Le cas du projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000139?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0425&amp;utm_term=navas_de_tolosa_1&amp;utm_content=fr_devolucion_navas_tolosa\" target=\"_blank\" rel=\"noreferrer noopener\">Navas de Tolosa<\/a>, \u00e0 Barcelone, dont nous avons r\u00e9cemment cl\u00f4tur\u00e9 la liquidation, illustre bien cette r\u00e9alit\u00e9. Il montre aussi comment une gestion proactive, ax\u00e9e sur la protection des int\u00e9r\u00eats des investisseurs, peut aboutir \u00e0 des r\u00e9sultats positifs, m\u00eame dans un contexte d\u00e9favorable.<\/p>\n\n\n\n<p>Ce projet, financ\u00e9 en d\u00e9cembre 2021, visait \u00e0 d\u00e9velopper un immeuble comprenant 15 logements, un local commercial et 16 places de stationnement. Initialement pr\u00e9vu sur une dur\u00e9e de 22 mois, avec un rendement estim\u00e9 \u00e0 29,9 % (et un TRI de 15,3 %), le projet s\u2019est finalement cl\u00f4tur\u00e9 avec un rendement brut de 16,2 % et un TRI de 4,7 %, apr\u00e8s 39 mois.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Que s\u2019est-il pass\u00e9 ?<\/h2>\n\n\n\n<p>Le d\u00e9veloppement du projet a \u00e9t\u00e9 impact\u00e9 par plusieurs circonstances difficiles \u00e0 anticiper au moment du financement :<\/p>\n\n\n\n<p><strong>\u2013 Hausse des co\u00fbts de construction :<\/strong> L\u2019appel d\u2019offres pour les travaux est tomb\u00e9 en pleine p\u00e9riode de flamb\u00e9e des prix et de p\u00e9nurie de mat\u00e9riaux en 2022. Le co\u00fbt final de construction a \u00e9t\u00e9 sup\u00e9rieur de 23 % \u00e0 l\u2019estimation initiale.<\/p>\n\n\n\n<p><strong>\u2013 Urgence \u00e0 d\u00e9marrer les travaux :<\/strong> Pour \u00e9viter que le permis de construire n\u2019expire \u2014 ce qui aurait entra\u00een\u00e9 l\u2019obligation de consacrer 30 % du b\u00e2timent \u00e0 du logement social \u2014 il a fallu entamer les travaux rapidement, en priorisant notamment le terrassement et les fondations. Cela a limit\u00e9 la marge de n\u00e9gociation avec les fournisseurs et les entrepreneurs.<\/p>\n\n\n\n<p><strong>\u2013 Contexte \u00e9conomique d\u00e9favorable :<\/strong> Pendant la phase de commercialisation, la hausse des taux d\u2019int\u00e9r\u00eat et l\u2019incertitude r\u00e9glementaire (notamment autour du \u00ab golden visa \u00bb) ont ralenti les ventes. \u00c0 la fin des travaux, plus de la moiti\u00e9 des logements n\u2019\u00e9taient pas encore vendus.<\/p>\n\n\n\n<p><strong>Co\u00fbts financiers et commerciaux accrus :<\/strong> En raison de la conjoncture, le taux d\u2019int\u00e9r\u00eat du pr\u00eat promoteur a grimp\u00e9 \u00e0 5,5 %, contre 2,5 % pr\u00e9vus initialement. En parall\u00e8le, des efforts suppl\u00e9mentaires ont \u00e9t\u00e9 n\u00e9cessaires en mati\u00e8re de marketing, et les commissions des agents immobiliers ont d\u00fb \u00eatre augment\u00e9es pour stimuler les ventes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ce qu\u2019a fait Urbanitae<\/h2>\n\n\n\n<p>Malgr\u00e9 ces difficult\u00e9s, Urbanitae a collabor\u00e9 \u00e9troitement avec le promoteur pour trouver des solutions afin de limiter les impacts :<\/p>\n\n\n\n<p><strong>\u2013 Optimisation du projet :<\/strong> Certaines charges ont \u00e9t\u00e9 supprim\u00e9es, comme l\u2019obligation de pr\u00e9voir un local technique pour un transformateur \u00e9lectrique, transform\u00e9 en surface habitable, ce qui a permis d\u2019augmenter les revenus.<\/p>\n\n\n\n<p><strong>\u2013 Souplesse dans la commercialisation :<\/strong> Les strat\u00e9gies de vente ont \u00e9t\u00e9 adapt\u00e9es, avec l\u2019ameublement de certains logements et l\u2019\u00e9largissement du r\u00e9seau d\u2019agences immobili\u00e8res partenaires.<\/p>\n\n\n\n<p><strong>\u2013 Achat des actifs restants :<\/strong> Pour finaliser l\u2019op\u00e9ration, le promoteur a rachet\u00e9 les trois derni\u00e8res places de parking au prix affich\u00e9, \u00e9vitant ainsi une vente avec d\u00e9cote.<\/p>\n\n\n\n<p>Gr\u00e2ce \u00e0 ces mesures, bien que la rentabilit\u00e9 n\u2019ait pas atteint les pr\u00e9visions initiales, le projet <strong>s\u2019est sold\u00e9 par un rendement positif de 16,2 % pour les investisseurs.<\/strong> Aucun capital n\u2019a \u00e9t\u00e9 perdu, et l\u2019investissement a pu \u00eatre pr\u00e9serv\u00e9 malgr\u00e9 un contexte tr\u00e8s difficile.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Une le\u00e7on sur le risque et l\u2019investissement immobilier<\/h2>\n\n\n\n<p>Le projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000139?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0425&amp;utm_term=navas_de_tolosa_2&amp;utm_content=fr_devolucion_navas_tolosa\" target=\"_blank\" rel=\"noreferrer noopener\">Navas de Tolosa<\/a> met en lumi\u00e8re un principe fondamental de l\u2019investissement immobilier : <strong>la rentabilit\u00e9 n\u2019est jamais garantie.<\/strong> Comme tout investissement, il comporte des risques pouvant affecter \u00e0 la fois les d\u00e9lais et les b\u00e9n\u00e9fices. Cependant, il d\u00e9montre aussi que, contrairement aux march\u00e9s financiers, <a href=\"https:\/\/blog.urbanitae.com\/fr\/2025\/04\/13\/pourquoi-linvestissement-immobilier-resiste-a-la-volatilite\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0425&#038;utm_term=pierre&#038;utm_content=fr_devolucion_navas_tolosa\" target=\"_blank\" rel=\"noreferrer noopener\">la pierre fait preuve d\u2019une bien plus grande r\u00e9silience<\/a>.
