Au total, 4,4 millions d\u2019euros ont \u00e9t\u00e9 vers\u00e9s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sultats du projet<\/h2>\n\n\n\n<p>Voici les chiffres cl\u00e9s de la cl\u00f4ture du projet :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Dur\u00e9e estim\u00e9e<\/strong> : 18 mois<\/li>\n\n\n\n<li><strong>Dur\u00e9e finale<\/strong> : 15 mois<\/li>\n\n\n\n<li><strong>CoC estim\u00e9<\/strong> : 15,75 %<\/li>\n\n\n\n<li><strong>CoC final<\/strong> : 13,9 %<\/li>\n\n\n\n<li><strong>TRI estim\u00e9e<\/strong> : 10,5 %<\/li>\n\n\n\n<li><strong>TRI finale<\/strong> : 10,3 %<\/li>\n<\/ul>\n\n\n\n<p>Comme expliqu\u00e9 dans la pr\u00e9sentation du projet, la dur\u00e9e de r\u00e9f\u00e9rence pour le calcul de la rentabilit\u00e9 estim\u00e9e \u00e9tait de 18 mois, puisque le contrat pr\u00e9voyait une p\u00e9riode initiale de 12 mois <strong>avec option de prolongation de 6 mois suppl\u00e9mentaires<\/strong>. Ainsi, m\u00eame si le projet s\u2019est cl\u00f4tur\u00e9 en 15 mois, cela ne repr\u00e9sente pas une am\u00e9lioration par rapport \u00e0 la pr\u00e9vision initiale.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En quoi consistait le projet ?<\/h2>\n\n\n\n<p>Le projet <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/03\/18\/nouvelle-opportunite-dinvestissement-a-malaga-avec-un-rendement-de-105\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=las_lagunas_de_mijas&#038;utm_content=fr_devolucion_lagunas_mijas\" target=\"_blank\" rel=\"noreferrer noopener\">Las Lagunas de Mijas<\/a><\/strong> consistait \u00e0 accorder un <strong>pr\u00eat au promoteur Nuovit<\/strong> afin de financer une partie de l\u2019acquisition du terrain et les d\u00e9penses li\u00e9es \u00e0 la gestion urbanistique dans l\u2019une des zones r\u00e9sidentielles les plus dynamiques de la Costa del Sol.<\/p>\n\n\n\n<p>L\u2019op\u00e9ration a \u00e9t\u00e9 con\u00e7ue comme une premi\u00e8re \u00e9tape vers le d\u00e9veloppement d\u2019un ensemble r\u00e9sidentiel dans un emplacement strat\u00e9gique, bien reli\u00e9 \u00e0 Malaga, Marbella et au reste du littoral. Dans ce type d\u2019op\u00e9rations de dette, les investisseurs d\u2019Urbanitae participent \u00e0 une phase pr\u00e9coce du projet, en assumant un risque limit\u00e9 gr\u00e2ce aux garanties mises en place.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Un pr\u00eat assorti de garanties<\/h2>\n\n\n\n<p>Les investisseurs b\u00e9n\u00e9ficiaient d\u2019une structure de s\u00e9curit\u00e9 solide :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Hypoth\u00e8que de premier rang<\/strong> sur l\u2019actif.<\/li>\n\n\n\n<li><strong>Nantissement des actions<\/strong> de la soci\u00e9t\u00e9 propri\u00e9taire du terrain.<\/li>\n\n\n\n<li><strong>Nantissement de contr\u00f4le<\/strong> sur les comptes bancaires de ladite soci\u00e9t\u00e9.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Malaga, moteur de l\u2019investissement<\/h2>\n\n\n\n<p>Il s\u2019agissait du <strong>deuxi\u00e8me projet d\u2019Urbanitae dans la commune de Mijas<\/strong>, o\u00f9 nous comptons d\u00e9sormais trois op\u00e9rations financ\u00e9es. La zone est l\u2019un des march\u00e9s immobiliers les plus actifs de la Costa del Sol, avec une forte demande de logements.<\/p>\n\n\n\n<p>Au total, rien que dans la <strong>province de <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13458344\/07\/25\/urbanitae-alcanza-2000-viviendas-financiadas-en-malaga-tras-captar-133-millones-en-seis-anos.html\" target=\"_blank\" rel=\"noreferrer noopener\">Malaga<\/a><\/strong>, Urbanitae a financ\u00e9 <strong>plus de 145 millions d\u2019euros dans plus de 50 op\u00e9rations<\/strong>, contribuant ainsi \u00e0 la r\u00e9alisation de <strong>plus de 2 100 logements<\/strong>.
