{"id":53788,"date":"2024-12-19T11:49:29","date_gmt":"2024-12-19T10:49:29","guid":{"rendered":"https:\/\/blog.urbanitae.com\/?p=53788"},"modified":"2024-12-19T11:58:29","modified_gmt":"2024-12-19T10:58:29","slug":"logement-etudiant-au-centre-des-investissements","status":"publish","type":"post","link":"https:\/\/blog.urbanitae.com\/fr\/2024\/12\/19\/logement-etudiant-au-centre-des-investissements\/","title":{"rendered":"Logement \u00e9tudiant, au centre des investissements"},"content":{"rendered":"\n<p>Une r\u00e9cente analyse de <a href=\"https:\/\/www.cbre.es\/insights\/reports\/creciente-demanda-de-viviendas-para-estudiantes-en-europa\" target=\"_blank\" rel=\"noreferrer noopener\">CBRE<\/a> met en \u00e9vidence que le <strong>logement \u00e9tudiant<\/strong> \u00e0 travers l&rsquo;Europe fait face \u00e0 un <strong>d\u00e9s\u00e9quilibre important entre l&rsquo;offre et la demande.<\/strong> Cela positionne les actifs PBSA (Purpose Built Student Accommodation) comme une opportunit\u00e9 d&rsquo;investissement attrayante. \u00ab La capacit\u00e9 de ce secteur \u00e0 r\u00e9sister aux fluctuations du march\u00e9, ses taux \u00e9lev\u00e9s d&rsquo;occupation et son potentiel de croissance des loyers en font l&rsquo;une des options les plus viables pour les investisseurs dans le paysage immobilier actuel \u00bb, explique le cabinet dans son rapport <strong>European Student Housing.<\/strong><\/p>\n\n\n\n<p>En Espagne, les universit\u00e9s publiques et priv\u00e9es attirent un nombre croissant d&rsquo;\u00e9tudiants, tant nationaux qu&rsquo;internationaux. Cependant, l&rsquo;offre d&rsquo;h\u00e9bergement disponible pour cette population ne cro\u00eet pas au m\u00eame rythme que la demande, et le taux de provision de lits reste faible (6,7 %).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">D\u00e9ficit de lits dans les r\u00e9sidences \u00e9tudiantes<\/h2>\n\n\n\n<p>Le march\u00e9 espagnol des r\u00e9sidences \u00e9tudiantes pr\u00e9sente un <strong>d\u00e9ficit de 450 000 lits<\/strong>, mettant en lumi\u00e8re le besoin urgent d&rsquo;\u00e9largir l&rsquo;offre. Selon l&rsquo;analyse de CBRE, 14 500 nouveaux lits devraient \u00eatre ajout\u00e9s d&rsquo;ici 2026, portant le total \u00e0 130 000. Cependant, malgr\u00e9 cette croissance, beaucoup reste \u00e0 faire.<br>Actuellement, l&rsquo;Espagne dispose de 115 000 lits op\u00e9rationnels, mais beaucoup sont obsol\u00e8tes, car 60 % des installations existantes n\u00e9cessitent une r\u00e9novation. Ce d\u00e9ficit, associ\u00e9 au manque d&rsquo;offre dans certaines villes cl\u00e9s, rend ces actifs de plus en plus attractifs pour les capitaux immobiliers. Les chiffres le confirment : jusqu&rsquo;au troisi\u00e8me trimestre 2024, <strong>les investissements ont atteint 415 millions d&rsquo;euros<\/strong> (soit 17 % de l&rsquo;investissement total dans le segment r\u00e9sidentiel). <a href=\"https:\/\/www.epe.es\/es\/activos\/20241125\/fondos-inmobiliarios-residencias-estudiantes-111955774\" target=\"_blank\" rel=\"noreferrer noopener\">L&rsquo;int\u00e9r\u00eat croissant des fonds d&rsquo;investissement,<\/a> nationaux et internationaux, est particuli\u00e8rement notable.<\/p>\n\n\n\n<p>Par localisation, Madrid et Barcelone ont historiquement \u00e9t\u00e9 les \u00e9picentres de ce secteur. Cependant, la capitale catalane s&rsquo;est impos\u00e9e comme la <a href=\"https:\/\/www.ejeprime.com\/mercado\/barcelona-destino-top-para-las-residencias-de-estudiantes-219-millones-de-inversion#:~:text=Barcelona%20ha%20concentrado%20toda%20la,datos%20de%20la%20consultora%20Cbre.\" target=\"_blank\" rel=\"noreferrer noopener\">destination principale pour les investissements dans les r\u00e9sidences \u00e9tudiantes<\/a>. Ainsi, Barcelone concentre la majorit\u00e9 des investissements nationaux dans ce type d&rsquo;actifs, atteignant un volume de 219 millions d&rsquo;euros au premier semestre 2024, soit une augmentation de 68,5 % par rapport \u00e0 la m\u00eame p\u00e9riode de l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente. De son c\u00f4t\u00e9, Malaga a connu une augmentation notable de la demande en lits de r\u00e9sidence, soutenue par l&rsquo;arriv\u00e9e d&rsquo;\u00e9tudiants du monde entier, bien que l&rsquo;offre y soit \u00e9galement insuffisante pour r\u00e9pondre aux besoins du march\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location de chambres en colocation<\/h2>\n\n\n\n<p>La location de chambres en colocation est une autre option populaire parmi les \u00e9tudiants et <strong>reste dynamique malgr\u00e9 la hausse des prix.<\/strong> Selon le portail immobilier <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/08\/27\/819310-la-oferta-de-habitaciones-en-piso-compartido-crece-un-29-en-el-segundo-trimestre\" target=\"_blank\" rel=\"noreferrer noopener\">Idealista<\/a>, l&rsquo;offre de logements en colocation a augment\u00e9 de 20 % en glissement annuel au cours du troisi\u00e8me trimestre 2024. Dans son \u00e9tude <strong>\u201cLogements partag\u00e9s en Espagne en 2024\u201d<\/strong>, <a href=\"https:\/\/www.fotocasa.es\/fotocasa-life\/compartir-piso\/una-habitacion-en-espana-cuesta-un-90-mas-que-en-2015\/\" target=\"_blank\" rel=\"noreferrer noopener\">Fotocasa<\/a> indique que le prix moyen d&rsquo;une chambre en Espagne est de 488 euros par mois, soit une augmentation de 57,3 % par rapport \u00e0 il y a cinq ans et de 89,4 % depuis 2015.<\/p>\n\n\n\n<p>La plateforme souligne \u00e9galement que la location de chambres offre une rentabilit\u00e9 de 9,3 %, contre 6,1 % pour la location enti\u00e8re d&rsquo;un logement. \u00ab La rentabilit\u00e9 offerte par la location de chambres reste la plus \u00e9lev\u00e9e du march\u00e9, bien au-dessus des autres produits financiers, avec une grande stabilit\u00e9 et des perspectives \u00e0 long terme. Louer par chambre offre 34 % de rentabilit\u00e9 suppl\u00e9mentaire pour le propri\u00e9taire par rapport \u00e0 une location enti\u00e8re. Ce mod\u00e8le a connu une croissance exponentielle parmi les propri\u00e9taires depuis l&rsquo;entr\u00e9e en vigueur de la loi sur le logement, car il n&rsquo;est pas soumis aux limitations de ce type de location \u00bb, explique Mar\u00eda Matos, directrice des \u00e9tudes chez Fotocasa.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Co-living, une tendance parmi les \u00e9tudiants<\/h2>\n\n\n\n<p>En tant qu&rsquo;\u00e9volution de la location par chambre, d&rsquo;autres mod\u00e8les d&rsquo;h\u00e9bergement comme le co-living ont \u00e9merg\u00e9. Ce concept, qui combine <strong>la vie communautaire avec une approche d&rsquo;h\u00e9bergement partag\u00e9,<\/strong> s\u00e9duit les \u00e9tudiants qui souhaitent enrichir encore davantage leur exp\u00e9rience sociale pendant leurs \u00e9tudes universitaires.<\/p>\n\n\n\n<p>Le co-living s&rsquo;inscrit dans les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/08\/05\/le-flex-living-emerge-avec-force-en-espagne\/\" target=\"_blank\" rel=\"noreferrer noopener\">nouvelles solutions d&rsquo;habitat flexibl<\/a><a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/08\/05\/le-flex-living-emerge-avec-force-en-espagne\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=habitat_flexible&amp;utm_content=fr_alojamiento_estudiantes\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">e,<\/a> un domaine o\u00f9 l&rsquo;Espagne est un leader. Selon Atlas Real Estate, les op\u00e9rateurs du flex living en Espagne disposent de 11 885 lits op\u00e9rationnels et pr\u00e9voient de doubler ce chiffre d&rsquo;ici 2027. La majorit\u00e9 d&rsquo;entre eux seront des unit\u00e9s de co-living, avec 14 824 lits pr\u00e9vus.<\/p>\n\n\n\n<p>JLL indique que <strong>une grande partie de ces lits sont situ\u00e9s \u00e0 Madrid<\/strong>, avec plus de 6 000 actuellement disponibles et 16 000 projet\u00e9s. Barcelone est la deuxi\u00e8me ville en termes de densit\u00e9, avec 2 200 lits existants et 2 600 autres en projet. Valence occupe la troisi\u00e8me place avec 1 100 lits disponibles et 880 pr\u00e9vus dans les mois \u00e0 venir.<\/p>\n\n\n\n<p>De nombreuses entreprises ont d\u00e9tect\u00e9 l&rsquo;opportunit\u00e9 que repr\u00e9sentent les \u00e9tudiants universitaires et ont d\u00e9velopp\u00e9 des solutions de co-living sp\u00e9cifiques pour eux.
