Cette fois, nous nous rendons au nord de Madrid, \u00e0 El Molar, pour participer au d\u00e9veloppement d\u2019une promotion de <strong>68 logements collectifs<\/strong> dans un secteur en pleine expansion et tr\u00e8s recherch\u00e9. Le financement du projet <em><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000382?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=residencial_la_mola_1&amp;utm_content=fr_proyecto_residencial_la_mola\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial La Mola<\/a><\/em> sera <strong>ouvert \u00e0 l\u2019investissement le vendredi 18 juillet \u00e0 12h (UTC+2).<\/strong><\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Du logement neuf\u2026 d\u00e9j\u00e0 presque enti\u00e8rement vendu<\/h2>\n<p> <\/p>\n<p>Le projet <em><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000382?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=residencial_la_mola_2&amp;utm_content=fr_proyecto_residencial_la_mola\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial La Mola<\/a><\/em> pr\u00e9voit la construction de 68 appartements de deux et trois chambres, chacun avec une place de parking et un d\u00e9barras. Les logements seront r\u00e9partis dans un immeuble r\u00e9sidentiel situ\u00e9 \u00e0 El Molar, une commune du nord de la Communaut\u00e9 de Madrid qui allie d\u00e9veloppement r\u00e9sidentiel, cadre naturel et excellente connexion avec la capitale par l\u2019autoroute A-1, \u00e0 seulement 38 km du centre de Madrid.<\/p>\n<p> <\/p>\n<p>L\u2019un des atouts majeurs du projet r\u00e9side dans son \u00e9tat de commercialisation : <strong>60 logements sur 68 sont d\u00e9j\u00e0 r\u00e9serv\u00e9s<\/strong>, soit <strong>88 % du total<\/strong>. En outre, le projet dispose <strong>du permis de construire accord\u00e9<\/strong> et <strong>d\u2019un financement bancaire s\u00e9curis\u00e9<\/strong> aupr\u00e8s d\u2019une entit\u00e9 de premier plan, ce qui renforce sa viabilit\u00e9.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Le promoteur : exp\u00e9rience confirm\u00e9e \u00e0 Madrid<\/h2>\n<p> <\/p>\n<p>Le projet est port\u00e9 par <em>Nero Quality Consulting<\/em>, une soci\u00e9t\u00e9 de gestion immobili\u00e8re bas\u00e9e \u00e0 Madrid, sp\u00e9cialis\u00e9e dans les projets r\u00e9sidentiels en <em>build-to-sell<\/em> et <em>build-to-rent<\/em>. Avec des projets d\u00e9j\u00e0 r\u00e9alis\u00e9s \u00e0 Torrej\u00f3n de Ardoz, Pozuelo, Fuenlabrada ou Coslada, Nero Quality Consulting s\u2019appuie sur une \u00e9quipe multidisciplinaire et une strat\u00e9gie claire : investir dans des zones \u00e0 forte demande et \u00e0 fort potentiel de valorisation.<\/p>\n<p> <\/p>\n<p>Dans ce cas, le promoteur s\u2019associe aux investisseurs d\u2019Urbanitae pour <strong>financer l\u2019achat du terrain<\/strong> et couvrir les <strong>frais non pris en charge par la banque<\/strong>, qui financera les travaux et une partie des co\u00fbts techniques.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Comment est structur\u00e9e l\u2019op\u00e9ration ?<\/h2>\n<p> <\/p>\n<p>L\u2019investissement se fait via <strong>une augmentation de capital<\/strong> dans la soci\u00e9t\u00e9 v\u00e9hicule <em>Bayaz Properties 7 S.L.<\/em>, qui investira ensuite dans la soci\u00e9t\u00e9 promotrice <em>La Mola Habitat S.L.<\/em> La contribution totale des investisseurs d\u2019Urbanitae s\u2019\u00e9l\u00e8vera \u00e0 <strong>2 210 000 euros<\/strong>, dont <strong>10 000 euros seront affect\u00e9s aux frais de gestion<\/strong> de la soci\u00e9t\u00e9 v\u00e9hicule.<\/p>\n<p> <\/p>\n<p>Le <strong>promoteur apportera 20 % du capital total du projet<\/strong>, soit 2 750 000 euros. Le d\u00e9but des travaux est pr\u00e9vu pour le <strong>troisi\u00e8me trimestre 2025<\/strong>, avec une livraison estim\u00e9e pour le <strong>troisi\u00e8me trimestre 2027<\/strong>.
