Dans ce contexte, on observe plusieurs changements de paradigme dans l\u2019investissement immobilier, notamment concernant l\u2019importance de la localisation. Si auparavant l\u2019emplacement d\u00e9terminait directement la <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/02\/11\/comment-savoir-quand-un-investissement-est-rentable-au-dela-des-commissions\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=rentabilite&#038;utm_content=fr_invertir_periferia\" target=\"_blank\" rel=\"noreferrer noopener\">rentabilit\u00e9<\/a>, la raret\u00e9 de l\u2019offre oblige aujourd\u2019hui \u00e0 explorer de nouvelles zones, faisant de la <strong>p\u00e9riph\u00e9rie des villes un nouvel atout<\/strong>.<\/p>\n\n\n\n<p>C\u2019est ce que confirme l\u2019Agence fiscale espagnole dans son dernier rapport <em><a href=\"https:\/\/sede.agenciatributaria.gob.es\/Sede\/estadisticas\/estadisticas-impuesto\/estadistica-declarantes-irpf\/metodologia.html\" target=\"_blank\" rel=\"noreferrer noopener\">Statistique des d\u00e9clarants IRPF<\/a><\/em> (2023), qui indique que le rendement brut est d\u00e9sormais nettement plus \u00e9lev\u00e9 en p\u00e9riph\u00e9rie qu\u2019au centre-ville, contrairement \u00e0 la tendance habituelle.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O\u00f9 en est le logement en tant qu\u2019investissement ?<\/h2>\n\n\n\n<p>En 2025, le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/05\/12\/logement-en-2025-hausse-des-prix-et-tensions-sur-le-marche-locatif\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=logement&#038;utm_content=fr_invertir_periferia\" target=\"_blank\" rel=\"noreferrer noopener\">logement<\/a> traverse une phase de complexit\u00e9 croissante. Il conserve son statut d\u2019actif refuge \u00e0 long terme, mais il devient de plus en plus <strong>difficile de trouver de bonnes opportunit\u00e9s<\/strong>. Dans les grandes villes, la p\u00e9nurie d\u2019offre a conduit de nombreuses communaut\u00e9s autonomes \u00e0 d\u00e9signer certaines zones comme <em>zones tendues<\/em>, ce qui a entra\u00een\u00e9 l\u2019adoption d\u2019une nouvelle loi sur le logement. Celle-ci pr\u00e9voit des avantages fiscaux pour les propri\u00e9taires bailleurs et impose un plafonnement des loyers dans les zones o\u00f9 ceux-ci se sont envol\u00e9s. R\u00e9cemment, la Galice, le Pays basque et la Navarre ont ajout\u00e9 <a href=\"https:\/\/www.boe.es\/diario_boe\/txt.php?id=BOE-A-2025-15728\" target=\"_blank\" rel=\"noreferrer noopener\">des communes \u00e0 cette liste<\/a>, portant \u00e0 301 le nombre de villes et villages class\u00e9s comme zones tendues depuis le d\u00e9but de l\u2019ann\u00e9e. Alors que dans ces villes les opportunit\u00e9s se rar\u00e9fient, elles <strong>se multiplient dans les zones \u00e9mergentes<\/strong>.<\/p>\n\n\n\n<p>Pendant des ann\u00e9es, la logique de l\u2019<a href=\"https:\/\/blog.urbanitae.com\/fr\/glossaire\/investisseur-immobilier\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=investissement_immobilier&#038;utm_content=fr_invertir_periferia\" target=\"_blank\" rel=\"noreferrer noopener\">investissement immobilier<\/a> \u00e9tait simple : plus l\u2019emplacement \u00e9tait central, plus la rentabilit\u00e9 \u00e9tait \u00e9lev\u00e9e. Autrement dit, les logements situ\u00e9s au c\u0153ur des villes \u00e9taient plus chers, mais aussi plus rentables. Mais tout n\u2019est pas si simple : si la demande y est structurellement forte, les prix d\u2019acc\u00e8s et la fiscalit\u00e9 y sont \u00e9galement plus \u00e9lev\u00e9s. Les zones p\u00e9riph\u00e9riques, au contraire, sont plus abordables, plus accessibles et b\u00e9n\u00e9ficient d\u2019une demande croissante.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ce que r\u00e9v\u00e8lent les donn\u00e9es de l\u2019IRPF<\/h2>\n\n\n\n<p>Le dernier rapport de l\u2019Agence fiscale conclut que la p\u00e9riph\u00e9rie offre un rendement brut sup\u00e9rieur. L\u2019explication tient au prix d\u2019achat : bien que les loyers y soient plus bas, le co\u00fbt d\u2019acquisition est nettement plus abordable qu\u2019au centre-ville, ce qui explique une marge b\u00e9n\u00e9ficiaire plus large. Et cette tendance ne concerne pas seulement les grandes m\u00e9tropoles : <strong>elle s\u2019\u00e9tend \u00e0 tout le territoire espagnol<\/strong>.<\/p>\n\n\n\n<p>Ainsi, les communes de plus de 20 000 habitants affichant les meilleurs rendements locatifs se trouvent toutes dans la Communaut\u00e9 valencienne : Elda (8,9 %), Novelda (8,9 %) et Alcoy (8,7 %). La m\u00eame tendance est observable dans les grandes villes comme Barcelone ou Madrid. Dans la capitale, par exemple, la rentabilit\u00e9 est plus \u00e9lev\u00e9e en p\u00e9riph\u00e9rie : Parla (7,3 %), Ciempozuelos (6,4 %) et Collado Villalba (6,4 %) dominent le classement. La pand\u00e9mie a provoqu\u00e9 des changements culturels ayant un impact direct sur le march\u00e9 immobilier. Par exemple, le t\u00e9l\u00e9travail s\u2019est g\u00e9n\u00e9ralis\u00e9 et de nombreuses entreprises n\u2019exigent plus que leurs employ\u00e9s soient pr\u00e9sents au bureau toute la semaine. Cette pression a entra\u00een\u00e9 le d\u00e9veloppement de nouvelles zones r\u00e9sidentielles en p\u00e9riph\u00e9rie, jouant le r\u00f4le de soupape face \u00e0 un march\u00e9 satur\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Cette tendance va-t-elle se poursuivre ?<\/h2>\n\n\n\n<p>Tout indique qu\u2019il ne s\u2019agit pas d\u2019un ph\u00e9nom\u00e8ne passager. En observant les tendances d\u00e9mographiques, il est probable qu\u2019il s\u2019accentue dans les prochaines ann\u00e9es. \u00c0 Madrid, par exemple, 2024 a marqu\u00e9 la premi\u00e8re fois o\u00f9 plus de la moiti\u00e9 des habitants de la r\u00e9gion ne vivent pas dans la capitale (51 %), selon l\u2019INE. Un signe r\u00e9v\u00e9lateur de ce que pourrait \u00eatre l\u2019expansion urbaine \u00e0 moyen terme.<\/p>\n\n\n\n<p>Pour les investisseurs immobiliers, cette nouvelle dynamique repr\u00e9sente une opportunit\u00e9 de diversifier leurs actifs en dehors des centres urbains.
