Nous savons que les biens immobiliers peuvent offrir une bonne protection contre l\u2019inflation et g\u00e9n\u00e9rer des revenus r\u00e9currents. Mais pour qu\u2019une op\u00e9ration ait du sens, il y a une question cl\u00e9 qu\u2019il faut toujours se poser en lien avec le risque que nous assumons : quelle est la rentabilit\u00e9 ?<\/p>\n\n\n\n<p>Parler de rentabilit\u00e9 immobili\u00e8re ne revient pas seulement \u00e0 parler de chiffres. Il s\u2019agit aussi de bien comprendre ce que l\u2019on calcule, avec quelles donn\u00e9es, et dans quel but. Car il ne s\u2019agit pas de la m\u00eame chose d\u2019\u00e9valuer un logement destin\u00e9 \u00e0 la location que de le faire pour une revente apr\u00e8s valorisation. Dans les deux cas, il existe des formules qui nous aident \u00e0 comprendre la r\u00e9alit\u00e9 en fonction des donn\u00e9es actuelles et \u00e0 prendre des d\u00e9cisions \u00e9clair\u00e9es.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rentabilit\u00e9 brute : un premier aper\u00e7u pour calculer la rentabilit\u00e9 immobili\u00e8re<\/h2>\n\n\n\n<p>Commen\u00e7ons par le plus courant : calculer le rendement que nous g\u00e9n\u00e9rerait un bien s\u2019il \u00e9tait lou\u00e9. La rentabilit\u00e9 brute est une mani\u00e8re simple d\u2019obtenir une estimation rapide :<\/p>\n\n\n\n<p><strong>Rentabilit\u00e9 brute (%) = (Revenus locatifs annuels \/ Prix d\u2019achat) x 100<\/strong><\/p>\n\n\n\n<p>Imaginons que nous achetions un logement pour 200 000 euros et que nous le louions \u00e0 1 000 euros par mois. Cela fait 12 000 euros par an. La rentabilit\u00e9 brute serait alors de 6 %. Un chiffre qui peut servir de r\u00e9f\u00e9rence, mais qui est loin de refl\u00e9ter la r\u00e9alit\u00e9 compl\u00e8te.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rentabilit\u00e9 nette : celle qui compte vraiment<\/h2>\n\n\n\n<p>Le calcul pr\u00e9c\u00e9dent semble int\u00e9ressant, mais il ne prend pas en compte les co\u00fbts li\u00e9s aux imp\u00f4ts, assurances, charges de copropri\u00e9t\u00e9, entretien ou encore les mois sans locataire. Pour avoir une vision plus pr\u00e9cise, il faut parler de rentabilit\u00e9 nette :<\/p>\n\n\n\n<p><strong>Rentabilit\u00e9 nette (%) = (Revenus nets annuels \/ Investissement total) x 100<\/strong><\/p>\n\n\n\n<p>Ici, on soustrait toutes les d\u00e9penses r\u00e9currentes de l\u2019ann\u00e9e et on ajoute \u00e0 l\u2019investissement initial d\u2019autres co\u00fbts comme les taxes, les travaux ou les commissions. Autrement dit, on calcule ce qui reste r\u00e9ellement sur notre compte, pas seulement ce qui rentre.<\/p>\n\n\n\n<p>Par exemple, si ce m\u00eame logement de 200 000 euros g\u00e9n\u00e8re 12 000 euros de loyers annuels, mais que nous d\u00e9duisons 2 500 euros de d\u00e9penses (taxe fonci\u00e8re, charges, assurances, r\u00e9parations), les revenus nets s\u2019\u00e9l\u00e8veraient \u00e0 9 500 euros. Si on ajoute \u00e0 l\u2019achat 10 000 euros de frais initiaux, l\u2019investissement total serait de 210 000 euros. Dans ce cas, la rentabilit\u00e9 nette serait :<\/p>\n\n\n\n<p>(9 500 \/ 210 000) x 100 = <strong>4,52 %<\/strong><\/p>\n\n\n\n<p>Une diff\u00e9rence notable par rapport aux 6 % bruts calcul\u00e9s pr\u00e9c\u00e9demment. Et c\u2019est justement pour cela que cet indicateur est celui que nous devons r\u00e9ellement prendre en compte au moment de d\u00e9cider.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae : ce que nous observons dans nos projets<\/h2>\n\n\n\n<p>Chez Urbanitae, nous travaillons \u00e0 identifier des opportunit\u00e9s o\u00f9 cette marge est int\u00e9ressante et o\u00f9 la rentabilit\u00e9 potentielle pour l\u2019investisseur compense le risque pris. Pour les projets de location \u2013 centr\u00e9s sur le segment commercial (CRE) \u2013, nous visons des rentabilit\u00e9s nettes annuelles de <strong>5 % \u00e0 7 %<\/strong>, selon l\u2019actif et son emplacement.<\/p>\n\n\n\n<p>Il ne s\u2019agit pas de lancer des chiffres au hasard.
