Ce <strong>vendredi 13 septembre \u00e0 12h00 (UTC+2),<\/strong> vous aurez l&rsquo;opportunit\u00e9 d&rsquo;investir \u00e0 Villajoyosa, Alicante.\u00a0Voici tous les d\u00e9tails.<\/p><p><a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000314?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0924&amp;utm_content=fr_proyecto_allonbay_urban\" target=\"_blank\" rel=\"noreferrer noopener\">Le projet Allonbay Urban<\/a> consiste en le <strong>d\u00e9veloppement d&rsquo;une promotion r\u00e9sidentielle neuve<\/strong> comprenant 23 logements, r\u00e9partis en un bloc de 15 logements d&rsquo;une, deux et trois chambres, et un autre bloc de 8 logements d&rsquo;une chambre. La promotion comprend \u00e9galement 20 d\u00e9barras, 13 places de parking et des espaces communs comme une salle de sport, un sauna, une gastroteca et un solarium.<\/p><p>Allonbay Urban est situ\u00e9 \u00e0 Villajoyosa, sur l&rsquo;avenue principale de la ville, \u00e0 <strong>moins de 200 m\u00e8tres de la plage.<\/strong> La promotion offre des vues sur la mer sur la Costa Blanca et b\u00e9n\u00e9ficie de communications directes avec Alicante, ainsi que des sites touristiques comme <strong>Benidorm, J\u00e1vea, Denia et Gand\u00eda.<\/strong><\/p><p>Le gestionnaire de ce projet est Quadratia, une entreprise fond\u00e9e en 2005, qui a particip\u00e9 au d\u00e9veloppement de plus de 7 500 logements dans tout le pays, avec un accent particulier sur la c\u00f4te m\u00e9diterran\u00e9enne. En plus de son exp\u00e9rience, <strong>il s&rsquo;agit du quatri\u00e8me projet auquel elle travaille avec Urbanitae,<\/strong> apr\u00e8s avoir financ\u00e9 les promotions <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/11\/17\/nouveau-projet-a-alicante-avec-un-permis-de-construire-accorde\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0924&amp;utm_content=fr_proyecto_allonbay_urban\" target=\"_blank\" rel=\"noreferrer noopener\">Allonbay Aura<\/a>, <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/25\/investissez-dans-des-logements-en-bord-de-mer-a-alicante\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0924&amp;utm_content=fr_proyecto_allonbay_urban\" target=\"_blank\" rel=\"noreferrer noopener\">Allonbay Azure<\/a> et <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/07\/investissez-en-bord-de-mer-sur-la-costa-blanca\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0924&amp;utm_content=fr_proyecto_allonbay_urban\" target=\"_blank\" rel=\"noreferrer noopener\">Allonbay Alba<\/a>, qui sont commercialis\u00e9es \u00e0 84 %, 57 % et 59 % respectivement, et dont deux sont en cours de construction.<\/p><h2 class=\"wp-block-heading\">Permis de construire demand\u00e9<\/h2><p>Le projet a une <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/02\/21\/comment-sont-les-projets-de-plus-value-chez-urbanitae\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0924&amp;utm_content=fr_proyecto_allonbay_urban\" target=\"_blank\" rel=\"noreferrer noopener\">strat\u00e9gie de plus-value<\/a>. Cela signifie que les investisseurs d&rsquo;Urbanitae et le promoteur deviennent des partenaires pour d\u00e9velopper la promotion. Leurs contributions serviront \u00e0 <strong>acqu\u00e9rir le terrain<\/strong> sur lequel le projet sera construit et \u00e0 <strong>couvrir les co\u00fbts de d\u00e9marrage<\/strong> jusqu&rsquo;\u00e0 l&rsquo;octroi du pr\u00eat du promoteur.<\/p><p>En particulier, <strong>les investisseurs d&rsquo;Urbanitae contribueront \u00e0 hauteur de 2 080 000 euros,<\/strong> tandis que Quadratia s&rsquo;occupera de la gestion int\u00e9grale de la promotion et apportera 20 % du capital total de l&rsquo;investissement.<\/p><p>Parmi les points forts de ce projet, il convient de souligner que la commercialisation a commenc\u00e9 en juin 2024 et que <strong>7 des 23 logements ont d\u00e9j\u00e0 \u00e9t\u00e9 r\u00e9serv\u00e9s, soit 30 %.<\/strong> La formalisation des contrats de vente aura lieu apr\u00e8s l&rsquo;octroi du pr\u00eat promoteur et avec le d\u00e9but des travaux de construction, pr\u00e9vu pour le deuxi\u00e8me trimestre 2025. En ce qui concerne <strong>le permis de construire, il est d\u00e9j\u00e0 demand\u00e9<\/strong> et sa d\u00e9livrance est attendue entre septembre et octobre 2024.<\/p><h2 class=\"wp-block-heading\">Rentabilit\u00e9 en 26 \u00e0 30 mois<\/h2><p>Comme pour tous les projets de plus-value, le r\u00e9gulateur (CNMV) ne permet pas de donner un chiffre de rentabilit\u00e9 estim\u00e9e. De plus, il nous oblige \u00e0 pr\u00e9senter deux sc\u00e9narios suppl\u00e9mentaires \u00e0 celui que nous prenons comme base. Dans tous les cas, le calcul de la rentabilit\u00e9 est fait de la m\u00eame mani\u00e8re, \u00e0 partir des donn\u00e9es de la fiche projet. La formule est la suivante : <strong>(Pr\u00e9vision des revenus \u2013 Estimation des co\u00fbts) \/ Fonds propres totaux.<\/strong><\/p><p>En r\u00e9sum\u00e9, <strong>la dur\u00e9e estim\u00e9e de ce projet est de 26 \u00e0 30 mois.<\/strong> La cl\u00f4ture de l&rsquo;op\u00e9ration est pr\u00e9vue pour le troisi\u00e8me trimestre 2024. Les travaux de construction d\u00e9buteront au premier trimestre 2025 et, entre le troisi\u00e8me et le quatri\u00e8me trimestre 2026, la fin de la construction est pr\u00e9vue avec l&rsquo;obtention du permis de premi\u00e8re occupation et la livraison des logements.
