Dans le cas de la capitale, des <a href=\"https:\/\/www.20minutos.es\/lainformacion\/economia\/precio-alquiler-se-dispara-hace-impagable-vivir-madrid-5265303\/\" target=\"_blank\" rel=\"noreferrer noopener\">records historiques<\/a> ont \u00e9t\u00e9 atteints au mois de mars, rendant de plus en plus difficile l\u2019acc\u00e8s au logement. Le manque de terrains disponibles pour la construction de nouvelles promotions pousse le secteur promoteur et les particuliers \u00e0 miser sur la reconversion et la r\u00e9habilitation int\u00e9grale de biens immobiliers pour d\u2019autres usages. C\u2019est le cas de la transformation de bureaux en propri\u00e9t\u00e9s r\u00e9sidentielles.<\/p>\n\n\n\n<p>Un secteur, celui des bureaux, qui a subi des augmentations constantes de vacance, depuis qu\u2019en 2021 il a v\u00e9cu une crise sans pr\u00e9c\u00e9dent, motiv\u00e9e par la pand\u00e9mie et la mont\u00e9e en fl\u00e8che du t\u00e9l\u00e9travail. Cependant, en pleine crise, surgit l\u2019opportunit\u00e9 de reconvertir ces espaces en logements. En fait, selon les <a href=\"https:\/\/assets.ey.com\/content\/dam\/ey-sites\/ey-com\/es_es\/topics\/strategy-and-transactions\/ey-the-office-property-telescope-spain-jul-2023.pdf?mkt_tok=NTIwLVJYUC0wMDMAAAGNApJdGGE3Y1f2_FX4vKyNrIAGWwqH-4_nxAplz7YNnwU-qUGNzs69OgP_41Rmf2o690XXYy5iJk87hfpN9l-zEv_fe_ysDs5EcHu08--lTSnYF3kImQ\" target=\"_blank\" rel=\"noreferrer noopener\">estimations <\/a><a href=\"https:\/\/assets.ey.com\/content\/dam\/ey-sites\/ey-com\/es_es\/topics\/strategy-and-transactions\/ey-the-office-property-telescope-spain-jul-2023.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">d<\/a><a href=\"https:\/\/assets.ey.com\/content\/dam\/ey-sites\/ey-com\/es_es\/topics\/strategy-and-transactions\/ey-the-office-property-telescope-spain-jul-2023.pdf?mkt_tok=NTIwLVJYUC0wMDMAAAGNApJdGGE3Y1f2_FX4vKyNrIAGWwqH-4_nxAplz7YNnwU-qUGNzs69OgP_41Rmf2o690XXYy5iJk87hfpN9l-zEv_fe_ysDs5EcHu08--lTSnYF3kImQ\" target=\"_blank\" rel=\"noreferrer noopener\">u cabinet de conseil EY<\/a>, <strong>Madrid dispose de 1,8 million de m\u00e8tres carr\u00e9s de bureaux qui pourraient \u00eatre transform\u00e9s en logements d\u2019ici 2043.<\/strong><\/p>\n\n\n\n<p>Dans cette optique, la Communaut\u00e9 de Madrid finalise une loi pour promouvoir la transformation des bureaux en logements. Il s\u2019agit de la <a href=\"https:\/\/www.comunidad.madrid\/transparencia\/anteproyecto-ley-medidas-urbanisticas-promocion-vivienda-protegida\" target=\"_blank\" rel=\"noreferrer noopener\">Loi sur les Mesures Urbaines pour la Promotion du Logement Prot\u00e9g\u00e9<\/a>, avec laquelle le gouvernement madril\u00e8ne entend revitaliser le march\u00e9 immobilier dans les deux prochaines ann\u00e9es. Cette r\u00e9glementation pr\u00e9voit la possibilit\u00e9 de changer l\u2019usage des terrains tertiaires de bureaux en r\u00e9sidentiel, \u00e0 condition que l\u2019objectif soit de les reconvertir en logements soumis \u00e0 un certain type de protection en r\u00e9gime de location, favorisant ainsi la <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/22\/un-elan-pour-la-location-abordable-en-espagne\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0624&#038;utm_term=location+abordable&#038;utm_content=fr_actualidad_sector_oficinas\" target=\"_blank\" rel=\"noreferrer noopener\">location abordable<\/a>. La loi s\u2019appliquera tant aux b\u00e2timents d\u00e9j\u00e0 construits qu\u2019aux terrains vacants. Les logements r\u00e9sultants pourront \u00eatre lou\u00e9s pour une p\u00e9riode d\u2019au moins 15 ans, apr\u00e8s quoi ils deviendraient des logements libres.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Signes de reprise sur le march\u00e9 des bureaux au premier trimestre<\/strong><\/h2>\n\n\n\n<p>Une bonne nouvelle pour le segment des bureaux qui, apr\u00e8s une longue p\u00e9riode d\u2019incertitude, montre \u00e9galement des signes de reprise en Espagne. <strong>Entre janvier et mars, une reprise des locations de <a href=\"https:\/\/www.savills.es\/publicaciones\/noticias\/359265-0\/la-contratacion-de-oficinas-alcanza-cifras-record-en-el-primer-trimestre-con-el-regreso-de-las-grandes-operaciones\" target=\"_blank\" rel=\"noreferrer noopener\">bureaux a \u00e9t\u00e9 constat\u00e9e<\/a><\/strong>, selon les donn\u00e9es du premier trimestre de l\u2019ann\u00e9e publi\u00e9es par le cabinet de conseil Savills. Madrid a enregistr\u00e9 149 000 m\u00b2 de locations entre janvier et mars, avec 19 transactions de plus de 3 000 m\u00e8tres carr\u00e9s. Cela repr\u00e9sente une augmentation de 11,6 % par rapport \u00e0 la m\u00eame p\u00e9riode de l\u2019ann\u00e9e pr\u00e9c\u00e9dente. \u00c0 Barcelone, l\u2019autre grande m\u00e9tropole espagnole, les locations ont atteint 102 700 m\u00e8tres carr\u00e9s au cours du premier trimestre, soit une augmentation annuelle de 62 %.<\/p>\n\n\n\n<p>Le march\u00e9 des bureaux a cl\u00f4tur\u00e9 l\u2019un de ses meilleurs trimestres de la derni\u00e8re d\u00e9cennie (seul 2019, une ann\u00e9e record, l\u2019a surpass\u00e9), principalement motiv\u00e9 par le retour des grandes transactions \u00e0 Madrid et Barcelone, selon les donn\u00e9es de la derni\u00e8re <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/oficinas\/2024\/06\/13\/817707-el-mercado-de-oficinas-en-espana-retoma-el-vuelo-en-el-primer-trimestre\" target=\"_blank\" rel=\"noreferrer noopener\">\u00e9tude Office Pulse \u00e9labor\u00e9e par le cabinet de conseil<\/a>. Un changement de tendance, apr\u00e8s les d\u00e9fis pos\u00e9s par la pand\u00e9mie et l\u2019essor du t\u00e9l\u00e9travail, qui invite \u00e0 l\u2019optimisme pour le reste de l\u2019ann\u00e9e.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Urbanitae face \u00e0 la p\u00e9nurie de logements<\/strong><\/h2>\n\n\n\n<p>La transformation de ces actifs est un mod\u00e8le en pleine expansion et avec un grand potentiel qui <strong>n\u2019est pas pass\u00e9 inaper\u00e7u aupr\u00e8s des promoteurs qui font confiance \u00e0 <a href=\"https:\/\/urbanitae.com\/fr\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=urbanitae&amp;utm_content=fr_actualidad_sector_oficinas\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae<\/a><\/strong>.
