Ensemble, ces projets ont g\u00e9n\u00e9r\u00e9 des retours positifs pour nos investisseurs, d\u00e9montrant l\u2019efficacit\u00e9 de notre strat\u00e9gie et la valeur de notre rigoureuse s\u00e9lection d\u2019opportunit\u00e9s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sidentiel Arquer\u00edas&nbsp;: anticipation et efficacit\u00e9 \u00e0 Saragosse<\/h2>\n\n\n\n<p>Le projet R\u00e9sidentiel Arquer\u00edas, situ\u00e9 \u00e0 Saragosse, consistait en l\u2019octroi d\u2019un pr\u00eat promoteur pour le d\u00e9veloppement d\u2019un immeuble r\u00e9sidentiel. L\u2019estimation initiale pr\u00e9voyait une rentabilit\u00e9 totale de 22&nbsp;%, avec un TRI de 10,4&nbsp;% sur une p\u00e9riode de 24 mois.<\/p>\n\n\n\n<p>Finalement, le projet a d\u00e9pass\u00e9 les attentes en termes de d\u00e9lai, en <strong>remboursant le capital de mani\u00e8re anticip\u00e9e en seulement 17 mois<\/strong>, avec <strong>une rentabilit\u00e9 totale de 16,9&nbsp;% et un TRI obtenu de 10,7&nbsp;%<\/strong>. Ce r\u00e9sultat met en \u00e9vidence la capacit\u00e9 du gestionnaire \u00e0 anticiper les d\u00e9lais pr\u00e9vus et \u00e0 g\u00e9rer efficacement les financements re\u00e7us.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sidentiel Santa In\u00e9s&nbsp;: retour rapide et proche des pr\u00e9visions<\/h2>\n\n\n\n<p>Le projet R\u00e9sidentiel Santa In\u00e9s, situ\u00e9 \u00e0 Malaga, a \u00e9galement d\u00e9montr\u00e9 une excellente ex\u00e9cution. Le pr\u00eat promoteur destin\u00e9 \u00e0 financer cette op\u00e9ration immobili\u00e8re pr\u00e9voyait un d\u00e9lai de 14 mois et une rentabilit\u00e9 totale estim\u00e9e \u00e0 15,17&nbsp;%.<\/p>\n\n\n\n<p>Finalement, le gestionnaire a rembours\u00e9 le pr\u00eat de mani\u00e8re anticip\u00e9e, <strong>en seulement 13 mois<\/strong>, atteignant une <strong>rentabilit\u00e9 totale de 14,08&nbsp;%, tr\u00e8s proche de l\u2019estimation initiale, et un TRI de 12,95&nbsp;%, sup\u00e9rieur au TRI initialement pr\u00e9vu (12,86&nbsp;%)<\/strong>. Une gestion efficace qui a permis aux investisseurs d\u2019obtenir des rendements attractifs dans un d\u00e9lai inf\u00e9rieur \u00e0 celui pr\u00e9vu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Santa Hortensia 58&nbsp;: gestion active face aux impr\u00e9vus \u00e0 Madrid<\/h2>\n\n\n\n<p>Le projet Santa Hortensia 58, situ\u00e9 \u00e0 Madrid, \u00e9tait un projet de plus-value qui a n\u00e9cessit\u00e9 une gestion particuli\u00e8rement active en raison des impr\u00e9vus survenus pendant son ex\u00e9cution. Initialement pr\u00e9vu pour une dur\u00e9e de 20 mois, avec une rentabilit\u00e9 totale estim\u00e9e \u00e0 31,5&nbsp;% et un TRI de 17,9&nbsp;%, <strong>le projet s\u2019est finalement \u00e9tendu \u00e0 40 mois<\/strong>.<\/p>\n\n\n\n<p>Malgr\u00e9 l\u2019allongement du d\u00e9lai, d\u00fb principalement \u00e0 des retards d\u2019ordre urbanistique et administratif, <strong>le projet a atteint une rentabilit\u00e9 totale de 26,3&nbsp;%<\/strong>. Le TRI obtenu a \u00e9t\u00e9 de <strong>7,6&nbsp;%<\/strong>, un chiffre inf\u00e9rieur \u00e0 celui initialement pr\u00e9vu, mais qui souligne la protection du capital des investisseurs et la garantie d\u2019un retour positif, malgr\u00e9 un contexte difficile.<\/p>\n\n\n\n<p>Dans ce cas, Urbanitae cl\u00f4t trois projets en d\u00e9montrant sa capacit\u00e9 de gestion, sa r\u00e9activit\u00e9 et sa transparence, travaillant main dans la main avec le promoteur pour r\u00e9soudre les al\u00e9as et minimiser leur impact sur la rentabilit\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae cl\u00f4t trois projets&nbsp;: un engagement pour l\u2019am\u00e9lioration continue<\/h2>\n\n\n\n<p>Chaque projet financ\u00e9 par Urbanitae devient une opportunit\u00e9 d\u2019apprentissage pour affiner nos crit\u00e8res de s\u00e9lection et de gestion.
