Selon les derni\u00e8res donn\u00e9es sur les hypoth\u00e8ques publi\u00e9es par<a href=\"https:\/\/www.ine.es\/dyngs\/Prensa\/es\/H0524.htm#:~:text=El%20n%C3%BAmero%20de%20hipotecas%20sobre,en%20el%203%2C25%25.\" target=\"_blank\" rel=\"noreferrer noopener\"> l&rsquo;Institut National de la Statistique (INE)<\/a>, correspondant au mois de mai, la signature d&rsquo;hypoth\u00e8ques est revenue dans le rouge apr\u00e8s avoir vu une \u00e9claircie en avril. Si au cours du quatri\u00e8me mois de l&rsquo;ann\u00e9e les op\u00e9rations ont augment\u00e9 de 28 %, enregistrant le meilleur mois d&rsquo;avril en 14 ans (34 264 hypoth\u00e8ques), les chiffres de mai (27 435) ont diminu\u00e9 de 18,2 %. L&rsquo;Andalousie (5 496), Madrid (5 494) et la Catalogne (5 241) ont \u00e9t\u00e9 les r\u00e9gions qui ont enregistr\u00e9 le plus grand nombre d&rsquo;hypoth\u00e8ques constitu\u00e9es sur des logements en mai cette ann\u00e9e.<\/p>\n\n\n\n<p>Parall\u00e8lement,<a href=\"https:\/\/www.ine.es\/dyngs\/Prensa\/es\/H0524.htm#:~:text=El%20n%C3%BAmero%20de%20hipotecas%20sobre,en%20el%203%2C25%25.\" target=\"_blank\" rel=\"noreferrer noopener\"> les ventes de logements<\/a> ont chut\u00e9 de 21,5 %, en attendant de nouvelles baisses des taux d&rsquo;int\u00e9r\u00eat. Mai s&rsquo;est termin\u00e9 avec 44 013 transactions, et avril avec 53 091, soit le deuxi\u00e8me meilleur chiffre de l&rsquo;ann\u00e9e. Ces chiffres mettent en \u00e9vidence les difficult\u00e9s d&rsquo;acc\u00e8s au logement, <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/07\/18\/818567-la-oferta-de-viviendas-en-venta-cae-otro-6-en-el-segundo-trimestre\" target=\"_blank\" rel=\"noreferrer noopener\">avec de moins en moins d&rsquo;offres<\/a> \u00e0 la vente et un financement tr\u00e8s exigeant.<\/p>\n\n\n\n<p>De son c\u00f4t\u00e9, la Banque Centrale Europ\u00e9enne (BCE) vient d&rsquo;annoncer qu&rsquo;elle maintiendra les taux d&rsquo;int\u00e9r\u00eat stables au niveau actuel de 4,25 %, et ce n&rsquo;est qu&rsquo;en septembre qu&rsquo;elle r\u00e9examinera la d\u00e9cision de proc\u00e9der ou non \u00e0 des baisses. De nombreux futurs propri\u00e9taires surveillent de pr\u00e8s l&rsquo;\u00e9volution de l&rsquo;indice de r\u00e9f\u00e9rence pour se lancer dans l&rsquo;achat d&rsquo;un logement et demander une hypoth\u00e8que. Et il faut dire que la baisse des taux d&rsquo;int\u00e9r\u00eat sera la cl\u00e9 de la reprise du <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/06\/29\/radiographie-de-base-du-marche-immobilier-en-2024\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_content=fr_mercado_hipotecario\" target=\"_blank\" rel=\"noreferrer noopener\">march\u00e9 hypoth\u00e9caire en 2024.<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Profil des demandeurs de pr\u00eats hypoth\u00e9caires<\/strong><\/h2>\n\n\n\n<p>Mais qui signe les hypoth\u00e8ques en Espagne ? Selon une \u00e9tude r\u00e9cente r\u00e9alis\u00e9e par le <a href=\"https:\/\/www.notariado.org\/portal\/-\/entre-35-y-44-a%C3%B1os-la-edad-en-que-se-contratan-m%C3%A1s-hipotecas\" target=\"_blank\" rel=\"noreferrer noopener\">Conseil G\u00e9n\u00e9ral du Notariat<\/a>, \u00e0 l&rsquo;occasion du cinqui\u00e8me anniversaire de la <a href=\"https:\/\/diariolaley.laleynext.es\/Content\/DocumentoRelacionado.aspx?params=H4sIAAAAAAAEAE1QTWvDMAz9Nz6OfHTpyZe2OxSS0nRl16E6IjFodrDkbPn3U1fYJtBB0tPTexK4sa2fDTjJQIfobFPWzb30C17hdp_FNGDarbYyEgXogmybTbk1PMXPEyx-BPEx7CDZa8po_NC1_SuS7TDkc_LB-RmorN-LSmeDbV8KjWZTlFVhFkysy_bNjxgEzeTHqdWUBxcjJDedYUTbehbQ25kEhsgdSIfJQRBPT8Dzl3Gk4AMI7oEwDL9yuIUc3NRnTOujRX-No-rp_3MZmGdaL5HU5Q94jqxvyR8q7xj2kGJm9VZ8A4djToA5AQAAWKE\" target=\"_blank\" rel=\"noreferrer noopener\">loi r\u00e9gissant les contrats de cr\u00e9dit immobilier (LCCI)<\/a>, la tranche d&rsquo;\u00e2ge dans laquelle la plupart des hypoth\u00e8ques sont contract\u00e9es en Espagne se situe entre 35 et 44 ans (33,4 % du total). Elle est suivie par le groupe \u00e2g\u00e9 de 45 \u00e0 54 ans, avec 29,6 %, et celui de 25 \u00e0 34 ans, avec 20,9 %.<\/p>\n\n\n\n<p>Les conclusions de cette analyse indiquent \u00e9galement que, au premier trimestre de l&rsquo;ann\u00e9e, 51,8 % des futurs emprunteurs hypoth\u00e9caires \u00e9taient des hommes et 48,2 % des femmes. Dans 53,9 % des cas, les hypoth\u00e8ques ont \u00e9t\u00e9 demand\u00e9es par deux personnes.<\/p>\n\n\n\n<p>De plus, 89,7 % des signataires d&rsquo;actes notari\u00e9s de transparence pr\u00e9alables aux hypoth\u00e8ques \u00e9taient d&rsquo;origine nationale, contre 10,3 % d&rsquo;\u00e9trangers. Dans ce cas, le rapport annuel 2023 du march\u00e9 hypoth\u00e9caire <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/05\/28\/817213-los-extranjeros-in-love-con-espana-la-compra-de-casas-por-no-residentes-crecera-en\" target=\"_blank\" rel=\"noreferrer noopener\">d&rsquo;Idealista r\u00e9v\u00e8le que les \u00e9trangers qui ont sign\u00e9 le plus d&rsquo;hypoth\u00e8ques en 2023<\/a> \u00e9taient les Britanniques, avec 15,5 % du total, suivis des Allemands (14,1 %) et des Suisses (9 %). Il convient de noter que les conditions des hypoth\u00e8ques pour les non-r\u00e9sidents sont plus restrictives que pour les nationaux, car elles couvrent entre 70 % et 60 % de la valeur d&rsquo;\u00e9valuation du bien, au lieu de 80 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>L&rsquo;effort pour acheter un logement est en augmentation<\/strong><\/h2>\n\n\n\n<p>Aujourd&rsquo;hui, acc\u00e9der \u00e0 un logement en Espagne demande bien plus d&rsquo;efforts qu&rsquo;il y a plusieurs d\u00e9cennies. Un effort qui a particuli\u00e8rement explos\u00e9 ces derni\u00e8res ann\u00e9es, au point que les Espagnols consacrent l&rsquo;int\u00e9gralit\u00e9 du salaire de 6,7 ans (81 mois) au remboursement de l&rsquo;hypoth\u00e8que, selon l&rsquo;\u00e9tude \u00ab\u00a0<a href=\"https:\/\/s36360.pcdn.co\/wp-content\/uploads\/2024\/04\/NdP-Espana-Analisis-salarios-Precios-compra-vivienda-2023-FC-IJ.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Relation des salaires et l&rsquo;achat de logement en 2023<\/a>\u00ab\u00a0, r\u00e9alis\u00e9e par Fotocasa et InfoJobs. Les \u00celes Bal\u00e9ares sont la r\u00e9gion o\u00f9 le salaire brut le plus \u00e9lev\u00e9 est consacr\u00e9 au paiement d&rsquo;un bien immobilier (12 ans).
