Dans un contexte o\u00f9 <strong>les conditions de cr\u00e9dit se sont durcies<\/strong> \u2013 l&#8217;Euribor s&#8217;est \u00e9tabli \u00e0 plus de 3 % en d\u00e9cembre 2022, pour la premi\u00e8re fois en 14 ans \u2013 et o\u00f9 l&#8217;offre ne parvient toujours pas \u00e0 r\u00e9pondre \u00e0 la demande, il est frappant de constater qu&#8217;un nombre croissant d&#8217;acheteurs choisit d&#8217;acqu\u00e9rir des biens immobiliers sans recourir \u00e0 des pr\u00eats hypoth\u00e9caires. Mais \u00e0 quoi est d\u00fb ce changement ?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Changements dans le profil des acheteurs<\/h2>\n\n\n\n<p>\u00e7Traditionnellement, l&#8217;achat de biens immobiliers en Espagne a \u00e9t\u00e9 \u00e9troitement li\u00e9 \u00e0 l&#8217;obtention d&#8217;un pr\u00eat hypoth\u00e9caire. En effet, dans un pays o\u00f9 la culture de la propri\u00e9t\u00e9 est profond\u00e9ment ancr\u00e9e, l&#8217;hypoth\u00e8que a \u00e9t\u00e9 le moyen le plus courant pour financer un investissement aussi important. Cependant, aujourd&#8217;hui, un nombre consid\u00e9rable d&#8217;acheteurs choisit de <strong>payer comptant.<\/strong> Au cours de la derni\u00e8re ann\u00e9e, le pourcentage de <strong>ce groupe <a href=\"https:\/\/blogprofesional.fotocasa.es\/se-incrementa-el-porcentaje-de-compradores-que-no-necesitan-hipoteca\/\" target=\"_blank\" rel=\"noreferrer noopener\">d&#8217;acheteurs est pass\u00e9 de 32\u00a0% \u00e0 35\u00a0%<\/a>,<\/strong> soit une diff\u00e9rence de trois points de pourcentage, et un record de huit points de plus qu&#8217;en 2022, o\u00f9 le pourcentage \u00e9tait de 27 %, selon Fotocasa.<\/p>\n\n\n\n<p>L&#8217;un des principaux facteurs derri\u00e8re ce ph\u00e9nom\u00e8ne a \u00e9t\u00e9 le <strong>changement dans le profil des acheteurs.<\/strong> On trouve de plus en plus <strong>des personnes d&#8217;\u00e2ge moyen<\/strong> \u2013 49 ans en moyenne \u2013 et en particulier des <strong>femmes,<\/strong> qui, apr\u00e8s des ann\u00e9es d&#8217;\u00e9pargne ou apr\u00e8s la vente d&#8217;une autre propri\u00e9t\u00e9, disposent d&#8217;un capital suffisant pour acqu\u00e9rir un bien immobilier sans avoir besoin de financement externe. Un autre groupe notable d&#8217;acheteurs sans hypoth\u00e8que est constitu\u00e9 d&#8217;<a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/10\/15\/linvestisseur-national-domine-le-marche-immobilier-avec-57-des-investissements\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=investisseurs&amp;utm_content=fr_compras_sin_hipoteca\" target=\"_blank\" rel=\"noreferrer noopener\">investisseurs<\/a>, tant nationaux qu&#8217;internationaux, qui voient dans l&#8217;achat d&#8217;un bien immobilier une opportunit\u00e9 de rentabilit\u00e9 gr\u00e2ce \u00e0 la location ou \u00e0 la valorisation du bien.<\/p>\n\n\n\n<p>Cependant, il est important de noter que la majorit\u00e9 des acheteurs a encore besoin d&#8217;un pr\u00eat <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/08\/22\/comment-evolue-le-marche-hypothecaire\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=hypothecaire&amp;utm_content=fr_compras_sin_hipoteca\" target=\"_blank\" rel=\"noreferrer noopener\">hypoth\u00e9caire<\/a> : 66\u00a0%. Ce pourcentage, bien qu&#8217;il repr\u00e9sente encore la majorit\u00e9, est l\u00e9g\u00e8rement inf\u00e9rieur aux 68\u00a0% enregistr\u00e9s l&#8217;ann\u00e9e pr\u00e9c\u00e9dente. De plus, parmi ces 66\u00a0%, seuls 54\u00a0% ont obtenu un financement bancaire, tandis que <strong>12 % suppl\u00e9mentaires ont eu besoin, en plus du pr\u00eat hypoth\u00e9caire, de l&#8217;aide familiale<\/strong> pour r\u00e9aliser l&#8217;achat. Le profil dominant dans ce cas est celui d&#8217;une personne de la classe moyenne sup\u00e9rieure, \u00e2g\u00e9e de 42 ans, vivant avec un partenaire ou avec un partenaire et des enfants.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Contexte \u00e9conomique : baisse des taux d&#8217;int\u00e9r\u00eat et \u00e9pargne accumul\u00e9e<\/h2>\n\n\n\n<p>Cette ann\u00e9e, la Banque Centrale Europ\u00e9enne a abaiss\u00e9 les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/10\/18\/que-sont-les-taux-de-reference\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=taux_dinteret&amp;utm_content=fr_compras_sin_hipoteca\" target=\"_blank\" rel=\"noreferrer noopener\">taux d&#8217;int\u00e9r\u00eat<\/a> \u00e0 deux reprises, les fixant \u00e0 3,5 %. D\u00e9sormais, les citoyens ayant des hypoth\u00e8ques \u00e0 taux variable verront une r\u00e9duction comprise entre 80 et 190 euros par mois, ce qui repr\u00e9sente <a href=\"https:\/\/blogprofesional.fotocasa.es\/maria-matos-mas-de-un-20-de-compradores-podria-volver-al-mercado-tras-las-bajadas-de-tipos-de-interes\/\" target=\"_blank\" rel=\"noreferrer noopener\">une baisse de 10 % en glissement annuel<\/a>, selon une analyse de Fotocasa.<\/p>\n\n\n\n<p>\u00c0 cela s&#8217;ajoute un ph\u00e9nom\u00e8ne d&#8217;\u00e9pargne accumul\u00e9e dont certains ont pu profiter ces derni\u00e8res ann\u00e9es.
