D\u00e9sormais, il semble que cet \u00e9tat d\u2019euphorie li\u00e9 \u00e0 l\u2019investissement dans l\u2019immobilier de luxe madril\u00e8ne commence \u00e0 montrer des signes de mod\u00e9ration, ce qui pourrait annoncer un ralentissement par rapport \u00e0 la hausse des prix observ\u00e9e ces derni\u00e8res ann\u00e9es.<\/p>\n\n\n\n<p>Le secteur immobilier est devenu un refuge pour les grands patrimoines, qui y voient <strong>une garantie de s\u00e9curit\u00e9 et de protection face \u00e0 des ph\u00e9nom\u00e8nes tels que l\u2019inflation<\/strong>. Sa stabilit\u00e9 et sa rentabilit\u00e9 ont pouss\u00e9 les grandes fortunes \u00e0 investir dans le logement, et le luxe s\u2019est impos\u00e9 comme l\u2019un des territoires privil\u00e9gi\u00e9s pour canaliser ces investissements.<\/p>\n\n\n\n<p>Les donn\u00e9es du portail immobilier Evernest confirment cette hausse des prix enregistr\u00e9e <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/06\/09\/les-nouvelles-milles-dor-de-limmobilier-de-luxe-en-espagne\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=luxe&#038;utm_content=fr_lujo_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">sur le march\u00e9 de luxe \u00e0 Madrid<\/a>. En prenant pour exemple la zone la plus ch\u00e8re de la capitale, Recoletos, on observe l\u2019augmentation abrupte qu\u2019a connue ce type de logement : un appartement de 225 m\u00e8tres carr\u00e9s, qui se vendait 2,7 millions d\u2019euros il y a un an, co\u00fbte d\u00e9sormais 3,25 millions, soit une hausse de plus de 20 % en seulement douze mois. Dans des quartiers comme <strong>Jer\u00f3nimos, Almagro ou Castellana, il n\u2019existe d\u00e9j\u00e0 plus de biens en dessous de deux millions<\/strong>, tandis que dans d\u2019autres zones comme <strong>El Viso ou Lista, les prix descendent rarement sous le million d\u2019euros<\/strong>. L\u2019offre reste limit\u00e9e et l\u2019exclusivit\u00e9 maintient les prix \u00e0 des niveaux \u00e9lev\u00e9s.<\/p>\n\n\n\n<p>Sergio Arana, responsable Real Estate chez Urbanitae, explique : \u00ab M\u00eame si nous connaissons depuis 10 ans des hausses constantes et sup\u00e9rieures \u00e0 la moyenne nationale, Madrid reste encore tr\u00e8s \u00e9loign\u00e9e des prix des grandes capitales europ\u00e9ennes. Il est normal d\u2019atteindre une stabilit\u00e9 apr\u00e8s des ann\u00e9es de forte croissance. R\u00e9cemment, nous avons vu des promotions \u00e0 Madrid, notamment \u00e0 Salamanca et Chamber\u00ed, avec des prix d\u00e9passant 20.000 \u20ac\/m\u00b2. Je mise sur une phase de maturit\u00e9 : les hausses continueront, mais elles seront plus mod\u00e9r\u00e9es que celles v\u00e9cues durant la derni\u00e8re d\u00e9cennie. \u00bb<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Un effet d\u2019expansion vers d\u2019autres zones de la ville<\/h2>\n\n\n\n<p>Il est vrai que, traditionnellement, ces localisations de la capitale ont toujours \u00e9t\u00e9 associ\u00e9es au luxe. Ce qui frappe dans la situation actuelle, ce n\u2019est pas que les quartiers les plus chers restent les plus chers, mais bien <strong>l\u2019effet d\u2019\u201cexpansion\u201d du luxe vers d\u2019autres zones de la ville<\/strong> qui occupaient historiquement une place secondaire. En r\u00e9alit\u00e9, selon les donn\u00e9es d\u2019Evernest, <strong>les hausses les plus spectaculaires ne se sont pas produites l\u00e0 o\u00f9 r\u00e9side la \u201cbeautiful people\u201d madril\u00e8ne<\/strong>, mais dans des quartiers comme Pac\u00edfico, Ciudad Jard\u00edn ou Adelfas. Pac\u00edfico illustre bien cette \u00e9volution : en un an \u00e0 peine, le prix moyen au m\u00e8tre carr\u00e9 est pass\u00e9 de 4.976 \u00e0 6.188 euros, soit une hausse de 32 %.<\/p>\n\n\n\n<p>Cette dynamique transforme la perception de ces quartiers, devenus une alternative viable pour ceux qui souhaitent rester proches du centre sans payer les prix exorbitants de l\u2019axe Salamanca-Chamber\u00ed. Les chiffres refl\u00e8tent pr\u00e9cis\u00e9ment ce ph\u00e9nom\u00e8ne de contagion : la pression de la demande dans les quartiers prime repousse les acheteurs vers des zones limitrophes, revalorisant des enclaves consid\u00e9r\u00e9es, il y a encore peu, comme de second rang sur la carte du luxe madril\u00e8ne.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le march\u00e9 immobilier de luxe, dans une nouvelle phase<\/h2>\n\n\n\n<p>Les donn\u00e9es des derniers mois mettent clairement en \u00e9vidence un double sch\u00e9ma : un ralentissement de la croissance dans les quartiers les plus chers et une envol\u00e9e des prix dans des zones de second niveau. <strong>La conclusion est que la carte du luxe \u00e0 Madrid ne se limite plus \u00e0 cinq ou six quartiers tr\u00e8s sp\u00e9cifiques, mais que pratiquement tout le centre<\/strong> de la capitale est d\u00e9sormais consid\u00e9r\u00e9 comme territoire du logement de luxe.<\/p>\n\n\n\n<p>Comment interpr\u00e9ter ce contexte de march\u00e9 ? D\u2019un c\u00f4t\u00e9, on observe <strong>une phase de maturation<\/strong>. Il ne s\u2019agit pas forc\u00e9ment d\u2019un recul des prix, mais d\u2019un ajustement vers une croissance plus mod\u00e9r\u00e9e. Le comportement des investisseurs traduit une demande plus rationnelle et le risque de bulle s\u2019att\u00e9nue, \u00e0 condition que ce ph\u00e9nom\u00e8ne reste sous contr\u00f4le. La cl\u00e9 r\u00e9sidera dans la capacit\u00e9 de Madrid \u00e0 maintenir son attractivit\u00e9 en tant que capitale mondiale et \u00e0 satisfaire la demande de logements exclusifs capables de renforcer le segment prime.<\/p>\n\n\n\n<p>Du point de vue de l\u2019investissement, Arana estime que \u00ab dans le contexte actuel du march\u00e9, il existe des opportunit\u00e9s int\u00e9ressantes dans les actifs non r\u00e9sidentiels (h\u00f4tels, locaux), o\u00f9 l\u2019activit\u00e9 reste intense. En r\u00e9sidentiel, certains quartiers de la deuxi\u00e8me couronne, comme Prosperidad ou Retiro, gagnent du terrain. \u00bb<\/p>\n\n\n\n<p>L\u2019approche de l\u2019investissement immobilier de luxe ne cesse de cro\u00eetre et plusieurs alternatives existent d\u00e9sormais pour acc\u00e9der \u00e0 ce march\u00e9.
