Ce sont les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/12\/01\/tout-ce-que-vous-devez-savoir-sur-les-residences-de-marque\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_content=fr_branded_residences_europa\" target=\"_blank\" rel=\"noreferrer noopener\">r\u00e9sidences de marque<\/a>, qui introduisent un nouveau concept de logements ultra-luxueux en Europe. Selon le cabinet de conseil immobilier Savills, il existe <a href=\"https:\/\/www.savills.es\/publicaciones\/noticias\/359234-0\/espa%C3%B1a-lidera-la-prevision-de-proyectos-de-branded-residences-en-europa#:~:text=La%20previsi%C3%B3n%20de%20Savills%20es,deja%20de%20aumentar%2C%20seg%C3%BAn%20Savills.\" target=\"_blank\" rel=\"noreferrer noopener\">plus de 1 300 projets r\u00e9sidentiels<\/a> haut de gamme li\u00e9s \u00e0 de grandes marques dans le monde entier : plus de 690 projets achev\u00e9s et 600 autres dont la livraison est pr\u00e9vue d&#8217;ici 2030.<\/p>\n\n\n\n<p><strong>L&#8217;Espagne <\/strong>se distingue comme le <strong>pays europ\u00e9en avec le plus de propri\u00e9t\u00e9s de ce type en cours<\/strong> de r\u00e9alisation, devant des pays comme la Gr\u00e8ce et d&#8217;autres march\u00e9s comme la France ou la Croatie. Notre pays compte actuellement six projets achev\u00e9s et 12 en cours (271 unit\u00e9s termin\u00e9es et 448 en construction).<\/p>\n\n\n\n<p>Les r\u00e9sidences de marque fonctionnent g\u00e9n\u00e9ralement en partenariat avec des marques h\u00f4teli\u00e8res internationales, mais ces entreprises ne sont pas les seules \u00e0 investir dans ce secteur. On observe ainsi une diversification claire avec l&#8217;entr\u00e9e de marques de mode, de design, de technologie, de sport et d&#8217;automobile, \u00e9largissant le paysage des investissements et des achats. Le cabinet constate la croissance exponentielle de ce type de logements li\u00e9s \u00e0 des marques premium ou \u00e0 des h\u00f4tels cinq \u00e9toiles, avec des prix allant de trois \u00e0 vingt millions d&#8217;euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Une nouvelle alternative d&#8217;investissement immobilier<\/strong><\/h2>\n\n\n\n<p>Les r\u00e9sidences de marque sont des d\u00e9veloppements de luxe offrant une large gamme de services, ajoutant de la valeur \u00e0 l&#8217;exp\u00e9rience et dont l&#8217;exclusivit\u00e9 g\u00e9n\u00e8re un attrait plus important pour l&#8217;investissement. C&#8217;est pourquoi, au cours de la derni\u00e8re d\u00e9cennie, ce segment a connu une croissance spectaculaire <strong>de plus de 160 %<\/strong>, tant dans les destinations de vacances qu&#8217;urbaines, o\u00f9 il gagne en popularit\u00e9, avec un chiffre d&#8217;affaires de plus de 30 milliards d&#8217;euros.<\/p>\n\n\n\n<p>Bien que Madrid et Barcelone soient les places urbaines les plus attractives pour ces projets, <a href=\"https:\/\/www.elespanol.com\/malaga\/20240430\/costa-sol-epicentro-casas-marca-toda-europa-viviendas-millones\/851415295_0.html\" target=\"_blank\" rel=\"noreferrer noopener\">la Costa del Sol est l&#8217;\u00e9picentre en Europe des r\u00e9sidences de marque.<\/a> La plupart des projets se situent \u00e0 Marbella, Benahav\u00eds et Alcaidesa (C\u00e1diz) et sont li\u00e9s \u00e0 des marques premium telles que <a href=\"https:\/\/www.ejeprime.com\/residencial\/sierre-blanca-ingresa-250-millones-por-sus-branded-residences-con-dolcegabbanna-en-marbella\" target=\"_blank\" rel=\"noreferrer noopener\">Dolce &amp; Gabbana<\/a>, Elie Saab, Fendi, Angsana, Fairmont, Four Seasons, Karl Lagerfeld ou Lamborghini.<\/p>\n\n\n\n<p>Dans la capitale, le d\u00e9veloppement <a href=\"https:\/\/cincodias.elpais.com\/cincodias\/2021\/01\/19\/companias\/1611084200_762174.html\" target=\"_blank\" rel=\"noreferrer noopener\">Four Seasons Canalejas<\/a> a r\u00e9volutionn\u00e9 le concept de logement de luxe et a d\u00e9j\u00e0 un <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/02\/09\/810928-four-seasons-estudia-abrir-mas-branded-residences-en-el-barrio-de-salamanca-madrid\" target=\"_blank\" rel=\"noreferrer noopener\">nouveau projet<\/a> en vue pour Madrid apr\u00e8s le succ\u00e8s du dernier. Ses 22 r\u00e9sidences priv\u00e9es exclusives ont \u00e9t\u00e9 vendues en 2021 \u00e0 un prix moyen de 18 000 euros le m\u00e8tre carr\u00e9, avec un prix total record de plus de 11 millions d&#8217;euros pour un penthouse. Un autre grand projet de luxe \u00e0 Madrid, les <a href=\"https:\/\/www.elconfidencial.com\/inmobiliario\/residencial\/2024-03-22\/casas-lujo-barrio-prime-salamanca-mercado_3852489\/\" target=\"_blank\" rel=\"noreferrer noopener\">Mandarin Oriental Residences de Madrid<\/a>, dans le quartier de Salamanca, a d\u00e9j\u00e0 vendu pratiquement toutes ses unit\u00e9s avec des prix d\u00e9passant les 25 000 euros par m\u00e8tre carr\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Pr\u00e9visions de croissance<\/strong><\/h2>\n\n\n\n<p>\u00c0 l&#8217;avenir, on s&#8217;attend \u00e0 ce que le march\u00e9 des r\u00e9sidences de marque continue de cro\u00eetre, port\u00e9 par la demande continue de propri\u00e9t\u00e9s de luxe et la recherche d&#8217;exp\u00e9riences de vie exclusives. Le rapport <strong>&#8220;Global Branded Residences 2023&#8221;<\/strong> de <a href=\"https:\/\/www.knightfrank.es\/blog\/2023\/07\/10\/las-branded-residences-creceran-el-55-hasta-2026\" target=\"_blank\" rel=\"noreferrer noopener\">Knight Frank<\/a> pr\u00e9voit une croissance mondiale de ce segment de 55 % d&#8217;ici 2026, avec une<strong> augmentation annuelle de 12 % des nouveaux projets.<\/strong> Le nombre de projets \u00e9voluera \u00e0 un taux annuel \u00e0 deux chiffres, avec Ritz-Carlton et Four Seasons comme op\u00e9rateurs ayant la plus grande part de march\u00e9 aujourd&#8217;hui. Ces r\u00e9sultats confirment que les r\u00e9sidences de marque sont un march\u00e9 en croissance au niveau mondial. L&#8217;Am\u00e9rique du Nord est en t\u00eate des projets, suivie par l&#8217;Asie-Pacifique et l&#8217;Europe, o\u00f9 il y a encore une grande marge de croissance.<\/p>\n\n\n\n<p>L&#8217;essor de ce type de produit est motiv\u00e9, entre autres facteurs, par l&#8217;augmentation de la richesse mondiale ou la reprise des voyages longue distance ces derni\u00e8res ann\u00e9es, selon le cabinet de conseil.<\/p>\n\n\n\n<p>Les r\u00e9sidences de marque sont donc une nouvelle alternative d&#8217;investissement immobilier qui montre que le secteur r\u00e9sidentiel de luxe espagnol traverse un moment favorable en Espagne et <a href=\"https:\/\/www.colliers.com\/es-es\/news\/branded-residences-las-alianzas-entre-marcas-de-lujo\" target=\"_blank\" rel=\"noreferrer noopener\">attire de plus en
