Contrairement au mod\u00e8le traditionnel Build to Sell (BTS), o\u00f9 les propri\u00e9t\u00e9s sont vendues imm\u00e9diatement apr\u00e8s la construction, le BTR envisage la construction de b\u00e2timents sp\u00e9cifiquement pour la location, plut\u00f4t que d\u2019\u00eatre vendus \u00e0 des propri\u00e9taires individuels. Ce mod\u00e8le immobilier attire de plus en plus les investisseurs, promoteurs et locataires.<\/p>\n\n\n\n<p>En 2023, le build to rent a augment\u00e9 de 27 % par rapport \u00e0 l\u2019ann\u00e9e pr\u00e9c\u00e9dente, avec plus de 11 000 logements en Espagne. Cela se refl\u00e8te dans la derni\u00e8re \u00e9tude <a href=\"https:\/\/activum.es\/2024\/05\/30\/activum-real-estate-presenta-servicio-build-to-rent\/\" target=\"_blank\" rel=\"noreferrer noopener\">d\u2019Activum Real Estate Consulting<\/a>, qui offre un instantan\u00e9 d\u00e9taill\u00e9 du panorama actuel du BTR, des principaux acteurs et des opportunit\u00e9s d\u2019investissement offertes par ce segment. Selon l\u2019agence immobili\u00e8re,<a href=\"https:\/\/www.ejeprime.com\/mercado\/los-promotores-se-pasan-al-alquiler-el-6-de-los-proyectos-para-la-venta-se-convierten-en-btr\" target=\"_blank\" rel=\"noreferrer noopener\"> 6 % des projets des promoteurs initialement pr\u00e9vus pour la vente en 2023<\/a> ont \u00e9volu\u00e9 vers le BTR. Le d\u00e9ficit de logements locatifs motive de nombreux promoteurs \u00e0 opter pour cette formule pour faire avancer leurs promotions.<\/p>\n\n\n\n<p><strong>La croissance exponentielle qu\u2019a connue le BTR ces derni\u00e8res ann\u00e9es<\/strong> refl\u00e8te un changement dans les pr\u00e9f\u00e9rences et les comportements du march\u00e9. Les difficult\u00e9s d\u2019acc\u00e8s \u00e0 la propri\u00e9t\u00e9 obligent beaucoup, en particulier les jeunes, mais aussi de nombreuses familles, \u00e0 opter pour la location. En m\u00eame temps, la p\u00e9nurie actuelle de logements locatifs disponibles en Espagne stimule encore plus l\u2019avanc\u00e9e du BTR.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Madrid domine le BTR, tandis que l\u2019Andalousie explose<\/strong><\/h2>\n\n\n\n<p>Madrid domine le march\u00e9 du BTR et se distingue comme le principal p\u00f4le d\u2019attraction de ce segment. Dans<strong> la capitale, le nombre de projets build to rent a connu une croissance notable, <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/05\/24\/817369-madrid-lidera-la-revolucion-del-alquiler-residencial-con-un-crecimiento-del-115-en#:~:text=Madrid%20lidera%20la%20revoluci%C3%B3n%20del,en%20viviendas%20%27build%20to%20rent%27&amp;text=El%20sector%20inmobiliario%20en%20Espa%C3%B1a,por%20Activum%20Real%20Estate%20Consulting.\" target=\"_blank\" rel=\"noreferrer noopener\">en hausse de 115 %<\/a><\/strong> au cours de la derni\u00e8re ann\u00e9e, largement motiv\u00e9e par la demande des nouvelles g\u00e9n\u00e9rations qui privil\u00e9gient la flexibilit\u00e9 offerte par la location par rapport \u00e0 la propri\u00e9t\u00e9. Parmi les 11 000 places disponibles \u00e0 l\u2019\u00e9chelle nationale, Madrid, avec 5 859 logements BTR, repr\u00e9sente 46 %.<\/p>\n\n\n\n<p>La croissance est \u00e9galement tr\u00e8s significative en Andalousie, passant de 200 logements l\u2019ann\u00e9e pr\u00e9c\u00e9dente \u00e0 1 775 logements actuels. 49 % de ces logements se concentrent \u00e0 Malaga et S\u00e9ville, repr\u00e9sentant 26 % de l\u2019offre de BTR.<\/p>\n\n\n\n<p>La Communaut\u00e9 valencienne, pour sa part, montre une croissance solide avec une augmentation de 46 %, atteignant plus de 1 400 logements BTR sur le march\u00e9. Valence repr\u00e9sente 57 % de cette offre et Alicante 17 %.<\/p>\n\n\n\n<p>La Catalogne dispose \u00e9galement d\u2019une offre int\u00e9ressante (1 100 logements). Malgr\u00e9 une baisse de 30 % par rapport \u00e0 l\u2019exercice pr\u00e9c\u00e9dent, elle reste une r\u00e9gion importante avec 1 123 logements disponibles. Dans ce cas, Barcelone regroupe 23 % du total, suivie de Tarragone avec 13 %.<\/p>\n\n\n\n<p>L\u2019analyse d\u2019Activum signale \u00e9galement une augmentation des prix de location, particuli\u00e8rement \u00e0 Madrid. Les appartements d\u2019une chambre ont augment\u00e9 de 34 % entre 2022 et 2024 (1 100 \u20ac en 2024), les appartements de deux chambres de 12 % (1 166 \u20ac en 2024) et les appartements de trois chambres de 22 %.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Acteurs principaux<\/strong><\/h2>\n\n\n\n<p>En ce qui concerne la distribution des principaux acteurs sur le march\u00e9 du build to rent en Espagne, Vivenio se distingue, en t\u00eate de liste avec environ 25 % du total des logements disponibles. Ils sont suivis par Be Casa Essentials de <strong>Greystar <\/strong>(10 %), <strong>Vivia Homes<\/strong> (9 %), <strong>Stay Homes<\/strong> (7 %) et <strong>Bialto et Rental Homes <\/strong>(Neinor Homes), avec 5 % chacun.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Le BTR comme solution au probl\u00e8me du logement en Espagne<\/strong><\/h2>\n\n\n\n<p>Les grands fonds d\u2019investissement et les principaux promoteurs espagnols savent que le BTR offre une opportunit\u00e9 commerciale claire et une solution cl\u00e9 pour l\u2019avenir de la location r\u00e9sidentielle en Espagne. Des entreprises comme <a href=\"https:\/\/elinmobiliariomesames.com\/vivienda\/gestilar-entrega-a-dws-una-promocion-build-to-rent-con-235-viviendas-en-el-ensanche-de-vallecas\/\">Gestilar<\/a>, <a href=\"https:\/\/www.ejeprime.com\/residencial\/aedas-homes-entrega-cerca-de-1200-viviendas-btr-por-mas-de-215-millones-de-euros\" target=\"_blank\" rel=\"noreferrer noopener\">Aedas Homes<\/a> ou AQ Acentor d\u00e9tiennent le plus grand nombre de promotions en BTR.<\/p>\n\n\n\n<p>Pour des entreprises comme Grupo Avintia Real Estate, le <a href=\"https:\/\/www.elconfidencial.com\/inmobiliario\/2024-07-03\/inmobiliario-alquiler-construccion-vivienda-bra_3912148\/\" target=\"_blank\" rel=\"noreferrer noopener\">BTR abordable<\/a> est d\u00e9j\u00e0 au centre de leur plan d\u2019action : il repr\u00e9sente plus de 90 % de leur activit\u00e9, et elles pr\u00e9voient de cl\u00f4turer 2024 avec plus de 4 000 logements dans leur portefeuille.<\/p>\n\n\n\n<p>Bien que le BTR soit en plein essor, il fait face \u00e0 certains d\u00e9fis en Espagne, comme la r\u00e9gulation du march\u00e9 locatif et la n\u00e9cessit\u00e9 d\u2019\u00e9quilibrer l\u2019offre et la demande.
