Le segment des centres commerciaux a enregistr\u00e9 le plus grand volume de transactions, avec 1,030 milliard d\u2019euros, soit 53 % du total des investissements.<\/p>\n\n\n\n<p>Le d\u00e9but de l\u2019ann\u00e9e 2025 suscite de <a href=\"https:\/\/www.jll.es\/es\/sala-de-prensa\/la-inversion-en-retail-en-espana-crece-un-147-y-alcanza-los-2645-millones\" target=\"_blank\" rel=\"noreferrer noopener\">grandes attentes pour le secteur<\/a>. <strong>Augusto Lobo, responsable de Retail Capital Markets pour la p\u00e9ninsule ib\u00e9rique chez JLL<\/strong>, souligne que cette tendance devrait se <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/08\/09\/retail-moteur-de-linvestissement-immobilier-en-logistique\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=maintenir&amp;utm_content=fr_repunte_inversion_retail\" target=\"_blank\" rel=\"noreferrer noopener\">maintenir en 2025<\/a>, car \u00ab\u00a0il existe des investisseurs disposant d\u2019une grande liquidit\u00e9 ainsi qu\u2019un important pipeline d\u2019op\u00e9rations dans les centres commerciaux\u00a0\u00bb. Selon les derni\u00e8res donn\u00e9es du cabinet de conseil, la rentabilit\u00e9 prime des centres commerciaux au cours de l\u2019ann\u00e9e \u00e9coul\u00e9e s\u2019est \u00e9tablie \u00e0 6,25 %, tandis que les retail parks ont cl\u00f4tur\u00e9 l\u2019ann\u00e9e avec un rendement de 6,05 % et que les actifs high street ont affich\u00e9 une rentabilit\u00e9 prime de 4,15 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Actifs premium et villes strat\u00e9giques<\/h2>\n\n\n\n<p>Le secteur du commerce de d\u00e9tail conna\u00eetra en 2025 une croissance significative, avec l\u2019ajout pr\u00e9vu de 630 actifs, repr\u00e9sentant une surface brute locative (SBA) de plus de 17,5 millions de m\u00b2. <strong>L\u2019Andalousie m\u00e8ne cette expansion avec 15 nouveaux d\u00e9veloppements, suivie de Madrid avec sept projets, de la Galice avec quatre et de la Catalogne avec trois.<\/strong><\/p>\n\n\n\n<p>On observe ainsi une reprise des investissements, stimul\u00e9e par l\u2019am\u00e9lioration du contexte \u00e9conomique et une demande croissante pour des espaces commerciaux de qualit\u00e9. Cette dynamique se traduit par la hausse des loyers des locaux commerciaux dans des villes strat\u00e9giques comme Madrid et Barcelone, avec un <strong>rebond du taux d\u2019occupation des centres commerciaux et des magasins haut de gamme<\/strong>. De plus, les investisseurs misent sur la croissance du Produit Int\u00e9rieur Brut (PIB) de l\u2019Espagne, qui d\u00e9passe la moyenne de la zone euro, faisant du march\u00e9 espagnol une opportunit\u00e9 prometteuse \u00e0 court et moyen terme.<\/p>\n\n\n\n<p>Cette tendance est \u00e9galement confirm\u00e9e par le dernier rapport <strong><a href=\"https:\/\/www.cbre.es\/insights\/reports\/real-estate-market-outlook-espana-2025\" target=\"_blank\" rel=\"noreferrer noopener\">Real Estate Market Outlook Espagne 2025<\/a><\/strong> de CBRE, qui pr\u00e9voit une croissance des investissements d\u2019environ 15 %, avec un volume total estim\u00e9 autour de 16 milliards d\u2019euros. Une pr\u00e9vision qui pourrait m\u00eame \u00eatre sous-\u00e9valu\u00e9e si les op\u00e9rations de fusion-acquisition continuent \u00e0 se conclure au rythme observ\u00e9 au cours des premiers mois de l\u2019ann\u00e9e.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Tendances pour les mois \u00e0 venir<\/h2>\n\n\n\n<p>Le retour en force des investissements dans les espaces commerciaux situ\u00e9s dans des emplacements privil\u00e9gi\u00e9s traduit un changement significatif dans la strat\u00e9gie des investisseurs, qui cherchent d\u00e9sormais <strong>\u00e0 diversifier leur capital et \u00e0 se positionner sur des march\u00e9s urbains o\u00f9 la demande est en forte croissance<\/strong>.<\/p>\n\n\n\n<p>Dans cette perspective, le march\u00e9 devrait continuer \u00e0 s\u00e9duire de nouveaux investisseurs, <a href=\"https:\/\/america-retail.com\/paises\/espana\/inversion-retail-en-espana-un-repunte-prometedor\/\" target=\"_blank\" rel=\"noreferrer noopener\">notamment dans le domaine des centres commerciaux,<\/a> o\u00f9 les experts anticipent une augmentation des flux de capitaux priv\u00e9s \u00e0 court terme. Plus pr\u00e9cis\u00e9ment, les <strong>Soci\u00e9t\u00e9s Civiles de Placement Immobilier (SCPI) fran\u00e7aises devraient jouer un r\u00f4le cl\u00e9 dans les futures acquisitions<\/strong>, consolidant progressivement leur influence dans le secteur. Par ailleurs, <strong>un grand int\u00e9r\u00eat des investisseurs pour le segment High Street est \u00e9galement attendu<\/strong>.
