Tous les projets ne respectent pas les pr\u00e9visions initiales et, parfois, le r\u00e9sultat peut s\u2019en \u00e9loigner fortement. C\u2019est ce qui s\u2019est produit avec <strong><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000102?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0825&amp;utm_term=adaptis&amp;utm_content=fr_devolucion_adaptis\" target=\"_blank\" rel=\"noreferrer noopener\">Adaptis<\/a><\/strong>, une promotion de 20 maisons individuelles \u00e0 Valladolid lanc\u00e9e en 2021 et cl\u00f4tur\u00e9e en juillet 2025 avec un rendement final de 0 %.<\/p>\n\n\n\n<p>Bien qu\u2019il ne s\u2019agisse pas du d\u00e9nouement esp\u00e9r\u00e9 \u2013la pr\u00e9vision initiale annon\u00e7ait un rendement brut de 40 % et un TRI de 18 %\u2013, le projet apporte un enseignement essentiel : gr\u00e2ce \u00e0 la gestion constante d\u2019Urbanitae aux c\u00f4t\u00e9s du promoteur, il a \u00e9t\u00e9 possible de <strong>pr\u00e9server int\u00e9gralement <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/17\/comment-urbanitae-protege-largent-de-ses-investisseurs\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=le_capital&#038;utm_content=fr_devolucion_adaptis\" target=\"_blank\" rel=\"noreferrer noopener\">le capital des investisseurs<\/a><\/strong> et d\u2019\u00e9viter toute perte.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Que s\u2019est-il pass\u00e9 avec Adaptis ?<\/h2>\n\n\n\n<p>Le projet a d\u00e9but\u00e9 en 2021 avec un permis de construire valide et un calendrier pr\u00e9vu de 26 mois. Cependant, une s\u00e9rie d\u2019impr\u00e9vus survenus pendant son d\u00e9veloppement a doubl\u00e9 la dur\u00e9e, port\u00e9e \u00e0 53 mois :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Hausse des co\u00fbts et manque d\u2019approvisionnements<\/strong> : la pand\u00e9mie et la crise g\u00e9opolitique ont rench\u00e9ri les mat\u00e9riaux et provoqu\u00e9 des retards de livraison.<\/li>\n\n\n\n<li><strong>Changement d\u2019entreprise de construction<\/strong> : en 2022, l\u2019entrepreneur initial (CHR) a d\u00e9pos\u00e9 le bilan. Il a fallu relancer le chantier avec une nouvelle entreprise (ACR), ce qui a engendr\u00e9 des d\u00e9lais suppl\u00e9mentaires et des surco\u00fbts importants.<\/li>\n\n\n\n<li><strong>D\u00e9calage commercial<\/strong> : malgr\u00e9 les efforts marketing et la mise en place d\u2019un appartement t\u00e9moin, les ventes n\u2019ont pas progress\u00e9 au rythme attendu. En 2023, seules 23 des 33 maisons avaient \u00e9t\u00e9 r\u00e9serv\u00e9es, ce qui a oblig\u00e9 \u00e0 appliquer des remises lors des derni\u00e8res phases.<\/li>\n\n\n\n<li><strong>Augmentation des co\u00fbts financiers<\/strong> : la hausse des taux d\u2019int\u00e9r\u00eat et l\u2019allongement du calendrier ont accru les charges financi\u00e8res et de gestion.<\/li>\n<\/ul>\n\n\n\n<p>Au final, les revenus ont l\u00e9g\u00e8rement d\u00e9pass\u00e9 les pr\u00e9visions, mais les surco\u00fbts de construction, de financement et de commercialisation ont enti\u00e8rement absorb\u00e9 les marges. Cons\u00e9quence : un rendement final de 0 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">La gestion comme facteur diff\u00e9renciant<\/h2>\n\n\n\n<p>Dans des situations comme celle-ci, la priorit\u00e9 absolue d\u2019Urbanitae est <strong><a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/07\/04\/voici-comment-urbanitae-protege-votre-investissement-le-role-de-la-due-diligence\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=la_protection&#038;utm_content=fr_devolucion_adaptis\" target=\"_blank\" rel=\"noreferrer noopener\">la protection du capital<\/a> des investisseurs<\/strong>. Depuis la signature de la derni\u00e8re maison en mars 2025, toutes les n\u00e9gociations ont \u00e9t\u00e9 orient\u00e9es vers une liquidation dans des conditions raisonnables et vers l\u2019\u00e9vitement du risque que la soci\u00e9t\u00e9 ad hoc se retrouve bloqu\u00e9e avec des provisions de plus de 200 000 euros, ce qui aurait retard\u00e9 le remboursement de plusieurs ann\u00e9es.<\/p>\n\n\n\n<p>Le r\u00e9sultat n\u2019a pas \u00e9t\u00e9 celui attendu, mais il illustre l\u2019engagement d\u2019Urbanitae \u00e0 accompagner chaque projet du premier jour jusqu\u2019\u00e0 sa cl\u00f4ture finale, en cherchant toujours \u00e0 minimiser les risques et \u00e0 assurer la sortie la plus ordonn\u00e9e possible. Apr\u00e8s d\u2019innombrables d\u00e9marches, il a \u00e9t\u00e9 d\u00e9cid\u00e9 d\u2019opter pour une sortie sans b\u00e9n\u00e9fice \u2013certes\u2013, mais aussi <strong>sans risque<\/strong> pour les investisseurs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Enseignements pour l\u2019avenir<\/h2>\n\n\n\n<p>Adaptis illustre comment des facteurs externes \u2013pand\u00e9mie, crise des mat\u00e9riaux, inflation dans la construction\u2013 peuvent impacter m\u00eame des <a href=\"https:\/\/urbanitae.com\/fr\/projets?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0825&amp;utm_term=projets&amp;utm_content=fr_devolucion_adaptis\" target=\"_blank\" rel=\"noreferrer noopener\">projets<\/a> bien con\u00e7us.
