Une promotion r\u00e9sidentielle situ\u00e9e dans le quartier de Monte (Santander), \u00e0 seulement 1,5 km de la plage de La Maruca et \u00e0 moins de 10 minutes du centre de la capitale cantabrique. <\/p>\n\n\n\n<p>Le projet, promu par le <a href=\"https:\/\/www.grupotecniobras.com\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Grupo Tecniobras<\/a>, consistait en le d\u00e9veloppement d&#8217;une promotion de 12 maisons individuelles. Les maisons (neuf d&#8217;entre elles \u00e9taient d\u00e9j\u00e0 r\u00e9serv\u00e9es au moment du lancement du projet), avec un prix moyen de 340 000 euros, disposent de 4 chambres r\u00e9parties sur deux \u00e9tages, un grand jardin priv\u00e9 et un sous-sol avec place de garage. Le promoteur est une entreprise de r\u00e9f\u00e9rence dans le domaine r\u00e9sidentiel en Cantabrie, avec plus de 18 ans d&#8217;exp\u00e9rience.<\/p>\n\n\n\n<p>L&#8217;op\u00e9ration s&#8217;appuyait sur une strat\u00e9gie de plus-values, qui consistait en une alliance avec le promoteur \u00e0 travers une soci\u00e9t\u00e9 v\u00e9hicule &#8211; Chelsea Desarrollos Inmobiliarios S. L. &#8211; pour r\u00e9aliser la promotion par une augmentation de capital. Tant le promoteur que les investisseurs d&#8217;Urbanitae ont particip\u00e9, avec 153 000 euros du promoteur et 747 000 euros des investisseurs de la plateforme, ce qui a permis de financer l&#8217;acquisition du terrain. Par la suite, le promoteur a eu recours \u00e0 un cr\u00e9dit bancaire pour le d\u00e9veloppement des travaux par un pr\u00eat hypoth\u00e9caire promoteur.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Rentabilit\u00e9 am\u00e9lior\u00e9e<\/strong><\/h2>\n\n\n\n<p>Le ticket (732 000 euros) a \u00e9t\u00e9 lev\u00e9 gr\u00e2ce \u00e0 la participation de 332 investisseurs d&#8217;Urbanitae. Il \u00e9tait pr\u00e9vu qu&#8217;une fois l&#8217;op\u00e9ration termin\u00e9e, le gain net pour l&#8217;investisseur serait de 24 % sur une p\u00e9riode d&#8217;environ 24 \u00e0 26 mois. Finalement, la rentabilit\u00e9 a \u00e9t\u00e9 compromise par une augmentation impr\u00e9vue des co\u00fbts, c&#8217;est pourquoi le promoteur a exceptionnellement n\u00e9goci\u00e9 une bonification pour att\u00e9nuer les effets de la perte de marge. Avec cette concession du Grupo Tecniobras, le retour total du projet s&#8217;est \u00e9lev\u00e9 \u00e0 28 %, soit quatre points de plus que pr\u00e9vu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Cl\u00e9s du succ\u00e8s<\/strong><\/h2>\n\n\n\n<p>Le promoteur, Grupo Tecniobras, est une entreprise avec une trajectoire de plus de deux d\u00e9cennies, au cours de laquelle elle a dirig\u00e9 plus de 50 projets immobiliers en Cantabrie, Asturies et Galice, se consolidant comme l&#8217;une des entreprises de r\u00e9f\u00e9rence dans le secteur de la promotion et de la construction dans le nord de l&#8217;Espagne. Le projet est situ\u00e9 dans un emplacement unique, tr\u00e8s proche de la plage et du centre de Santander. L&#8217;Universit\u00e9 Internationale Men\u00e9ndez Pelayo et l&#8217;Universit\u00e9 de Cantabrie se trouvent \u00e0 moins de 3 km de la promotion. 64 % des maisons \u00e9taient d\u00e9j\u00e0 r\u00e9serv\u00e9es.<\/p>\n\n\n\n<p>Malgr\u00e9 un surco\u00fbt impr\u00e9vu dans l&#8217;ex\u00e9cution des travaux, le projet a \u00e9t\u00e9 un succ\u00e8s gr\u00e2ce \u00e0 l&#8217;engagement du promoteur envers les investisseurs d&#8217;Urbanitae, qui ont vu leur investissement compens\u00e9 par une rentabilit\u00e9 am\u00e9lior\u00e9e. Le projet Chelsea n&#8217;est pas seulement un cas de r\u00e9ussite de rentabilit\u00e9, c&#8217;est aussi un exemple de plus de la mani\u00e8re dont le crowdfunding ouvre des voies de liquidit\u00e9 int\u00e9ressantes pour les op\u00e9rations immobili\u00e8res et, en m\u00eame temps, rapproche les petits investisseurs des opportunit\u00e9s d&#8217;investissement int\u00e9ressantes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Deuxi\u00e8me projet avec Grupo Tecniobras<\/strong><\/h2>\n\n\n\n<p>Grupo Tecniobras a de nouveau plac\u00e9 sa confiance dans le financement participatif et Urbanitae avec le lancement d&#8217;une nouvelle op\u00e9ration en 2023, \u00e9galement \u00e0 Santander.
