne (57,3 %) et, une fois de plus, se tournent vers l\u2019ancien. La valeur totale de ces transactions s\u2019est \u00e9lev\u00e9e \u00e0 3,631 milliards d\u2019euros, avec un prix moyen de 197 019 euros par logement, soit une hausse de 26,5 % par rapport au m\u00eame trimestre de 2024.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O\u00f9 les \u00e9trangers investissent le plus<\/h2>\n\n\n\n<p>Par communaut\u00e9s autonomes, <strong>le leadership est clair : les \u00eeles Bal\u00e9ares (32,6 %)<\/strong>, la Communaut\u00e9 valencienne (28,9 %), les Canaries (27,2 %) et Murcie (23,6 %) en t\u00eate, suivies de la Catalogne (16,3 %) et de l\u2019Andalousie (14 %). Par province, se distinguent Alicante (33,2 %), Bal\u00e9ares (31,5 %), M\u00e1laga (27,1 %) et Santa Cruz de Tenerife (25,8 %), selon <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2025\/09\/11\/859067-las-zonas-donde-los-extranjeros-quieren-comprar-casa-en-espana\" target=\"_blank\" rel=\"noreferrer noopener\">Idealista<\/a>.<\/p>\n\n\n\n<p>Ces zones partagent un d\u00e9nominateur commun : attractivit\u00e9 touristique, climat favorable et, dans de nombreux cas, liaison a\u00e9rienne directe avec les pays d\u2019origine des acheteurs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le cas de Madrid et Barcelone<\/h2>\n\n\n\n<p>Les grandes capitales ont des <strong>dynamiques propres<\/strong>. \u00c0 Madrid, le segment du luxe est le plus recherch\u00e9, avec 21 % des achats dans cette tranche r\u00e9alis\u00e9s par des \u00e9trangers. De plus, ces deux derni\u00e8res ann\u00e9es, les citoyens chinois se sont impos\u00e9s comme les principaux acheteurs \u00e9trangers, d\u00e9passant les V\u00e9n\u00e9zu\u00e9liens, Mexicains et \u00c9quatoriens, selon le Conseil G\u00e9n\u00e9ral du Notariat.<\/p>\n\n\n\n<p>\u00c0 <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/06\/27\/investissement-immobilier-en-catalogne-bonnes-perspectives-pour-2025\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=barcelone&#038;utm_content=fr_inversion_extranjera_residencial_espanol\" target=\"_blank\" rel=\"noreferrer noopener\">Barcelone<\/a>, l\u2019int\u00e9r\u00eat \u00e9tranger reste concentr\u00e9 dans les zones centrales et les quartiers offrant une grande qualit\u00e9 de vie et une bonne connectivit\u00e9 m\u00e9tropolitaine. La combinaison tourisme, universit\u00e9s et offre culturelle renforce son attractivit\u00e9, bien que la pression r\u00e9glementaire et la limitation des licences touristiques puissent mod\u00e9rer une partie de cette demande dans les ann\u00e9es \u00e0 venir.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Perspectives pour 2025<\/h2>\n\n\n\n<p>Les donn\u00e9es montrent que l\u2019investissement \u00e9tranger est l\u2019un des piliers du march\u00e9 r\u00e9sidentiel espagnol.
