Plus pr\u00e9cis\u00e9ment, nous avons atteint 105,1 millions d\u2019euros correspondant \u00e0 <strong>68 projets finalis\u00e9s avec succ\u00e8s<\/strong>.<\/p>\n\n\n\n<p>En mati\u00e8re d\u2019investissement, il n\u2019existe pas de meilleure mesure du succ\u00e8s que le rendement final obtenu. Dans l\u2019ensemble, nous parlons d\u2019un TRI sup\u00e9rieur \u00e0 12 %, en ligne avec la rentabilit\u00e9 cible fix\u00e9e pour l\u2019ensemble de notre portefeuille, qui combine des projets de plus-value et de dette. Il est important de pr\u00e9ciser que nous comptabilisons uniquement les remboursements de projets arriv\u00e9s \u00e0 terme, en excluant les remboursements partiels.<\/p>\n\n\n\n<p>Au total, plus de <strong>40 000 investisseurs<\/strong> ont r\u00e9cup\u00e9r\u00e9 leur capital avec <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/02\/11\/comment-savoir-quand-un-investissement-est-rentable-au-dela-des-commissions\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=rendement&#038;utm_content=fr_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">rendement<\/a> dans l\u2019un de nos projets cl\u00f4tur\u00e9s. Chaque projet rembours\u00e9 a impliqu\u00e9 en moyenne 600 investisseurs, et depuis notre cr\u00e9ation, nous avons d\u00e9j\u00e0 g\u00e9r\u00e9 plus de <strong>200 000 investissements<\/strong>.<\/p>\n\n\n\n<p>Cet accomplissement nous consolide comme l\u2019une des principales plateformes de financement participatif en Europe en mati\u00e8re de remboursements de capital.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Des rendements conformes aux pr\u00e9visions<\/h2>\n\n\n\n<p>Le <strong>rendement annuel moyen<\/strong> des projets rembours\u00e9s s\u2019\u00e9tablit \u00e0 <strong>12,2 %<\/strong>, en ligne avec le <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/05\/30\/que-sont-les-projets-avec-tri-preferentiel-chez-urbanitae\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=tri&#038;utm_content=fr_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">TRI<\/a> cible<\/strong> d\u00e9fini au lancement des investissements.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>61 % du capital rembours\u00e9<\/strong> provient de projets de <strong>dette<\/strong>, avec une dur\u00e9e moyenne de 13 mois.<\/li>\n\n\n\n<li>Les <strong>39 % restants<\/strong> proviennent d\u2019op\u00e9rations en <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/09\/06\/quels-types-de-projets-dequity-existent-chez-urbanitae\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=equity&#038;utm_content=fr_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">equity<\/a>, avec des dur\u00e9es plus longues, d\u2019environ 29 mois.<\/li>\n\n\n\n<li>Par ailleurs, nos projets de revenus locatifs \u2014bas\u00e9s sur des actifs en location tels que supermarch\u00e9s et librairies\u2014 ont restitu\u00e9 pr\u00e8s de 1 million d\u2019euros aux investisseurs, avec un rendement net annuel de 5,4 %, \u00e9galement en ligne avec les pr\u00e9visions.<\/li>\n<\/ul>\n\n\n\n<p>Pr\u00e8s de la moiti\u00e9 des projets rembours\u00e9s se situent dans la <strong>Communaut\u00e9 de Madrid<\/strong>, qui concentre plus de <strong>45 millions d\u2019euros<\/strong>. Viennent ensuite l\u2019<strong>Andalousie<\/strong>, avec 15,2 millions d\u2019euros sur 12 op\u00e9rations (principalement \u00e0 M\u00e1laga) ; les <strong>Bal\u00e9ares<\/strong>, avec plus de 14 millions sur cinq <a href=\"https:\/\/urbanitae.com\/fr\/projets?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=projets&amp;utm_content=fr_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">projets<\/a> ; et la <strong>Catalogne<\/strong>, avec 13,6 millions d\u2019euros restitu\u00e9s sur huit projets.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quand la r\u00e9alit\u00e9 d\u00e9passe le business plan<\/h2>\n\n\n\n<p>Tous les projets en equity n\u2019ont pas suivi le sc\u00e9nario pr\u00e9vu en termes de d\u00e9lais et de rentabilit\u00e9. La forte hausse des co\u00fbts de construction, les retards li\u00e9s \u00e0 la crise logistique mondiale post-Covid, l\u2019impact de la guerre en Ukraine sur des mati\u00e8res premi\u00e8res comme le carburant ou l\u2019aluminium, ainsi que la hausse des taux d\u2019int\u00e9r\u00eat, ont mis le secteur immobilier \u00e0 l\u2019\u00e9preuve.<\/p>\n\n\n\n<p>Comme l\u2019explique <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/09\/24\/il-ny-a-pas-de-bulle-immobiliere-mais-les-prix-ne-peuvent-pas-monter-eternellement\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=diego_bestard&#038;utm_content=fr_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">Diego Bestard<\/a>, CEO d\u2019Urbanitae : \u00ab Nous avons eu une g\u00e9n\u00e9ration de projets \u2014 notamment en 2021, 2022 et une partie de 2023 \u2014 qui ont \u00e9t\u00e9 lourdement p\u00e9nalis\u00e9s par des facteurs exceptionnels. Certains n\u2019ont pas atteint la rentabilit\u00e9 pr\u00e9vue et ont subi d\u2019importants retards. Mais l\u2019essentiel, c\u2019est que, malgr\u00e9 cette temp\u00eate parfaite de variables, <strong>nous n\u2019avons perdu de capital sur aucun projet<\/strong>. Si le pire sc\u00e9nario est de r\u00e9cup\u00e9rer son investissement, c\u2019est d\u00e9j\u00e0 une bonne nouvelle. Cela signifie que notre mod\u00e8le d\u2019analyse des risques fonctionne. \u00bb<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Urbanitae en chif<\/strong>f<strong>res<\/strong><\/h2>\n\n\n\n<p>Depuis 2019, nous avons financ\u00e9 des projets immobiliers pour plus de <strong>530 millions d\u2019euros<\/strong>, dont plus de 200 millions en 2024 seulement. Cela nous a permis de contribuer \u00e0 la construction de plus de <strong>7 100 logements<\/strong> entre l\u2019Espagne et le Portugal.<\/p>\n\n\n\n<p>Et ce n\u2019est qu\u2019un d\u00e9but : nous continuons \u00e0 travailler pour ouvrir de nouvelles opportunit\u00e9s d\u2019investissement permettant \u00e0 un nombre croissant de personnes <strong>d\u2019investir dans de grands projets
