Les logements comprennent quatre chambres et une surface moyenne de 130 m\u00e8tres carr\u00e9s, avec une piscine. Sant Cugat est situ\u00e9 \u00e0 seulement 5 km du centre de Barcelone, et le bien se trouve dans une zone consolid\u00e9e de la ville.<\/p>\n\n<p>Quant au promoteur, Shevat poss\u00e8de une vaste exp\u00e9rience avec plus de 70 projets d\u00e9velopp\u00e9s en Espagne, principalement dans la province de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/10\/07\/locaux-commerciaux-lactif-le-plus-rentable-a-barcelone\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=barcelone&amp;utm_content=fr_proyecto_golf_terraces\" target=\"_blank\" rel=\"noreferrer noopener\">Barcelone<\/a>.<\/p>\n\n<h2 class=\"wp-block-heading\">Permis et 5 des 6 logements r\u00e9serv\u00e9s<\/h2>\n\n<p>Ce projet suit une strat\u00e9gie de plus-value, ce qui signifie que les investisseurs d\u2019Urbanitae deviendront partenaires du promoteur pour acqu\u00e9rir le terrain sur lequel seront d\u00e9velopp\u00e9s les six logements. Le promoteur a d\u00e9j\u00e0 sign\u00e9 un contrat de promesse d\u2019achat et <strong>a vers\u00e9 10 % du prix d\u2019achat.<\/strong> Le reste du paiement sera couvert par la contribution d\u2019Urbanitae et un pr\u00eat foncier d\u2019une banque de premier rang. La soci\u00e9t\u00e9 de construction de Shevat se chargera de mener \u00e0 bien le projet.<\/p>\n\n<p>Au total, <strong>les investisseurs d\u2019Urbanitae contribueront \u00e0 hauteur de 1 530 000 euros.<\/strong> Le promoteur investit \u00e9galement son propre capital dans le projet, soit 20 % de la valeur totale de l\u2019investissement.<\/p>\n\n<p>Le projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000325?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=golf_terraces_2&amp;utm_content=fr_proyecto_golf_terraces\" target=\"_blank\" rel=\"noreferrer noopener\">Golf Terraces<\/a> pr\u00e9sente deux atouts majeurs. Premi\u00e8rement, <strong>le permis de construire est d\u00e9j\u00e0 en place, ce qui minimise le risque de d\u00e9lai.<\/strong> Ensuite, cinq des six logements du projet ont d\u00e9j\u00e0 \u00e9t\u00e9 vendus, ce qui repr\u00e9sente un avancement commercial de plus de 80 %.
