Avec ses kilom\u00e8tres de plages, un climat privil\u00e9gi\u00e9 et une demande touristique constante, les propri\u00e9t\u00e9s sur la c\u00f4te espagnole offrent une combinaison unique de plaisir personnel et de potentiel de rentabilit\u00e9. Dans cet article, nous vous expliquons la rentabilit\u00e9 d&rsquo;investir sur la c\u00f4te.<\/p>\n\n\n\n<p>Les r\u00e9gions c\u00f4ti\u00e8res d&rsquo;Espagne, en particulier des zones comme la Costa del Sol, la <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/09\/la-costa-blanca-a-alicante-sur-le-radar-des-investisseurs-hoteliers\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_content=fr_rentabilidad_invertir_costa\">Costa Blanca<\/a> et la Costa Brava, <strong>ont connu une augmentation constante de la demande de propri\u00e9t\u00e9s.<\/strong> Cet int\u00e9r\u00eat provient non seulement des Espagnols, mais aussi des <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/03\/29\/voici-ce-que-recherchent-les-investisseurs-etrangers-dans-les-proprietes-espagnoles\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_content=fr_rentabilidad_invertir_costa\" target=\"_blank\" rel=\"noreferrer noopener\">\u00e9trangers<\/a>, notamment des pays d&rsquo;Europe du Nord, attir\u00e9s par le soleil et un mode de vie d\u00e9tendu. Cette demande soutenue a \u00e9t\u00e9 l&rsquo;un des facteurs cl\u00e9s qui ont pouss\u00e9 les prix \u00e0 la hausse et maintenu la rentabilit\u00e9 des investissements immobiliers dans ces zones.<\/p>\n\n\n\n<p>Au cours de la derni\u00e8re d\u00e9cennie, malgr\u00e9 les fluctuations du march\u00e9 immobilier mondial, <strong>les propri\u00e9t\u00e9s sur la c\u00f4te espagnole se sont r\u00e9v\u00e9l\u00e9es relativement r\u00e9silientes.<\/strong> Les prix des logements dans de nombreuses zones c\u00f4ti\u00e8res ont suivi une tendance \u00e0 la hausse, en particulier dans les zones dot\u00e9es d&rsquo;une infrastructure bien d\u00e9velopp\u00e9e et d&rsquo;une offre limit\u00e9e de nouvelles constructions.<\/p>\n\n\n\n<p>Selon Tecnitasa, les prix des loyers des appartements sur la c\u00f4te ont augment\u00e9 de 10 % cette ann\u00e9e, <strong>et sont 40 % plus \u00e9lev\u00e9s qu&rsquo;en 2020.<\/strong> Les provinces de Cantabrie, Las Palmas et Santa Cruz de Tenerife ont enregistr\u00e9 les plus fortes augmentations. Par ailleurs, l\u2019\u00e9valuateur Tinsa indique que <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/06\/06\/817630-el-precio-de-la-vivienda-en-las-islas-y-la-costa-vuelve-a-los-niveles-de-2008-segun\" target=\"_blank\" rel=\"noreferrer noopener\">le prix des logements sur les \u00eeles et la c\u00f4te est au niveau de 2008<\/a>. Alors que la moyenne de l&rsquo;augmentation au premier trimestre \u00e9tait de 3,3 %, dans les municipalit\u00e9s c\u00f4ti\u00e8res, la hausse a \u00e9t\u00e9 de 5,7 % en glissement annuel.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">L&rsquo;exp\u00e9rience d&rsquo;Urbanitae<\/h2>\n\n\n\n<p>De plus, si l&rsquo;on ajoute la dimension luxe, l&rsquo;attrait se multiplie. Les propri\u00e9t\u00e9s haut de gamme se distinguent par leur <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/15\/limmunite-de-limmobilier-residentiel-de-luxe\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_content=fr_rentabilidad_invertir_costa\" target=\"_blank\" rel=\"noreferrer noopener\">immunit\u00e9<\/a> aux crises. En effet, il s&rsquo;agit de propri\u00e9t\u00e9s dont les acheteurs recourent rarement au financement bancaire, ce qui \u00e9limine l&rsquo;incertitude li\u00e9e aux <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/07\/26\/taux-dinteret-ce-que-vous-devez-savoir\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_content=fr_rentabilidad_invertir_costa\" target=\"_blank\" rel=\"noreferrer noopener\">taux d&rsquo;int\u00e9r\u00eat<\/a>.<\/p>\n\n\n\n<p>Chez Urbanitae, nous avons financ\u00e9 plus de 70 projets immobiliers dans des zones c\u00f4ti\u00e8res, soit pr\u00e8s de 45 % du total. Parmi eux, nous avons d\u00e9j\u00e0 restitu\u00e9 l&rsquo;investissement dans 14. Si nous nous concentrons sur les projets r\u00e9sidentiels (13), <strong>le rendement total moyen obtenu par les quelque 4 300 investisseurs qui ont particip\u00e9 a \u00e9t\u00e9 de 25,8 %<\/strong>, contre une pr\u00e9vision moyenne de 24 %. Le TRI moyen de ces projets a \u00e9t\u00e9 de 12,6 %.<\/p>\n\n\n\n<p>Deux d&rsquo;entre eux, situ\u00e9s \u00e0 El Puerto de Santa Mar\u00eda, ont obtenu des r\u00e9sultats extr\u00eamement positifs, avec des rendements de 47,6 % et 58 % respectivement : <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000089?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_content=fr_rentabilidad_invertir_costa\" target=\"_blank\" rel=\"noreferrer noopener\">Pinares<\/a> I et II. Sur le blog, nous avons \u00e9galement \u00e9voqu\u00e9 le succ\u00e8s du projet Huertos 70, un projet r\u00e9sidentiel \u00e0 Nerja (M\u00e1laga). Dans ce cas, il s&rsquo;agissait d&rsquo;un pr\u00eat de 800 000 euros \u00e0 Grupo ADU pour d\u00e9velopper une promotion de 17 logements. Le rendement total pour l&rsquo;investisseur a \u00e9t\u00e9 de 19,8 % (11 % TRI).<\/p>\n\n\n\n<p>Les donn\u00e9es d\u00e9montrent la rentabilit\u00e9 d&rsquo;investir sur la c\u00f4te espagnole, en particulier pour ceux qui cherchent \u00e0 diversifier leur portefeuille d&rsquo;investissements avec des actifs tangibles. La combinaison d&rsquo;une forte demande touristique, la possibilit\u00e9 de revenus locatifs de vacances et l&rsquo;appr\u00e9ciation de la valeur des propri\u00e9t\u00e9s rendent ce march\u00e9 attractif.
