Cette fois-ci, il s&rsquo;agit du projet Vedat eHomes, \u00e0 Torrent (Valence), d\u00e9velopp\u00e9 par Conforthogar. L\u2019op\u00e9ration a g\u00e9n\u00e9r\u00e9 <strong>un rendement brut de 36,6 % sur 28 mois<\/strong>, ce qui correspond \u00e0 un <strong>TRI de 13,9 %<\/strong>.<\/p>\n\n\n\n<p>Lanc\u00e9 en d\u00e9cembre 2022, <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000186?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0525&amp;utm_term=vedat_ehomes&amp;utm_content=fr_devolucion_vedat_ehomes\" target=\"_blank\" rel=\"noreferrer noopener\">Vedat eHomes<\/a> \u00e9tait notre premier projet avec Conforthogar, un promoteur sp\u00e9cialis\u00e9 dans les logements durables, fort de plus de 20 ans d\u2019exp\u00e9rience dans la Communaut\u00e9 valencienne. Le projet consistait en la construction d\u2019un immeuble neuf situ\u00e9 Avenida Al Vedat 191 \u00e0 Torrent. Plus pr\u00e9cis\u00e9ment, l\u2019actif comprenait <strong>18 logements de 2 et 3 chambres, 4 locaux commerciaux, 11 places de parking priv\u00e9es avec d\u00e9barras, 12 places de parking communautaires et 7 d\u00e9barras<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Gestion efficace et ventes soutenues<\/strong><\/h2>\n\n\n\n<p>D\u00e8s le d\u00e9part, Vedat eHomes s\u2019est distingu\u00e9 par <strong>une bonne dynamique commerciale<\/strong>. Le niveau \u00e9lev\u00e9 de pr\u00e9ventes a facilit\u00e9 l\u2019octroi d\u2019un pr\u00eat promoteur par la BBVA. \u00c0 mesure que les travaux avan\u00e7aient, la commercialisation s\u2019est poursuivie avec succ\u00e8s, et \u00e0 la fin de la construction, toutes les unit\u00e9s avaient \u00e9t\u00e9 vendues.<\/p>\n\n\n\n<p>Les travaux ont commenc\u00e9 en d\u00e9cembre 2022, quelques semaines seulement apr\u00e8s le lancement, et se sont achev\u00e9s 24 mois plus tard, conform\u00e9ment au calendrier pr\u00e9vu, malgr\u00e9 quelques difficult\u00e9s en phase finale. Parmi elles, le passage d\u2019un \u00e9pisode de type DANA \u00e0 Valence, qui a entra\u00een\u00e9 quelques retards, ainsi que des probl\u00e8mes d\u2019approvisionnement en mat\u00e9riaux. Il y a \u00e9galement eu <strong>des surco\u00fbts li\u00e9s \u00e0 l\u2019am\u00e9nagement de la zone verte communautaire<\/strong>.<\/p>\n\n\n\n<p>\u00c0 ces impr\u00e9vus s\u2019est ajout\u00e9 <strong>le durcissement des conditions financi\u00e8res<\/strong> en raison de la hausse des taux d\u2019int\u00e9r\u00eat. Cependant, <strong>l\u2019augmentation des recettes issues de la vente des unit\u00e9s<\/strong> a permis de compenser ces co\u00fbts suppl\u00e9mentaires. Le prix moyen de vente s\u2019est \u00e9tabli \u00e0 2 642 \u20ac\/m\u00b2, l\u00e9g\u00e8rement au-dessus des pr\u00e9visions.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Un r\u00e9sultat tr\u00e8s proche de l\u2019objectif<\/h2>\n\n\n\n<p>Le r\u00e9sultat final \u2013 <strong>un rendement brut de 36,6 %<\/strong> \u2013 se situe tr\u00e8s pr\u00e8s de l\u2019objectif initial de 38,5 %.
