Le financement s\u2019ouvrira le <strong>mercredi 10 septembre \u00e0 16h00 (UTC+2)<\/strong>, avec un ticket total de <strong>5 millions d\u2019euros<\/strong> et une dur\u00e9e estim\u00e9e de <strong>28 \u00e0 32 mois<\/strong>.<\/p>\n<p> <\/p>\n<p>Le <strong>mardi 9 septembre \u00e0 12h00 (UTC+2)<\/strong>, nous organiserons un <strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_vgM9ll1PRgiJvIMxMV0wEQ\" target=\"_blank\" rel=\"noreferrer noopener\">webinaire<\/a> avec le gestionnaire<\/strong>, o\u00f9 toutes les questions relatives au projet seront trait\u00e9es.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un emplacement strat\u00e9gique<\/h2>\n<p> <\/p>\n<p>L\u2019op\u00e9ration consiste en l\u2019achat d\u2019un terrain \u00e0 M\u00f3stoles, tout pr\u00e8s du campus de l\u2019<strong>Universit\u00e9 Rey Juan Carlos (URJC)<\/strong>, pour y d\u00e9velopper une <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/01\/31\/lessor-des-residences-etudiantes-demande-rentabilite-et-avenir\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=residence_etudiante&amp;utm_content=fr_proyecto_residencia_marte\" target=\"_blank\" rel=\"noreferrer noopener\">r\u00e9sidence \u00e9tudiante<\/a> de <strong>314 lits<\/strong> et la vendre ensuite cl\u00e9 en main \u00e0 un investisseur institutionnel.<\/p>\n<p> <\/p>\n<p>L\u2019actif comptera <strong>8 982 m\u00b2 en surface<\/strong> et de vastes espaces communs : salle de sport, piscine, terrasse, terrain de padel, salles d\u2019\u00e9tude et espaces sociaux. Il disposera \u00e9galement d\u2019un parking souterrain. La r\u00e9sidence sera situ\u00e9e \u00e0 seulement sept minutes \u00e0 pied du campus de l\u2019URJC \u2014 qui accueille environ 12 000 \u00e9tudiants par an \u2014 et \u00e0 proximit\u00e9 de l\u2019Universit\u00e9 Carlos III (UC3M), qui compte 8 000 \u00e9tudiants.<\/p>\n<p> <\/p>\n<p>Il s\u2019agit d\u2019un emplacement privil\u00e9gi\u00e9, avec des transports publics \u00e0 proximit\u00e9 (train de banlieue, m\u00e9tro et bus), un acc\u00e8s direct \u00e0 l\u2019autoroute A-5 et entour\u00e9 de services, dont un centre commercial. La <strong>demande \u00e9tudiante est \u00e9lev\u00e9e<\/strong>, mais il n\u2019existe actuellement aucune offre de r\u00e9sidences r\u00e9pondant aux besoins du campus de M\u00f3stoles.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Le gestionnaire : exp\u00e9rience et sp\u00e9cialisation<\/h2>\n<p> <\/p>\n<p>Le projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000391?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=residencia_marte_2&amp;utm_content=fr_proyecto_residencia_marte\" target=\"_blank\" rel=\"noreferrer noopener\">Residencia Marte<\/a> est promu par <strong>Nero Quality Consulting<\/strong>, une soci\u00e9t\u00e9 de gestion immobili\u00e8re bas\u00e9e \u00e0 Madrid, sp\u00e9cialis\u00e9e dans le d\u00e9veloppement de terrains et d\u2019actifs r\u00e9sidentiels, tant en build-to-sell qu\u2019en build-to-rent. Forte d\u2019une exp\u00e9rience dans des municipalit\u00e9s telles que Pozuelo, Coslada, Torrej\u00f3n, Fuenlabrada ou M\u00f3stoles, l\u2019entreprise se distingue par son focus sur des zones \u00e0 forte demande et \u00e0 potentiel de revalorisation.<\/p>\n<p> <\/p>\n<p>Dans cette op\u00e9ration, Nero QC est d\u00e9j\u00e0 en <strong>n\u00e9gociations avanc\u00e9es avec l\u2019acheteur final<\/strong> de la r\u00e9sidence, ce qui r\u00e9duit le risque commercial du projet.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">15 % de TRI pr\u00e9f\u00e9rentiel<\/h2>\n<p> <\/p>\n<p>Le capital des investisseurs d\u2019Urbanitae sera structur\u00e9 via une <strong>augmentation de capital<\/strong>. La contribution d\u2019Urbanitae sera de <strong>5 millions d\u2019euros<\/strong>, auxquels s\u2019ajoutent 2,8 millions d\u2019euros de co-investisseurs. Le gestionnaire, propri\u00e9taire actuel du terrain, atteindra jusqu\u2019\u00e0 20 % du capital social une fois atteints des jalons tels que l\u2019obtention du permis de construire, la signature du contrat de construction et la signature du contrat de vente avec l\u2019acheteur final.<\/p>\n<p> <\/p>\n<p>Un point cl\u00e9 est que les investisseurs d\u2019Urbanitae b\u00e9n\u00e9ficient d\u2019un <strong>retour pr\u00e9f\u00e9rentiel de 15 % de TRI annuel<\/strong> par rapport au gestionnaire.
