Si vous n&rsquo;avez pas eu l&rsquo;occasion d&rsquo;investir la premi\u00e8re fois, vous pourrez le faire \u00e0 nouveau dans un projet de logement social \u00e0 Madrid <strong>le mardi 22 octobre \u00e0 16 h (UTC+2).<\/strong><\/p>\n\n<p>Comme pour Balc\u00f3n del Sur, le projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000324?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=ribera_del_pinar_1&amp;utm_content=fr_proyecto_ribera_del_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">Ribera del Pinar<\/a> consiste \u00e0 accorder un pr\u00eat pour financer en partie l&rsquo;achat d&rsquo;un terrain \u00e0 Navalcarnero, Madrid, o\u00f9 sera d\u00e9velopp\u00e9e <strong>une promotion r\u00e9sidentielle en r\u00e9gime coop\u00e9ratif de 248 logements prot\u00e9g\u00e9s \u00e0 prix limit\u00e9 (VPPL).<\/strong><\/p>\n\n<p>Les 248 logements VPPL disposeront de trois chambres, deux salles de bains, de grandes terrasses et de vastes espaces communs avec piscine, patio et jardin priv\u00e9. En ce qui concerne l&#8217;emplacement, il faut savoir que le projet est situ\u00e9 \u00e0 moins de 30 km du centre de Madrid ; en voiture, il ne faut que 25 minutes pour rejoindre Madrid via l&rsquo;A-5 ou la R-5, et il est \u00e9galement bien desservi par les bus. De plus, <strong>Navalcarnero est une ville en pleine expansion immobili\u00e8re,<\/strong> car elle est consid\u00e9r\u00e9e comme l&rsquo;alternative la plus abordable et tranquille pr\u00e8s de Madrid. Ce promoteur a pr\u00e8s de 40 ans d&rsquo;exp\u00e9rience dans le secteur et <strong>plus de 9 000 logements livr\u00e9s.<\/strong> Rien qu&rsquo;\u00e0 Madrid, il a livr\u00e9 plus de 50 promotions en r\u00e9gime coop\u00e9ratif, soit environ 1 800 logements.<\/p>\n\n<h2 class=\"wp-block-heading\">11,5\u00a0% de rentabilit\u00e9 en 12 mois<\/h2>\n\n<p>Le projet <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000324?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=ribera_del_pinar_2&amp;utm_content=fr_proyecto_ribera_del_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">Ribera del Pinar<\/a> suit une strat\u00e9gie de dette. Les investisseurs d&rsquo;Urbanitae entreront dans le projet par l&rsquo;octroi d&rsquo;un <strong>pr\u00eat en une seule tranche avec un taux fixe annuel de 11,50 % sur 12 mois<\/strong> pour financer en partie l&rsquo;achat de l&rsquo;actif. <strong>La sortie des investisseurs d&rsquo;Urbanitae se fera par un refinancement bancaire<\/strong> apr\u00e8s l&rsquo;obtention de deux jalons : (i) l&rsquo;approbation du permis de construire et (ii) la r\u00e9alisation de 70 % des ventes.<\/p>\n\n<p>Urbanismo y Gesti\u00f3n apporte environ 4,6 millions d&rsquo;euros pour l&rsquo;achat, soit 37 % du prix d&rsquo;achat.<\/p>\n\n<p>Le permis de construire sera demand\u00e9 avant la fin de l&rsquo;ann\u00e9e, et le promoteur s&rsquo;attend \u00e0 ce qu&rsquo;il soit approuv\u00e9 dans un d\u00e9lai de cinq \u00e0 six mois, en fonction de son exp\u00e9rience r\u00e9cente avec la mairie de Navalcarnero.<\/p>\n\n<h2 class=\"wp-block-heading\">Garantie hypoth\u00e9caire et retour minimum de 12 mois<\/h2>\n\n<p>Le montant total du pr\u00eat s&rsquo;\u00e9l\u00e8ve \u00e0 8 725 000 euros, dont 5 000 000 seront financ\u00e9s par la plateforme gr\u00e2ce aux investisseurs d&rsquo;Urbanitae.<\/p>\n\n<p>Le remboursement anticip\u00e9 total sera autoris\u00e9 \u00e0 tout moment, <strong>sous r\u00e9serve d&rsquo;un retour minimum garanti pour le pr\u00eat \u00e9quivalant \u00e0 12 mois d&rsquo;int\u00e9r\u00eats.<\/strong> Une prolongation de six mois suppl\u00e9mentaires au-del\u00e0 du mois 12 est permise.<\/p>\n\n<p>En ce qui concerne les garanties de remboursement
