Il s&#8217;agit d&#8217;un pr\u00eat de 3 005 000 euros destin\u00e9 \u00e0 refinancer un coliving de 27 chambres situ\u00e9 dans le quartier de Sants, \u00e0 Barcelone. Avec un taux d\u2019int\u00e9r\u00eat fixe de 10 % annuel et une dur\u00e9e initiale de 12 mois, cette opportunit\u00e9 est assortie d&#8217;une hypoth\u00e8que de premier rang et de garanties suppl\u00e9mentaires. <strong>Le ticket sera limit\u00e9 \u00e0 un maximum de 3 000 euros par investisseur.<\/strong><\/p>\n<p> <\/p>\n<p>Le mercredi 23 juillet \u00e0 12h00 (UTC+2), nous organiserons un nouveau <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_Cbq7NesnTDi2slTkn3BxUw\" target=\"_blank\" rel=\"noreferrer noopener\">webinaire<\/a> au cours duquel nous analyserons le projet avec Maximilian Beltrame, PDG de Bel Invest.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un coliving achev\u00e9, pr\u00eat \u00e0 entrer en exploitation<\/h2>\n<p> <\/p>\n<p>L&#8217;actif qui garantit ce pr\u00eat est un immeuble de six \u00e9tages et 1 360 m\u00b2, dont la construction s\u2019est r\u00e9cemment achev\u00e9e. La r\u00e9sidence accueillera <strong>27 chambres avec salle de bain et cuisine priv\u00e9es<\/strong>, ainsi que des espaces communs tels qu&#8217;une salle de sport, un espace de coworking, une terrasse chill-out, une cuisine commune et des espaces d&#8217;accueil.<\/p>\n<p> <\/p>\n<p>Situ\u00e9 au 77 de la rue Gav\u00e0, dans le quartier de Sants-Montju\u00efc, l\u2019immeuble est proche de la gare de Sants, du Palau Sant Jordi, de l\u2019Universit\u00e9 de Barcelone et d\u2019autres points cl\u00e9s de la ville. La zone est tr\u00e8s pris\u00e9e par les jeunes professionnels et les nomades digitaux \u00e0 la recherche de logements temporaires.<\/p>\n<p> <\/p>\n<p>Actuellement, <strong>le projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000384?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=sants_1&amp;utm_content=fr_proyecto_sants\" target=\"_blank\" rel=\"noreferrer noopener\">Sants<\/a> dispose du certificat final de travaux et est en cours de demande du permis de premi\u00e8re occupation, pr\u00e9vu pour octobre 2025.<\/strong> L&#8217;ouverture de la r\u00e9sidence est pr\u00e9vue pour le premier trimestre 2026.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Un op\u00e9rateur exp\u00e9riment\u00e9 : BelVillage<\/h2>\n<p> <\/p>\n<p>Le projet est g\u00e9r\u00e9 par BelVillage, op\u00e9rateur international de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/12\/27\/flex-living-la-tendance-du-logement-flexible-progresse-en-espagne\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=coliving&amp;utm_content=fr_proyecto_sants\" target=\"_blank\" rel=\"noreferrer noopener\">coliving<\/a> avec des actifs \u00e0 Barcelone, Berlin et en Italie, appartenant au groupe immobilier Bel Invest. En Espagne, BelVillage <strong>g\u00e8re deux r\u00e9sidences de coliving \u00e0 Barcelone<\/strong> \u2014 Diputaci\u00f3 et Aurora \u2014 et le projet de Sants sera sa troisi\u00e8me ouverture dans la ville.<\/p>\n<p> <\/p>\n<p>L\u2019entreprise propose une gestion centralis\u00e9e bas\u00e9e sur la technologie et l&#8217;efficacit\u00e9 op\u00e9rationnelle, ce qui lui permet d\u2019optimiser les co\u00fbts et d\u2019offrir une exp\u00e9rience de qualit\u00e9 \u00e0 ses r\u00e9sidents. L\u2019immeuble a \u00e9t\u00e9 acquis en 2015 et les travaux ont commenc\u00e9 en 2023, apr\u00e8s la consolidation d\u2019autres projets de son portefeuille.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Structure et garanties de l\u2019op\u00e9ration<\/h2>\n<p> <\/p>\n<p>Les investisseurs d\u2019Urbanitae accorderont un pr\u00eat hypoth\u00e9caire de premier rang \u00e0 Barcelona Smart Invest S.L. pour un montant total pouvant atteindre 3 005 000 euros. Le capital servira \u00e0 <strong>refinancer le pr\u00eat promoteur pr\u00e9c\u00e9dent<\/strong> et \u00e0 finaliser l\u2019ameublement et l\u2019\u00e9quipement de l\u2019immeuble.<\/p>\n<p> <\/p>\n<p>Le pr\u00eat pr\u00e9sente un <strong>taux d\u2019int\u00e9r\u00eat fixe de 10 % annuel et une dur\u00e9e initiale de 12 mois<\/strong>, avec deux prolongations possibles de six mois chacune.
