Ce type d\u2019op\u00e9rations repr\u00e9sente actuellement <strong>6 % du total des hypoth\u00e8ques demand\u00e9es<\/strong> au cours de l\u2019ann\u00e9e. Selon un communiqu\u00e9 de presse de <strong>Gibobs.com<\/strong>, relay\u00e9 par Infobae, <a href=\"https:\/\/www.infobae.com\/espana\/2025\/06\/24\/la-segunda-residencia-gana-terreno-en-espana-el-numero-de-hipotecas-solicitadas-para-su-compra-aumenta-un-20-en-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">on observe une augmentation de <strong>20 % par rapport \u00e0 la m\u00eame p\u00e9riode de 2024<\/strong>.<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Zones les plus dynamiques<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/07\/14\/les-plus-belles-plages-despagne-pour-investir-dans-limmobilier\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=cotieres&#038;utm_content=fr_segunda_residencia\" target=\"_blank\" rel=\"noreferrer noopener\">Les zones c\u00f4ti\u00e8res<\/a>, tant pour leur profil touristique que pour leur potentiel d\u2019investissement, sont celles qui dynamisent le plus les ventes. <strong>Trois r\u00e9gions concentrent la moiti\u00e9 du total des transactions<\/strong> : la <strong>Communaut\u00e9 valencienne<\/strong> avec 22 %, l\u2019<strong>Andalousie<\/strong> avec 18 % et la <strong>Catalogne<\/strong> avec 13 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Davantage de propri\u00e9taires avec plus d\u2019un bien immobilier<\/h2>\n\n\n\n<p>Les donn\u00e9es fournies par l\u2019INE confirment cette croissance du nombre de transactions. Selon l\u2019organisme, <strong>le pourcentage d\u2019Espagnols poss\u00e9dant plus d\u2019une propri\u00e9t\u00e9 atteint 15,5 %<\/strong>. Cette tendance s\u2019accentue dans les grandes villes de plus de 500 000 habitants, o\u00f9 le pourcentage grimpe \u00e0 pr\u00e8s de 25 %.<\/p>\n\n\n\n<p>Pour Jorge Gonz\u00e1lez-Iglesias, PDG de Gibobs.com, cette croissance refl\u00e8te un changement dans les priorit\u00e9s des acheteurs, de plus en plus int\u00e9ress\u00e9s par la diversification de leur patrimoine et par l\u2019am\u00e9lioration de leur qualit\u00e9 de vie.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Prix et options de financement<\/h2>\n\n\n\n<p>Gibobs rapporte \u00e9galement une augmentation de la valeur moyenne des r\u00e9sidences secondaires en 2025. Concr\u00e8tement, le prix a augment\u00e9 de <strong>3,4 %<\/strong>, passant de <strong>167 456 \u20ac \u00e0 173 178 \u20ac<\/strong> cette ann\u00e9e. Par ailleurs, il indique que, sur la valeur totale de la propri\u00e9t\u00e9, la part financ\u00e9e par les acheteurs \u00e9quivaut \u00e0 <strong>74 %<\/strong>, soit <strong>115 969 \u20ac<\/strong>. Cette proportion est inf\u00e9rieure \u00e0 celle observ\u00e9e pour l\u2019acquisition d\u2019une r\u00e9sidence principale, o\u00f9 le financement atteint g\u00e9n\u00e9ralement <strong>80 %<\/strong>.<\/p>\n\n\n\n<p>L\u2019un des principaux attraits actuels pour les acheteurs r\u00e9side dans l\u2019\u00e9volution des taux d\u2019int\u00e9r\u00eat, qui poursuivent leur baisse constante. Il est actuellement possible de souscrire une hypoth\u00e8que en dessous de <strong>2 % TIN<\/strong>.<\/p>\n\n\n\n<p>Cependant, l\u2019achat d\u2019une r\u00e9sidence secondaire implique des conditions de financement plus strictes que pour une r\u00e9sidence principale. Le niveau de financement tend \u00e0 \u00eatre plus faible, ce qui rend essentiel de bien conna\u00eetre en d\u00e9tail toutes les exigences li\u00e9es \u00e0 ces produits financiers avant de lancer le processus.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Profil des nouveaux acheteurs<\/h2>\n\n\n\n<p>Selon une enqu\u00eate men\u00e9e aupr\u00e8s de plus de 3 000 personnes, publi\u00e9e dans le <a href=\"https:\/\/research.fotocasa.es\/perfil-del-comprador-de-segunda-residencia-en-2025-2\/\" target=\"_blank\" rel=\"noreferrer noopener\">rapport <strong>Fotocasa Research<\/strong><\/a>, ceux qui recherchent une r\u00e9sidence secondaire pr\u00e9sentent un profil \u00e9quilibr\u00e9 entre hommes et femmes, avec un \u00e2ge moyen de <strong>42 ans<\/strong>. Sur le plan socio\u00e9conomique, le profil des <strong>classes sup\u00e9rieures et moyennes-sup\u00e9rieures (60 %)<\/strong> domine largement, tandis que les classes inf\u00e9rieures ne d\u00e9passent pas les <strong>20 %<\/strong>. En outre, on observe une <strong>hausse de la demande en provenance de la Communaut\u00e9 de Madrid (24 %)<\/strong> et de l\u2019<strong>Andalousie (19 %)<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Acheter ou louer ?<\/h2>\n\n\n\n<p>Le portail immobilier souligne \u00e9galement la n\u00e9cessit\u00e9 de distinguer entre ceux qui ach\u00e8tent et ceux qui pr\u00e9f\u00e8rent louer. Comme l\u2019a affirm\u00e9 Mar\u00eda Matos, directrice des \u00c9tudes et porte-parole de Fotocasa : \u00ab Deux r\u00e9alit\u00e9s distinctes coexistent au sein du march\u00e9 de la r\u00e9sidence secondaire. \u00bb Elle ajoute : \u00ab L\u2019\u00e9cart entre ceux qui souhaitent acheter et ceux qui pr\u00e9f\u00e8rent louer se r\u00e9duit de plus en plus, ce qui refl\u00e8te une diversification croissante des modes d\u2019acc\u00e8s au logement. \u00bb<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Investissement avec rendement<\/h2>\n\n\n\n<p>Dans cette m\u00eame logique, le <strong>VI Barom\u00e8tre des Hypoth\u00e8ques<\/strong> \u00e9labor\u00e9 par<a href=\"https:\/\/www.asufin.com\/barometro-hipotecas-tension-mercado-precios\/\" target=\"_blank\" rel=\"noreferrer noopener\"> l\u2019Association des Usagers Financiers (ASUFIN)<\/a> indique que <strong>56 % de ceux qui demandent une hypoth\u00e8que pour une r\u00e9sidence secondaire le font avec l\u2019intention de la louer ou de la revendre<\/strong>.
