Apr\u00e8s deux ann\u00e9es marqu\u00e9es par le durcissement des conditions financi\u00e8res, la <strong>stabilisation des taux d\u2019int\u00e9r\u00eat \u00e0 2 %<\/strong> par la Banque centrale europ\u00e9enne et la <strong>mod\u00e9ration de l\u2019inflation<\/strong> ont redonn\u00e9 de la certitude \u00e0 l\u2019ensemble de l\u2019\u00e9conomie, et ce regain de confiance s\u2019est fortement transmis au secteur r\u00e9sidentiel, o\u00f9 tant les m\u00e9nages que les investisseurs ont renforc\u00e9 leur pari sur le logement comme un <strong>actif s\u00fbr et rentable.<\/strong><\/p>\n\n\n\n<p>Dans ce contexte, l\u2019Espagne a r\u00e9ussi \u00e0 renforcer son attractivit\u00e9 en tant que <strong>destination d\u2019investissement<\/strong> et en tant que <strong>march\u00e9 cl\u00e9 au sein de l\u2019Europe<\/strong>, port\u00e9e par l\u2019am\u00e9lioration de la consommation, la reprise du tourisme et un march\u00e9 du travail qui, malgr\u00e9 les d\u00e9fis structurels encore pr\u00e9sents, a maintenu une dynamique positive. Selon les donn\u00e9es de Fotocasa, la <strong>demande r\u00e9sidentielle d\u00e9passe de 25 % l\u2019offre disponible<\/strong>, un \u00e9cart particuli\u00e8rement visible dans les grandes zones urbaines et dans les destinations les plus attractives sur le plan \u00e9conomique ou touristique. Ce d\u00e9ficit structurel de logements neufs, avec \u00e0 peine <strong>80 000 unit\u00e9s termin\u00e9es par an contre les 150 000 \u00e0 180 000 n\u00e9cessaires<\/strong> pour couvrir la croissance d\u00e9mographique et renouveler le parc existant, explique que les <strong>prix aient atteint des sommets historiques.<\/strong> En effet, le <strong>m\u00e8tre carr\u00e9 a atteint 2 251 euros au deuxi\u00e8me trimestre<\/strong>, selon le Coll\u00e8ge des registraires, tandis que le logement ancien a enregistr\u00e9 une <strong>hausse annuelle de 14,7 % en juillet<\/strong>, la plus marqu\u00e9e des cinq derni\u00e8res ann\u00e9es.<\/p>\n\n\n\n<p>Parall\u00e8lement, la location a consolid\u00e9 son r\u00f4le comme option r\u00e9sidentielle de plus en plus courante, notamment parmi les jeunes et les m\u00e9nages qui ne peuvent acc\u00e9der \u00e0 l\u2019achat. <strong>Un Espagnol sur quatre vit d\u00e9sormais en location<\/strong>, et la pression de la demande, combin\u00e9e \u00e0 la p\u00e9nurie d\u2019offre disponible, a fait grimper les loyers de <strong>pr\u00e8s de 10 % en seulement six mois<\/strong>, avec des hausses particuli\u00e8rement fortes \u00e0 Madrid, Barcelone et aux Bal\u00e9ares.
