Cette tendance red\u00e9finit la carte immobili\u00e8re et r\u00e9pond \u00e0 la n\u00e9cessit\u00e9 de s\u2019adapter aux nouvelles demandes sociales : logements abordables, coliving, r\u00e9sidences \u00e9tudiantes ou pour personnes \u00e2g\u00e9es.<\/p>\n\n\n\n<p>La transformation des biens immobiliers prend une place croissante sur le march\u00e9 espagnol, stimul\u00e9e principalement par la forte demande dans les secteurs touristique et r\u00e9sidentiel, ainsi que par l\u2019int\u00e9r\u00eat des investisseurs pour les actifs \u00e0 potentiel de reconversion. Selon les donn\u00e9es de <a href=\"https:\/\/www.cbre.es\/insights\/reports\/las-reconversiones-de-edificios-se-duplican-en-espana-en-2024\" target=\"_blank\" rel=\"noreferrer noopener\">CBRE<\/a>, <strong>les changements d\u2019usage des b\u00e2timents ont doubl\u00e9 en 2024<\/strong>, Madrid concentrant 60\u202f% de ces op\u00e9rations. M\u00e1laga, Barcelone, S\u00e9ville et Saragosse ont \u00e9galement suivi cette dynamique, faisant passer leur part de march\u00e9 de 26\u202f% en 2023 \u00e0 40\u202f% en 2024.<\/p>\n\n\n\n<p>Au total, 70 op\u00e9rations de r\u00e9am\u00e9nagement ont \u00e9t\u00e9 enregistr\u00e9es, affectant plus de 390 000 m\u00b2, le dernier trimestre \u00e9tant particuli\u00e8rement actif. L\u2019investissement destin\u00e9 \u00e0 ce type d\u2019actifs a atteint 900 millions d\u2019euros, soit trois fois plus que l\u2019ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n\n\n\n<p><strong>80\u202f% de ces transformations ont abouti \u00e0 des projets du segment Living et h\u00f4telier<\/strong>, confirmant leur statut d\u2019alternatives privil\u00e9gi\u00e9es par les investisseurs. De plus, <strong>60\u202f% des biens transform\u00e9s \u00e9taient d\u2019anciens bureaux<\/strong>. Les secteurs alternatifs, comme la sant\u00e9 (Healthcare), se sont \u00e9galement distingu\u00e9s, repr\u00e9sentant 15\u202f% du total, avec des h\u00f4pitaux et des maisons de retraite comme principales destinations.<\/p>\n\n\n\n<p>La reconversion d\u2019actifs n\u2019est plus une solution ponctuelle, mais un v\u00e9ritable outil strat\u00e9gique pour cr\u00e9er de la valeur, revitaliser des espaces sous-utilis\u00e9s et r\u00e9pondre aux exigences d\u2019un march\u00e9 en constante \u00e9volution.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bureaux reconvertis : reconversion des actifs<\/h2>\n\n\n\n<p>L\u2019analyse de <a href=\"about:blank\" target=\"_blank\" rel=\"noreferrer noopener\">Colliers<\/a> va dans ce sens : en Europe, pr\u00e8s d\u2019un cinqui\u00e8me des acquisitions r\u00e9centes vise d\u00e9j\u00e0 \u00e0 transformer des bureaux, favoris\u00e9es par les taux d\u2019int\u00e9r\u00eat bas et une plus grande liquidit\u00e9.<\/p>\n\n\n\n<p>En Espagne, Madrid est l\u2019un des \u00e9picentres de ce ph\u00e9nom\u00e8ne. En effet, selon les estimations du cabinet EY, <strong>la capitale dispose de 1,8 million de m\u00e8tres carr\u00e9s de bureaux susceptibles d\u2019\u00eatre transform\u00e9s en logements d\u2019ici 2043<\/strong>.<\/p>\n\n\n\n<p>Un exemple repr\u00e9sentatif est Talent Tower, l\u2019immeuble embl\u00e9matique mis en vente par Blackstone et Banco Santander en vue de sa reconversion en appartements r\u00e9sidentiels. L\u2019op\u00e9ration n\u2019a pas \u00e9t\u00e9 finalis\u00e9e avec le groupe Lar en raison d\u2019un manque de financement, mais a ensuite \u00e9t\u00e9 rachet\u00e9e par le fonds Argis, qui pr\u00e9voit un investissement total d\u2019environ 50 millions d\u2019euros pour le transformer en 71 appartements haut de gamme.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Locaux vacants, logements en devenir : une autre voie de la reconversion d\u2019actifs<\/h2>\n\n\n\n<p>Un rapport de Clikalia, consult\u00e9 par Idealista, souligne que <strong>les quartiers p\u00e9riph\u00e9riques de Madrid et Barcelone offrent le plus grand potentiel pour convertir des locaux commerciaux vacants en logements<\/strong>, une autre tendance majeure de la r\u00e9novation d\u2019espaces, en r\u00e9ponse \u00e0 la p\u00e9nurie de logements. Des zones comme Vic\u00e1lvaro, Villaverde ou Horta-Guinard\u00f3 pr\u00e9sentent des conditions favorables gr\u00e2ce \u00e0 leur faible densit\u00e9 commerciale, une pression urbanistique limit\u00e9e et de bonnes perspectives de rentabilit\u00e9. \u00c0 l\u2019inverse, les quartiers centraux sont moins viables en raison de leur forte activit\u00e9 commerciale et de la raret\u00e9 des locaux disponibles. L\u2019\u00e9tude prend en compte des facteurs tels que la disponibilit\u00e9 r\u00e9elle, la faisabilit\u00e9 technique et r\u00e9glementaire du changement d\u2019usage, ainsi que le potentiel de revalorisation. Bien que ce ne soit pas une solution structurelle, cette strat\u00e9gie constitue une mesure efficace et accessible pour \u00e9largir le parc immobilier \u00e0 partir d\u2019interventions cibl\u00e9es et de petite \u00e9chelle.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">De l\u2019industriel au r\u00e9sidentiel<\/h2>\n\n\n\n<p>Par ailleurs, une analyse r\u00e9cente men\u00e9e par la soci\u00e9t\u00e9 de renouvellement urbain Ginkgo, en collaboration avec le cabinet Systemiq \u2013 cit\u00e9e par <em>El Pa\u00eds<\/em> \u2013, estime que <strong>l\u2019Europe compte environ 19 000 km\u00b2 de terrains industriels et logistiques obsol\u00e8tes<\/strong> \u2013 soit une surface dix fois sup\u00e9rieure \u00e0 celle de Londres. Selon leurs projections, la r\u00e9urbanisation d\u2019une partie seulement de ces espaces pourrait g\u00e9n\u00e9rer entre 15 et 20 millions de nouveaux logements ou zones \u00e0 usage mixte au cours des 15 prochaines ann\u00e9es. Cette transformation offrirait non seulement des solutions d\u2019habitat, mais contribuerait \u00e9galement \u00e0 revitaliser des quartiers d\u00e9grad\u00e9s, r\u00e9duire l\u2019empreinte \u00e9cologique et \u00e9conomiser jusqu\u2019\u00e0 20\u202f% des co\u00fbts d\u2019infrastructure par rapport \u00e0 des constructions neuves.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">R\u00e9sidences de luxe \u00e0 l\u2019empreinte h\u00f4teli\u00e8re<\/h2>\n\n\n\n<p>La reconversion touche \u00e9galement le march\u00e9 haut de gamme, o\u00f9 les <em><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/08\/19\/leveil-des-residences-de-marque-en-europe\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0725&#038;utm_term=branded&#038;utm_content=fr_reconversion_activo\" target=\"_blank\" rel=\"noreferrer noopener\">branded residences<\/a><\/em> (r\u00e9sidences de luxe associ\u00e9es \u00e0 de grandes cha\u00eenes h\u00f4teli\u00e8res) prennent de l\u2019ampleur. La transformation d\u2019h\u00f4tels inoccup\u00e9s ou de b\u00e2timents historiques est ainsi un ph\u00e9nom\u00e8ne en expansion, o\u00f9 les promoteurs cherchent \u00e0 revaloriser des biens sous-utilis\u00e9s ou vieillissants.<\/p>\n\n\n\n<p>Dans la p\u00e9ninsule ib\u00e9rique, <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2025\/06\/20\/850147-las-branded-residences-en-la-peninsula-iberica-47-proyectos-mas-de-2-400-unidades-y\" target=\"_blank\" rel=\"noreferrer noopener\">plus de 2 400 projets sont en cours<\/a>, avec des prix pouvant atteindre 24 millions d\u2019euros par unit\u00e9. Ce type de reconversion apporte prestige, rentabilit\u00e9 et valorisation aupr\u00e8s des investisseurs en qu\u00eate de diff\u00e9renciation et d\u2019exclusivit\u00e9. Ce sont des projets qui s\u2019appuient sur le patrimoine architectural, l\u2019emplacement et la notori\u00e9t\u00e9 des grandes cha\u00eenes h\u00f4teli\u00e8res pour cr\u00e9er des actifs immobiliers \u00e0 haute rentabilit\u00e9.<\/p>\n\n\n\n<p>La r\u00e9habilitation des actifs permet de r\u00e9duire l\u2019empreinte carbone, d\u2019\u00e9viter l\u2019artificialisation des sols et de revitaliser des environnements urbains d\u00e9j\u00e0 consolid\u00e9s. De plus, dans un contexte o\u00f9 le logement est devenu un d\u00e9fi national, ces op\u00e9rations peuvent apporter une solution rapide et
