La cl\u00f4ture hier du <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/11\/17\/nouveau-projet-a-alicante-avec-un-permis-de-construire-accorde\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projet+alicante&amp;utm_content=fr_urbanitae_200_millones\" target=\"_blank\" rel=\"noreferrer noopener\">projet Allonbay Aura<\/a>, avec un ticket de 3,5 millions, porte notre total de financement \u00e0 plus de 203 millions d&rsquo;euros.<\/p>\n\n\n\n<p>Si l&rsquo;ann\u00e9e derni\u00e8re nous avions franchi la barre des 100 millions financ\u00e9s avant la fin d\u00e9cembre, en 2023 nous avons pris de l&rsquo;avance : novembre n&rsquo;est pas encore termin\u00e9 et nous avons d\u00e9j\u00e0 d\u00e9pass\u00e9 les 200 millions d&rsquo;euros en projets financ\u00e9s. De plus, nous sommes tr\u00e8s proches d&rsquo;atteindre un autre jalon, celui de d\u00e9passer les 100 millions d&rsquo;euros financ\u00e9s en une seule ann\u00e9e.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Les investisseurs, cl\u00e9 du succ\u00e8s<\/strong><\/h2>\n\n\n\n<p>Notre succ\u00e8s est gr\u00e2ce \u00e0 vous, les investisseurs, qui faites confiance \u00e0 notre mani\u00e8re de comprendre <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/12\/mythes-de-linvestissement-en-crowdfunding-immobilier\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=mythes+investissement&amp;utm_content=fr_urbanitae_200_millones\" target=\"_blank\" rel=\"noreferrer noopener\">l&rsquo;investissement en crowdfunding immobilier projet apr\u00e8s projet<\/a>. Depuis juin 2019, lorsque nous avons commenc\u00e9 \u00e0 op\u00e9rer, jusqu&rsquo;\u00e0 aujourd&rsquo;hui, nous avons g\u00e9r\u00e9 presque 74 000 investissements sur la plateforme. Votre soutien n&rsquo;a cess\u00e9 de cro\u00eetre : le premier projet o\u00f9 nous avons d\u00e9pass\u00e9 les 1 000 investisseurs est arriv\u00e9 en mars 2022 (<a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000148?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=project+deltas&amp;utm_content=fr_urbanitae_200_millones\" target=\"_blank\" rel=\"noreferrer noopener\">projet Deltas Madrid<\/a>). Aujourd&rsquo;hui, ce sont 19 projets qui ont r\u00e9uni plus d&rsquo;un millier d&rsquo;investisseurs.<\/p>\n\n\n\n<p>La confiance se d\u00e9montre \u00e9galement par la rapidit\u00e9 avec laquelle vous financez les projets. Jusqu&rsquo;\u00e0 pr\u00e9sent en 2023, les projets se cl\u00f4turent en moyenne en 0,8 jours. L&rsquo;ann\u00e9e derni\u00e8re, la moyenne \u00e9tait un peu plus du double (1,97 jours) et en 2021, sept fois sup\u00e9rieure (5,6 jours). Aujourd&rsquo;hui, il nous semble parfois incroyable de financer des tickets \u00e9lev\u00e9s en quelques minutes. Lorsque nous avons commenc\u00e9, en 2020, notre moyenne d\u00e9passait le mois.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Essor des projets de dette<\/strong><\/h2>\n\n\n\n<p>2023 est aussi une ann\u00e9e sp\u00e9ciale pour nous en raison du type de projets que nous finan\u00e7ons. Nous restons la seule plateforme de crowdfunding immobilier en Espagne sp\u00e9cialis\u00e9e dans le financement par actions. Les projets de plus-value repr\u00e9sentent plus de 60% de notre volume financ\u00e9.<\/p>\n\n\n\n<p>Cependant, en 2023, nous avons clairement mis\u00e9 sur le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/02\/08\/crowdfunding-vs-crowdlending-immobilier-quelles-sont-les-differences\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=crowlending&amp;utm_content=fr_urbanitae_200_millones\" target=\"_blank\" rel=\"noreferrer noopener\">crowdlending immobilier<\/a>, <strong>au point de devenir les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/08\/01\/urbanitae-leader-du-crowdlending-immobilier-en-espagne\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=leader+secteur&amp;utm_content=fr_urbanitae_200_millones\" target=\"_blank\" rel=\"noreferrer noopener\">leaders du secteur<\/a><\/strong>. Jusqu&rsquo;\u00e0 pr\u00e9sent cette ann\u00e9e, nous avons financ\u00e9 20 projets de plus-value et 18 de dette, pour un volume qui, dans les deux cas, avoisine les 45 millions d&rsquo;euros. En particulier, jusqu&rsquo;\u00e0 pr\u00e9sent cette ann\u00e9e, les projets de plus-value repr\u00e9sentent 49,1% du total financ\u00e9 ; les projets de pr\u00eat, 44,6%.<\/p>\n\n\n\n<p>Et le reste de 6,3% ? Vous avez devin\u00e9 : ce sont les projets de revenus. Au d\u00e9but de l&rsquo;ann\u00e9e, nous avons annonc\u00e9 le lancement attendu de notre ligne d&rsquo;actifs en location. Depuis lors, <strong>nous avons d\u00e9j\u00e0 financ\u00e9 cinq projets de revenus<\/strong>, dont quatre avec notre partenaire Rubica Real Estate. Un total de plus de 6 millions d&rsquo;euros, financ\u00e9s par plus de 2 800 investissements.<\/p>\n\n\n\n<p>Il n&rsquo;y a pas de surprises en ce qui concerne le segment. La grande majorit\u00e9 de nos projets restent r\u00e9sidentiels, avec les <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/24\/la-demande-la-grande-force-du-logement-neuf-en-2024\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=logement+neuf&amp;utm_content=fr_urbanitae_200_millones\" target=\"_blank\" rel=\"noreferrer noopener\">logements neufs comme protagonistes<\/a>. Au total, nous avons financ\u00e9 \u00e0 ce jour 96 promotions r\u00e9sidentielles, <strong>ce qui implique le d\u00e9veloppement de plus de 2 200 nouvelles habitations<\/strong>. Dans le secteur commercial, nous avons financ\u00e9 un total de 18 projets, dont la moiti\u00e9 sont des projets de garde-meubles en collaboration avec Grupanxon.<\/p>\n\n\n\n<p>Et nous avons encore du temps cette ann\u00e9e pour am\u00e9liorer ces chiffres. \u00c0 ceux qui nous ont accompagn\u00e9s ces derniers mois, encore une fois, merci !
