Le projet sera disponible pour investissement <strong>le lundi 24 f\u00e9vrier \u00e0 16h (UTC+1).<\/strong> Voici tous les d\u00e9tails.<\/p>\n\n\n\n<p>Le projet Overseas Residences consiste en <strong>l\u2019investissement dans la r\u00e9novation d\u2019un actif r\u00e9sidentiel de luxe situ\u00e9 dans un quartier prime de Lisbonne.<\/strong> Le projet comprendra <strong>11 appartements avec balcons, jardin, piscines communes et 18 places de parking.<\/strong> De plus, le rez-de-chauss\u00e9e accueillera un local commercial. Il s\u2019agit d\u2019un d\u00e9veloppement de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/08\/19\/leveil-des-residences-de-marque-en-europe\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0225&amp;utm_term=branded_residences&amp;utm_content=fr_proyecto_overseas_residences\" target=\"_blank\" rel=\"noreferrer noopener\">branded residences<\/a> qui sera associ\u00e9 \u00e0 une marque haut de gamme.<\/p>\n\n\n\n<p>L\u2019actif est situ\u00e9 au Pra\u00e7a Duque de Saldanha 11, Lisbonne, \u00e0 c\u00f4t\u00e9 de l\u2019Av. Da Rep\u00fablica. Il se trouve dans une zone enti\u00e8rement consolid\u00e9e au c\u0153ur du quartier financier de Lisbonne, b\u00e9n\u00e9ficiant de tous les services essentiels.<\/p>\n\n\n\n<p><a href=\"https:\/\/overseasglobal.com\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Overseas<\/a> est une soci\u00e9t\u00e9 de d\u00e9veloppement immobilier sp\u00e9cialis\u00e9e dans les projets de luxe, avec un fort accent sur l\u2019ESG et la mobilit\u00e9 \u00e9lectrique. L\u2019entreprise poss\u00e8de une solide exp\u00e9rience au Portugal et au Br\u00e9sil, avec plus de 500 000 m\u00e8tres carr\u00e9s de construction. Dirig\u00e9e par son CEO Pedro Vicente, une figure cl\u00e9 du secteur immobilier portugais, son \u00e9quipe est compos\u00e9e de professionnels exp\u00e9riment\u00e9s dans les fonds d\u2019investissement, la banque et le d\u00e9veloppement immobilier. Overseas est \u00e9galement membre de l\u2019Association Portugaise des Promoteurs et Investisseurs Immobiliers (<a href=\"https:\/\/appii.pt\/\" target=\"_blank\" rel=\"noreferrer noopener\">APPII<\/a>), renfor\u00e7ant ainsi sa pr\u00e9sence dans le secteur.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Strat\u00e9gie de plus-value<\/h2>\n\n\n\n<p>Le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000350?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0225&amp;utm_term=projet_overseas_residences_2&amp;utm_content=fr_proyecto_overseas_residences\" target=\"_blank\" rel=\"noreferrer noopener\">projet Overseas Residences<\/a> sera structur\u00e9 par une augmentation de capital, o\u00f9 les investisseurs d\u2019Urbanitae apporteront des fonds \u00e0 la soci\u00e9t\u00e9 v\u00e9hicule du projet. Le <strong>montant total du financement s\u2019\u00e9l\u00e8ve \u00e0 4 070 500 \u20ac,<\/strong> qui seront utilis\u00e9s pour couvrir les co\u00fbts du projet non pris en charge par le promoteur ou la banque jusqu\u2019\u00e0 l\u2019ach\u00e8vement.<\/p>\n\n\n\n<p>Cette soci\u00e9t\u00e9 v\u00e9hicule <strong>est en discussions avec une grande institution bancaire leader au Portugal et en Espagne<\/strong> pour financer une partie de l&rsquo;acquisition de l&rsquo;actif et fournir un financement suppl\u00e9mentaire pour 100 % du d\u00e9veloppement de la construction.<\/p>\n\n\n\n<p>Overseas assurera la<strong> gestion int\u00e9grale du projet, en contribuant \u00e0 hauteur de 55 %<\/strong> de la valeur totale de l\u2019investissement.<\/p>\n\n\n\n<p>Le promoteur a d\u00e9j\u00e0 obtenu un permis de pr\u00e9-approbation (PIP) pour la construction de jusqu\u2019\u00e0 16 unit\u00e9s, mais a d\u00e9cid\u00e9 de r\u00e9duire le nombre de r\u00e9sidences afin de maximiser les prix de luxe. <strong>Le d\u00e9but des travaux est pr\u00e9vu pour juillet 2025.<\/strong><\/p>\n\n\n\n<p>Sur le plan commercial, le promoteur a d\u00e9j\u00e0 re\u00e7u deux r\u00e9servations en tant que test de march\u00e9 et pr\u00e9voit de poursuivre la commercialisation une fois les travaux commenc\u00e9s. <strong>Les prix de vente ont \u00e9t\u00e9 valid\u00e9s par un rapport de Savills.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rendement prioritaire de 17 % TRI<\/h2>\n\n\n\n<p>Urbanitae a convenu avec le promoteur que les investisseurs d\u2019Urbanitae auront la priorit\u00e9 sur les rendements. Concr\u00e8tement, les investisseurs d\u2019Urbanitae b\u00e9n\u00e9ficieront d\u2019un rendement annuel prioritaire de 17 % TRI sur leur capital investi.
