Selon le rapport <em><a href=\"https:\/\/www.jll.com\/en-uk\/insights\/market-perspectives\/europe-living?utm_source=chatgpt.com\" target=\"_blank\" rel=\"noreferrer noopener\">European Living Market Perspectives 2025<\/a><\/em> de la soci\u00e9t\u00e9 de conseil JLL, <strong>les actifs \u201cliving\u201d ont accapar\u00e9 la plus grande part des investissements<\/strong>, avec 26 %.<\/p>\n\n\n\n<p>Pour 2025, les experts anticipaient une <strong>reprise progressive de l\u2019investissement<\/strong>, fond\u00e9e sur une am\u00e9lioration attendue de l\u2019acc\u00e8s au financement et sur une augmentation de l\u2019offre. On pr\u00e9voyait \u00e9galement que le segment \u201cliving\u201d continuerait \u00e0 attirer les flux, la raret\u00e9 de l\u2019offre dans les segments en demande entra\u00eenant une hausse des investissements \u00e0 deux chiffres.<\/p>\n\n\n\n<p>Les premiers mois de l\u2019ann\u00e9e ont confirm\u00e9 ces pr\u00e9visions, comme l\u2019indique le rapport <a href=\"https:\/\/www.savills.com\/research_articles\/255800\/379098-0\" target=\"_blank\" rel=\"noreferrer noopener\"><em>European Investment \u2013 Q2 2025<\/em> <\/a>de Savills. <strong>L\u2019investissement immobilier<\/strong> europ\u00e9en a continu\u00e9 de d\u00e9montrer <strong>sa r\u00e9silience en ce d\u00e9but d\u2019ann\u00e9e<\/strong>. Au deuxi\u00e8me trimestre 2025, le volume des transactions a atteint pr\u00e8s de 50 milliards d\u2019euros, soit une hausse annuelle de 8 %. Cette progression s\u2019ajoute \u00e0 l\u2019augmentation de 13 % enregistr\u00e9e au <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/04\/16\/linvestissement-immobilier-en-europe-augmente-de-28\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=premier&#038;utm_content=fr_inversion_inmobiliaria_europa\" target=\"_blank\" rel=\"noreferrer noopener\">premier trimestre<\/a> et porte le total du premier semestre \u00e0 pr\u00e8s de <strong>95 milliards d\u2019euros<\/strong>, affichant un <strong>accroissement annuel de pr\u00e8s de 11 %<\/strong>.<\/p>\n\n\n\n<p>Bien que le d\u00e9but du deuxi\u00e8me trimestre ait \u00e9t\u00e9 marqu\u00e9 par un net ralentissement de l\u2019activit\u00e9 en raison des tensions commerciales avec les \u00c9tats-Unis, les accords tarifaires conclus par le pr\u00e9sident Donald Trump ont permis une reprise progressive. Depuis, plusieurs grandes transactions et portefeuilles sont arriv\u00e9s sur le march\u00e9, renfor\u00e7ant la confiance. Parmi elles figurent le vaste portefeuille d\u2019actifs de sant\u00e9 d\u2019Assura au Royaume-Uni, qui sera acquis au troisi\u00e8me trimestre par KKR et Stonepeak pour 1,7 milliard de livres, ainsi que le Centre Trocad\u00e9ro \u00e0 Paris, c\u00e9d\u00e9 par Union Investment pour environ 700 millions d\u2019euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le \u201cliving\u201d \u00e9tudiant, au c\u0153ur des investissements<\/h2>\n\n\n\n<p>Parmi les diff\u00e9rentes typologies d\u2019actifs, <strong>le logement \u00e9tudiant<\/strong> (PBSA) <strong>se distingue partout en Europe<\/strong>. Le secteur continue de b\u00e9n\u00e9ficier d\u2019une forte demande et de l\u2019int\u00e9r\u00eat des investisseurs.<\/p>\n\n\n\n<p>De leur c\u00f4t\u00e9, <strong>les actifs commerciaux et h\u00f4teliers d\u00e9passent les attentes initiales<\/strong>. Les centres commerciaux et supermarch\u00e9s affichent de solides performances dans des pays comme l\u2019Espagne, les Pays-Bas et la Hongrie. Les <strong>h\u00f4tels<\/strong> suscitent eux aussi <strong>l\u2019int\u00e9r\u00eat des investisseurs<\/strong>, port\u00e9s par la reprise du tourisme et la confiance \u00e0 long terme dans les voyages de loisirs. L\u2019<strong>attrait de la logistique<\/strong> demeure, mais devient <strong>de plus en plus s\u00e9lectif<\/strong> : les localisations centrales avec des loyers \u00e0 long terme et des locataires de grande qualit\u00e9 sont privil\u00e9gi\u00e9es par le capital. Dans le segment des <strong>bureaux<\/strong>, certaines op\u00e9rations notables et l\u2019int\u00e9r\u00eat croissant pour les strat\u00e9gies \u00e0 valeur ajout\u00e9e t\u00e9moignent d\u2019une <strong>timide reprise<\/strong>, concentr\u00e9e dans les emplacements centraux et strat\u00e9giques.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Perspectives de cl\u00f4ture 2025<\/h2>\n\n\n\n<p>Les perspectives du march\u00e9 europ\u00e9en de l\u2019investissement pour le second semestre 2025 sont <strong>positives, mais prudentes<\/strong>. Malgr\u00e9 le contexte g\u00e9opolitique et les r\u00e9sultats mitig\u00e9s du deuxi\u00e8me trimestre, la plupart des pays europ\u00e9ens s\u2019attendent \u00e0 un second semestre plus solide, avec une reprise progressive de l\u2019activit\u00e9.<\/p>\n\n\n\n<p>Savills estime que le volume total des investissements pourrait atteindre <strong>222 milliards d\u2019euros d\u2019ici la fin de l\u2019ann\u00e9e<\/strong>, ce qui repr\u00e9senterait une hausse annuelle de 12 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Consolidation et croissance dans le sud de l\u2019Europe<\/h2>\n\n\n\n<p>Dans le sud de l\u2019Europe \u2013 Italie, Espagne et Portugal \u2013 <a href=\"https:\/\/www.cushmanwakefield.com\/es-es\/spain\/insights\/southern-europe-investment-market-overview\" target=\"_blank\" rel=\"noreferrer noopener\">Cushman &amp; Wakefield<\/a> souligne la \u201cr\u00e9silience et la forte capacit\u00e9 d\u2019attraction des capitaux\u201d. <strong>r\u00e9sidentiel<\/strong> demeure un actif phare de l\u2019investissement, tandis que les secteurs <strong>logistique et industriel<\/strong> affichent des signes positifs, bien que toujours affect\u00e9s par des contraintes d\u2019offre.<\/p>\n\n\n\n<p>Pour Cushman &amp; Wakefield, l\u2019am\u00e9lioration des conditions de financement vient renforcer ces facteurs, montrant que \u201cl\u2019Europe traverse une p\u00e9riode de <strong>consolidation et de croissance<\/strong>, avec un march\u00e9 de plus en plus <strong>m\u00fbr, diversifi\u00e9 et orient\u00e9 vers
