Selon les donn\u00e9es recueillies par JLL, <a href=\"https:\/\/www.jll.es\/es\/sala-de-prensa\/el-deficit-de-camas-en-residencias-de-mayores-llegara-a-las-172000-en-2030\" target=\"_blank\" rel=\"noreferrer noopener\">le nombre de personnes \u00e2g\u00e9es ne cesse d&rsquo;augmenter en raison de <strong>l&rsquo;allongement de l&rsquo;esp\u00e9rance de vie<\/strong><\/a>. Ce ph\u00e9nom\u00e8ne, que certains qualifient de r\u00e9volution d\u00e9mographique, met en \u00e9vidence un besoin urgent d&rsquo;infrastructures capables de r\u00e9pondre aux exigences d&rsquo;une population de plus en plus vieillissante.<\/p>\n\n\n\n<p>Les r\u00e9sidences pour seniors constituent l&rsquo;un des secteurs cl\u00e9s pour relever ce d\u00e9fi et repr\u00e9sentent \u00e9galement <strong>une opportunit\u00e9 int\u00e9ressante pour les investisseurs<\/strong> \u00e0 la recherche d\u2019actifs offrant stabilit\u00e9 et perspectives de croissance, afin de garantir un avenir plus durable et \u00e9quitable pour les g\u00e9n\u00e9rations \u00e2g\u00e9es.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Un d\u00e9ficit croissant de places dans les r\u00e9sidences pour seniors<\/h2>\n\n\n\n<p>Actuellement, l&rsquo;Espagne dispose d&rsquo;environ <strong>389 000 lits r\u00e9partis dans quelque 5 300 r\u00e9sidences<\/strong>, un chiffre qui devrait augmenter dans les prochaines ann\u00e9es. On estime en effet que d\u2019ici 2027, <strong>44 000 places suppl\u00e9mentaires seront ajout\u00e9es<\/strong>, <a href=\"https:\/\/www.jll.es\/es\/sala-de-prensa\/el-deficit-de-camas-en-residencias-de-mayores-llegara-a-las-172000-en-2030\" target=\"_blank\" rel=\"noreferrer noopener\">portant le total \u00e0 430 000 lits<\/a>. Cependant, cette croissance sera insuffisante pour couvrir la demande pr\u00e9vue \u00e0 moyen terme. Selon le rapport de JLL, d\u2019ici 2035, <strong>au moins 237 000 lits suppl\u00e9mentaires<\/strong> seront n\u00e9cessaires pour r\u00e9pondre aux besoins des personnes \u00e2g\u00e9es.<\/p>\n\n\n\n<p>Par ailleurs, cet \u00e9cart s\u2019accompagne de <strong>disparit\u00e9s r\u00e9gionales importantes<\/strong> en mati\u00e8re de couverture des places disponibles dans chaque communaut\u00e9 autonome. Certaines r\u00e9gions, comme <strong>Castille-et-Le\u00f3n ou Castille-La Manche, affichent des taux de couverture sup\u00e9rieurs \u00e0 5 %, tandis que les Canaries, Murcie et les Bal\u00e9ares pr\u00e9sentent des niveaux nettement plus faibles, entre 1,8 % et 3,6 %<\/strong>.
