L&rsquo;ann\u00e9e 2024 pr\u00e9sente un sc\u00e9nario complexe, marqu\u00e9 par divers facteurs influen\u00e7ant l&rsquo;offre et la demande de logements. Dans cet article, nous passons en revue quelques indicateurs fondamentaux pour une radiographie de base du march\u00e9 immobilier en Espagne en 2024.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Achat et vente de logements<\/h2>\n\n\n\n<p>Les donn\u00e9es provisoires de l&rsquo;INE indiquent une reprise des achats et ventes de logements en avril. Le nombre d&rsquo;op\u00e9rations a augment\u00e9 de 18,3% par mois, atteignant 53.091. Ce chiffre <strong>repr\u00e9sente une <a href=\"https:\/\/www.ine.es\/dyngs\/Prensa\/en\/ETDP0424.htm\" target=\"_blank\" rel=\"noreferrer noopener\">augmentation de 24%<\/a> par rapport au m\u00eame mois en 2023.<\/strong> Les logements d&rsquo;occasion continuent de pr\u00e9dominer, repr\u00e9sentant pr\u00e8s de 80% du total des transactions en avril. L&rsquo;INE souligne \u00e9galement que l&rsquo;augmentation de l&rsquo;activit\u00e9 est plus importante pour les logements neufs (+31,7% annuel) que pour les logements d&rsquo;occasion (+22,3%).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Signature d&rsquo;hypoth\u00e8ques<\/h2>\n\n\n\n<p>En ligne avec les donn\u00e9es sur les ventes, la signature d&rsquo;hypoth\u00e8ques a fortement augment\u00e9 en avril, apr\u00e8s le creux de mars. Selon les donn\u00e9es provisoires de l&rsquo;INE, 34.264 hypoth\u00e8ques ont \u00e9t\u00e9 sign\u00e9es en avril dernier. Cela repr\u00e9sente une augmentation de 15,5% par rapport \u00e0 mars et, plus important encore, <strong>une augmentation de 28% par rapport \u00e0 avril 2023.<\/strong> Les hypoth\u00e8ques \u00e0 taux fixe gagnent du terrain. Bien que la premi\u00e8re baisse des taux d&rsquo;int\u00e9r\u00eat en huit ans soit intervenue en juin, les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/05\/04\/rembourser-lhypotheque-ou-investir-quel-est-le-meilleur\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=hypotheques&amp;utm_content=fr_radiografia_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">hypoth\u00e8ques<\/a> \u00e0 taux fixe repr\u00e9sentaient 51,9% du total des hypoth\u00e8ques sign\u00e9es en avril. Le taux moyen \u00e9tait de 3,51% pour les taux fixes et de 3,25% pour les taux variables.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Prix des logements<\/h2>\n\n\n\n<p>Selon Tinsa, la valeur moyenne des logements en Espagne a augment\u00e9 de 0,5% entre avril et mai, avec une variation annuelle de 3,3% au cours des 12 derniers mois. Bien que le taux de croissance des prix des logements ait ralenti, il est toujours en hausse. Cette tendance semble difficile \u00e0 inverser compte tenu du d\u00e9s\u00e9quilibre actuel entre l&rsquo;offre et la demande. Malgr\u00e9 le rythme plus lent, Idealista constate que <strong>l&rsquo;augmentation du <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/06\/18\/que-peut-on-attendre-du-prix-de-limmobilier-en-2024\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=prix+des+logements&amp;utm_content=fr_radiografia_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">prix des logements<\/a> d&rsquo;occasion atteint de nouveaux records.<\/strong> Cela signifie que les niveaux ont d\u00e9pass\u00e9 ceux de juin 2007.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Permis de construire<\/h2>\n\n\n\n<p>Il y a un large consensus sur la n\u00e9cessit\u00e9 de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/03\/26\/nouveaux-developpements-qui-pourraient-attenuer-le-probleme-du-logement-a-madrid\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=produire+plus+de+logements&amp;utm_content=fr_radiografia_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">produire plus de logements<\/a>. Cependant, les chiffres d&rsquo;Asprima montrent une baisse annuelle de 2,9% au cours des 12 derniers mois. De m\u00eame, les certificats de fin de travaux ont recul\u00e9 de 33,6% par an. N\u00e9anmoins, si l&rsquo;on regarde les quatre premiers mois de 2024, les donn\u00e9es sont plus prometteuses. Le nombre de permis a presque atteint 42.000 unit\u00e9s, <strong>ce qui repr\u00e9sente une augmentation de 14,35%<\/strong> par rapport \u00e0 la m\u00eame p\u00e9riode l&rsquo;ann\u00e9e derni\u00e8re.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Taux d&rsquo;int\u00e9r\u00eat<\/h2>\n\n\n\n<p>Enfin, le 6 juin dernier a eu lieu la premi\u00e8re baisse des taux d&rsquo;int\u00e9r\u00eat en huit ans. La r\u00e9duction de 25 points de base n&rsquo;a pas eu un impact significatif sur le march\u00e9 hypoth\u00e9caire. La moyenne provisoire de l&rsquo;Euribor pour le mois de juin est de 3,65%. Elle est l\u00e9g\u00e8rement inf\u00e9rieure \u00e0 celle de mai (3,68%) et d&rsquo;avril (3,70%). Cependant, les pr\u00e9visions indiquent <strong>une <a href=\"https:\/\/www.eleconomista.es\/banca-finanzas\/noticias\/12843347\/05\/24\/la-hipoteca-media-se-abaratara-227-euros-al-ano-al-bajar-los-tipos-en-junio.html\" target=\"_blank\" rel=\"noreferrer noopener\">r\u00e9duction du co\u00fbt<\/a> des hypoth\u00e8ques existantes d&rsquo;environ 230 euros par an.<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Les ventes de logements en Espagne ont augment\u00e9 de 24 % en glissement annuel en avril, mais les prix continuent de monter.
