Le prix moyen du logement, neuf et ancien, s&rsquo;\u00e9l\u00e8ve d\u00e9sormais \u00e0 <strong>1 902 \u20ac\/m\u00b2<\/strong>, avec une <strong>hausse annuelle de 7,5 % au premier trimestre 2025<\/strong>. En tenant compte de l&rsquo;inflation, la hausse r\u00e9elle est de 4,7 %, mais dans les zones touristiques, les p\u00f4les d\u2019emploi et leurs aires r\u00e9sidentielles proches, ce pourcentage atteint des niveaux plus \u00e9lev\u00e9s. De plus, les donn\u00e9es des trois premiers mois de l\u2019ann\u00e9e indiquent une nouvelle acc\u00e9l\u00e9ration par rapport au trimestre pr\u00e9c\u00e9dent, avec une augmentation de 2,9 %. C\u2019est ce que r\u00e9v\u00e8le la statistique \u00ab I<a href=\"https:\/\/www.tinsa.es\/sala-de-prensa\/notas-de-prensa\/imie-mercados-locales-1t2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">MIE March\u00e9s Locaux<\/a> \u00bb, bas\u00e9e sur les \u00e9valuations r\u00e9alis\u00e9es par <a href=\"https:\/\/www.tinsa.es\/web\/\" target=\"_blank\" rel=\"noreferrer noopener\">Tinsa by Accumin.<\/a><\/p>\n\n\n\n<p><strong>Cette hausse annuelle est \u00e9galement enregistr\u00e9e dans 18 des 19 communaut\u00e9s et villes autonomes<\/strong>, qui affichent \u00e9galement une augmentation g\u00e9n\u00e9rale des variations trimestrielles. En t\u00eate : les \u00celes Bal\u00e9ares (+12,8 %), Madrid (+12,6 %) et la Cantabrie (+12,2 %). Seuls Melilla (-1,3 %) conna\u00eet une l\u00e9g\u00e8re baisse des prix, tandis que Ceuta (-0,4 %) et l\u2019Estr\u00e9madure (-0,5 %) restent stables.<\/p>\n\n\n\n<p><strong>Jusqu\u2019\u00e0 28 capitales enregistrent des hausses trimestrielles sup\u00e9rieures \u00e0 5 %<\/strong>, contre 22 le trimestre pr\u00e9c\u00e9dent. <strong>En rythme annuel, Madrid (+15,1 %) et Valence (+14,5 %) se distinguent particuli\u00e8rement.<\/strong> La ville de Vigo, bien que n\u2019\u00e9tant pas une capitale, occupe une place notable avec une hausse de 14,1 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Des prix au plus haut dans une acc\u00e9l\u00e9ration inarr\u00eatable<\/h2>\n\n\n\n<p>Les donn\u00e9es confirment que Madrid reste l&rsquo;une des villes les plus dynamiques et tendues du pays. En ce qui concerne le taux d&rsquo;augmentation des prix, le district de Ciudad Lineal se distingue avec une hausse de 13,6 %, suivi de Usera (13,2 %) et de Moncloa-Aravaca (12,4 %).<\/p>\n\n\n\n<p>En termes de valeur des biens immobiliers, <strong>Madrid place sept de ses districts au-dessus de 4 500 \u20ac\/m\u00b2<\/strong> dans le classement national des zones les plus ch\u00e8res. Le quartier de Salamanca occupe la premi\u00e8re place avec <strong>6 615 \u20ac\/m\u00b2<\/strong>, suivi de pr\u00e8s par Chamber\u00ed (6 186 \u20ac\/m\u00b2), Chamart\u00edn (5 548 \u20ac\/m\u00b2), Centro (5 542 \u20ac\/m\u00b2), Retiro (5 157 \u20ac\/m\u00b2), Arganzuela (4 694 \u20ac\/m\u00b2) et Moncloa-Aravaca (4 649 \u20ac\/m\u00b2).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une demande r\u00e9sidentielle solide<\/h2>\n\n\n\n<p>Selon la soci\u00e9t\u00e9 d\u2019expertise, cette tendance est li\u00e9e \u00e0 l\u2019<strong>acc\u00e8s plus fluide au cr\u00e9dit<\/strong> permis par la politique mon\u00e9taire actuelle. \u00c0 cela s\u2019ajoutent les achats r\u00e9alis\u00e9s sans recours \u00e0 un pr\u00eat hypoth\u00e9caire, qui repr\u00e9sentent toujours <strong>la moiti\u00e9 des transactions<\/strong>.<\/p>\n\n\n\n<p>Cristina Arias, directrice du service des \u00e9tudes de Tinsa by Accumin, indique que \u00ab les premi\u00e8res donn\u00e9es de l\u2019ann\u00e9e 2025 continuent de refl\u00e9ter une r\u00e9silience de l\u2019emploi, qui soutient la solvabilit\u00e9 des m\u00e9nages, ainsi qu\u2019un maintien de la demande r\u00e9sidentielle \u00e0 des niveaux robustes \u00bb.<\/p>\n\n\n\n<p>Outre une mod\u00e9ration du co\u00fbt des emprunts immobiliers, l\u2019\u00e9tude met en \u00e9vidence une <strong>reprise progressive du pouvoir d\u2019achat des m\u00e9nages<\/strong> au niveau national. Cette nouvelle conjoncture a r\u00e9duit l\u2019effort th\u00e9orique d\u2019achat d\u2019un logement de <strong>35,5 % \u00e0 34,9 %<\/strong>. Toutefois, Madrid se trouve dans une situation beaucoup plus tendue \u00e0 cet \u00e9gard, avec un <strong>taux d\u2019effort sup\u00e9rieur \u00e0 45 % du revenu disponible pour un m\u00e9nage moyen<\/strong>. La situation est encore plus marqu\u00e9e \u00e0 l\u2019\u00e9chelle municipale, la capitale figurant parmi les villes o\u00f9 l\u2019effort n\u00e9cessaire atteint <strong>56,6 %<\/strong>.
