L\u2019op\u00e9ration se cl\u00f4ture avec un <strong>TRI de 11,04 %<\/strong> et un <strong>CoC (cash-on-cash) de 13,5 %<\/strong>, soit un <strong>rendement total de 113,5 % du capital investi<\/strong>. Au total, plus de <strong>4 millions d\u2019euros<\/strong> ont \u00e9t\u00e9 revers\u00e9s aux investisseurs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait le projet ?<\/h2>\n\n\n\n<p>Le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/06\/17\/nouveau-projet-a-madrid-11-de-rentabilite-en-12-mois\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=mirador_de_la_estacion&#038;utm_content=fr_inversion_inmobiliaria_madrid\" target=\"_blank\" rel=\"noreferrer noopener sponsored nofollow\">Mirador de la Estaci\u00f3n<\/a> \u00e9tait un <strong>projet de dette<\/strong> lanc\u00e9 en juin 2024 pour financer partiellement l\u2019acquisition d\u2019un terrain \u00e0 Colmenar Viejo, sur lequel doit \u00eatre d\u00e9velopp\u00e9e une promotion de <strong>45 maisons individuelles<\/strong>.<br>Ces habitations, toutes dot\u00e9es de <strong>4 chambres, 3 salles de bain, salon, salle \u00e0 manger, cuisine et d\u00e9barras<\/strong>, sont r\u00e9parties sur deux \u00e9tages et disposent de <strong>jardins priv\u00e9s \u00e0 l\u2019avant et \u00e0 l\u2019arri\u00e8re<\/strong>. Elles b\u00e9n\u00e9ficient \u00e9galement d\u2019un <strong>acc\u00e8s \u00e0 une piscine commune et \u00e0 de vastes espaces verts<\/strong>, ce qui rendait la promotion particuli\u00e8rement attractive pour les familles.<\/p>\n\n\n\n<p>Le terrain est situ\u00e9 dans le sud de la commune, <strong>\u00e0 c\u00f4t\u00e9 de la gare<\/strong> et \u00e0 seulement un kilom\u00e8tre du centre-ville, dans un environnement dot\u00e9 d\u2019\u00e9coles, d\u2019h\u00f4pitaux, de supermarch\u00e9s et d\u2019installations sportives. Il s\u2019agit de l\u2019un des secteurs les plus recherch\u00e9s de Colmenar Viejo, gr\u00e2ce \u00e0 sa bonne connexion avec Madrid (\u00e0 20 km via la M-607) et \u00e0 sa proximit\u00e9 avec le <strong>Parc R\u00e9gional de la Haute Vall\u00e9e du Manzanares<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pr\u00eat relais avec garantie hypoth\u00e9caire<\/h2>\n\n\n\n<p>Pour r\u00e9aliser l\u2019acquisition du terrain, les investisseurs d\u2019Urbanitae ont accord\u00e9 un <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/05\/26\/pret-garanti-par-une-hypotheque-pourquoi-il-est-essentiel-dans-linvestissement-immobilier\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=pret&#038;utm_content=fr_inversion_inmobiliaria_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">pr\u00eat <\/a>relais de 4,19 millions d\u2019euros<\/strong>, avec une dur\u00e9e initiale de 12 mois et un taux d\u2019int\u00e9r\u00eat convenu de 11 %.<br>Ce pr\u00eat b\u00e9n\u00e9ficiait de plusieurs garanties :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Hypoth\u00e8que de premier rang<\/strong> sur l\u2019actif.<\/li>\n\n\n\n<li><strong>Nantissement des comptes bancaires<\/strong> de la soci\u00e9t\u00e9 propri\u00e9taire du terrain.<\/li>\n<\/ul>\n\n\n\n<p>Le plan d\u2019affaires pr\u00e9voyait qu\u2019une fois le permis de construire obtenu et <strong>70 % des logements vendus sur plan<\/strong>, le promoteur solliciterait un <strong>cr\u00e9dit promoteur bancaire<\/strong> pour refinancer la dette <a href=\"https:\/\/urbanitae.com\/es?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=urbanitae&amp;utm_content=es_devolucion_mirador_estacion&amp;utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=urbanitae&amp;utm_content=fr_inversion_inmobiliaria_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">d\u2019Urbanitae <\/a>et financer la construction.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Remboursement apr\u00e8s prolongation du pr\u00eat<\/h2>\n\n\n\n<p>\u00c0 l\u2019\u00e9ch\u00e9ance initiale, en juillet 2025, le permis de construire n\u2019avait pas encore \u00e9t\u00e9 d\u00e9livr\u00e9. Le promoteur a donc demand\u00e9 une <strong>prolongation de 6 mois<\/strong>, approuv\u00e9e par les investisseurs. En contrepartie, il a vers\u00e9 les int\u00e9r\u00eats correspondants \u00e0 la premi\u00e8re ann\u00e9e au moment de la signature de l\u2019avenant.<br>Finalement, en ao\u00fbt 2025, le permis a \u00e9t\u00e9 obtenu, permettant de conclure le financement bancaire et de <strong>rembourser le pr\u00eat d\u2019Urbanitae par anticipation<\/strong>, sans utiliser la totalit\u00e9 de la prolongation. Les investisseurs ont \u00e9galement per\u00e7u les int\u00e9r\u00eats correspondant \u00e0 la p\u00e9riode suppl\u00e9mentaire, du 8 juillet au 30 septembre, soit <strong>2,5 % du montant investi<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Un succ\u00e8s commercial<\/h2>\n\n\n\n<p>Un facteur cl\u00e9 de la solidit\u00e9 du projet a \u00e9t\u00e9 son <strong>excellente r\u00e9ception sur le march\u00e9<\/strong> : les <strong>45 logements pr\u00e9vus ont \u00e9t\u00e9 vendus en totalit\u00e9<\/strong> pendant la phase de traitement du permis, renfor\u00e7ant ainsi la position du promoteur vis-\u00e0-vis des banques.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Exemple de remboursement<\/h2>\n\n\n\n<p>Pour un investissement de 1 000 \u20ac :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Capital rembours\u00e9<\/strong> : 1 000 \u20ac<\/li>\n\n\n\n<li><strong>Int\u00e9r\u00eat brut<\/strong> : 135 \u20ac (11,04 % TRI \u2013 13,5 % CoC)<\/li>\n\n\n\n<li><strong>Retenue fiscale<\/strong> : 19 % sur les int\u00e9r\u00eats<\/li>\n\n\n\n<li><strong>Remboursement net<\/strong> : 1 020,30 \u20ac (apr\u00e8s imp\u00f4ts)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Un r\u00e9sultat conforme au plan<\/h2>\n\n\n\n<p>Le projet Mirador de la Estaci\u00f3n a \u00e9t\u00e9 con\u00e7u d\u00e8s le d\u00e9part comme un pr\u00eat relais \u00e0 court terme.
