{"id":69374,"date":"2025-09-12T08:45:00","date_gmt":"2025-09-12T06:45:00","guid":{"rendered":"https:\/\/blog.urbanitae.com\/?p=69374"},"modified":"2025-09-11T18:48:34","modified_gmt":"2025-09-11T16:48:34","slug":"logement-locatif-prix-rentabilite-et-opportunites","status":"publish","type":"post","link":"https:\/\/blog.urbanitae.com\/fr\/2025\/09\/12\/logement-locatif-prix-rentabilite-et-opportunites\/","title":{"rendered":"Logement locatif : prix, rentabilit\u00e9 et opportunit\u00e9s"},"content":{"rendered":"\n<p>Le march\u00e9 locatif r\u00e9sidentiel en Espagne traverse un <strong>moment de forte activit\u00e9<\/strong>, marqu\u00e9 par des hausses annuelles des loyers, une rentabilit\u00e9 stable \u2013 quoique in\u00e9gale selon les r\u00e9gions \u2013 et une position de premier plan dans l\u2019investissement en actifs r\u00e9sidentiels.<\/p>\n\n\n\n<p>Le mois d\u2019<strong>ao\u00fbt s\u2019est cl\u00f4tur\u00e9 avec une hausse annuelle de 10,5 %<\/strong> du prix des loyers, <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2025\/09\/01\/858021-el-precio-del-alquiler-sube-un-10-5-anual-en-agosto-asi-esta-en-tu-ciudad\" target=\"_blank\" rel=\"noreferrer noopener\">selon les derni\u00e8res donn\u00e9es d\u2019Idealista<\/a>. Cette donn\u00e9e confirme \u00e9galement la stabilit\u00e9 des prix au cours des trois derniers mois, avec une l\u00e9g\u00e8re baisse de 0,4 % par rapport \u00e0 juillet.<\/p>\n\n\n\n<p>Au total, <strong>47 capitales espagnoles ont enregistr\u00e9 des prix plus \u00e9lev\u00e9s<\/strong> qu\u2019il y a un an. La plus forte hausse a \u00e9t\u00e9 observ\u00e9e \u00e0 S\u00e9govie (+19,6 %), suivie de Teruel (+18,9 %), Zamora (+18,8 %), Ourense (+15,8 %) et Le\u00f3n (+15,6 %). Seules Soria (-0,3 %) et Cuenca (-0,1 %) ont \u00e9chapp\u00e9 \u00e0 cette tendance.<\/p>\n\n\n\n<p>En termes absolus, la plateforme indique que <strong>Barcelone reste la ville la plus ch\u00e8re pour louer un logement<\/strong> (23,1 \u20ac\/m\u00b2), devant Madrid (22,2 \u20ac\/m\u00b2) et Saint-S\u00e9bastien (18,4 \u20ac\/m\u00b2). Suivent Palma (18 \u20ac\/m\u00b2), Malaga (15,5 \u20ac\/m\u00b2), Valence (15,3 \u20ac\/m\u00b2) et Bilbao (15 \u20ac\/m\u00b2).<\/p>\n\n\n\n<p>Le march\u00e9 des <strong>chambres en colocation<\/strong> affiche lui aussi une <strong>\u00e9volution \u00e0 la hausse<\/strong>. L\u2019offre a progress\u00e9 de 24 % en glissement annuel au deuxi\u00e8me trimestre. Toutefois, la demande est rest\u00e9e stable et le nombre d\u2019int\u00e9ress\u00e9s par annonce a recul\u00e9 de 2 %. Cet \u00e9quilibre a <strong>limit\u00e9 la hausse des prix<\/strong>, qui se situe \u00e0 5 % par an, atteignant une moyenne de 420 euros mensuels, selon Idealista. Dans ce segment, Barcelone arrive de nouveau en t\u00eate avec 570 euros par mois, suivie de Madrid (527 \u20ac) et Saint-S\u00e9bastien (475 \u20ac).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rentabilit\u00e9 du logement locatif<\/h2>\n\n\n\n<p>Le logement locatif conserve son attractivit\u00e9 en tant qu\u2019actif d\u2019investissement. Selon le rapport <em><a href=\"https:\/\/www.fotocasa.es\/fotocasa-life\/compraventa\/rentabilidad-de-la-vivienda-en-espana-en-el-segundo-trimestre-del-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">La rentabilit\u00e9 du logement en Espagne en 2025<\/a><\/em> de Fotocasa, <strong>la rentabilit\u00e9 moyenne s\u2019\u00e9l\u00e8ve \u00e0 6,5 % au deuxi\u00e8me trimestre<\/strong>, identique \u00e0 celle enregistr\u00e9e en 2023 et 2024. Elle repr\u00e9sente toutefois une l\u00e9g\u00e8re baisse par rapport \u00e0 2020, o\u00f9 elle atteignait 6,9 %.<\/p>\n\n\n\n<p>Ce niveau de rentabilit\u00e9 se maintient au-dessus de 6 % pour la huiti\u00e8me ann\u00e9e cons\u00e9cutive, bien qu\u2019avec un \u00ab changement structurel notable \u00bb : les meilleures opportunit\u00e9s se trouvent d\u00e9sormais dans <strong>les zones p\u00e9riph\u00e9riques et les villes secondaires<\/strong>, o\u00f9 la demande de logements d\u00e9passe l\u2019offre et o\u00f9 les prix d\u2019achat n\u2019ont pas encore flamb\u00e9.<\/p>\n\n\n\n<p>Par communaut\u00e9 autonome, les rendements les plus \u00e9lev\u00e9s se concentrent en Castille-La Manche (7,9 %), Catalogne (7,8 %) et Cantabrie (7,3 %). D\u00e9passent \u00e9galement la moyenne nationale : Castille-et-Le\u00f3n, Aragon, Murcie, Communaut\u00e9 valencienne et Estr\u00e9madure. En revanche, restent en dessous : Galice (6,3 %), Pays basque (5,7 %), Canaries (5,7 %), Andalousie (5,4 %), Madrid (5,4 %) et, en derni\u00e8re position, Bal\u00e9ares (4,3 %).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Int\u00e9r\u00eat des investisseurs pour le logement locatif<\/h2>\n\n\n\n<p>La location r\u00e9sidentielle s\u2019impose en outre comme l\u2019un des principaux moteurs de l\u2019investissement r\u00e9sidentiel en Espagne. Selon le cabinet <a href=\"https:\/\/www.colliers.com\/es-es\/research\/informe-residencial-fy-2024\" target=\"_blank\" rel=\"noreferrer noopener\">Colliers<\/a>, en 2024, les mod\u00e8les de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/06\/21\/investissement-dans-le-senior-living-le-nouveau-pari-de-limmobilier-espagnol\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=flex_living&#038;utm_content=fr_vivienda_alquiler\" target=\"_blank\" rel=\"noreferrer noopener\">flex living<\/a> et les r\u00e9sidences \u00e9tudiantes (PBSA, pour <em>Purpose-Built Student Accommodation<\/em>) ont concentr\u00e9 66 % du volume des transactions. Cette tendance se poursuit en 2025, avec une place particuli\u00e8re pour le segment du <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/01\/31\/lessor-des-residences-etudiantes-demande-rentabilite-et-avenir\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=etudiant&#038;utm_content=fr_vivienda_alquiler\" target=\"_blank\" rel=\"noreferrer noopener\">logement \u00e9tudiant<\/a><\/strong>, consid\u00e9r\u00e9 comme l\u2019un des <em>asset class<\/em> les plus attractifs en raison de sa r\u00e9silience et de sa capacit\u00e9 de croissance.<\/p>\n\n\n\n<p>Le march\u00e9 locatif r\u00e9sidentiel en Espagne traverse donc une phase de profonds changements, marqu\u00e9e par la hausse des prix, les \u00e9volutions r\u00e9glementaires, la consolidation de nouveaux mod\u00e8les de location et l\u2019\u00e9volution des pr\u00e9f\u00e9rences des locataires. La demande s\u2019oriente de plus en plus vers des logements avec des caract\u00e9ristiques sp\u00e9cifiques, comme des espaces ext\u00e9rieurs ou des contrats flexibles, tandis que l\u2019offre n\u2019\u00e9volue pas au m\u00eame rythme et g\u00e9n\u00e8re des tensions suppl\u00e9mentaires.
