Un rapport qui nous positionne comme la plateforme leader en rentabilit\u00e9 de l&rsquo;Union Europ\u00e9enne, parmi les 25 plus importantes en termes de chiffre d&rsquo;affaires.<\/p>\n\n\n\n<p>Un jalon qui nous rend encore plus fiers compte tenu de la croissance rapide du crowdfunding immobilier. \u00c0 la fin de 2022, le march\u00e9 mondial du crowdfunding immobilier atteignait 45,2 milliards d&rsquo;euros, <strong>soit une augmentation de 25,5 % par rapport \u00e0 l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente.<\/strong> Il existe d\u00e9j\u00e0 au moins 146 plateformes actives, celles analys\u00e9es par le rapport RECF 2022.<\/p>\n\n\n\n<p>Les \u00c9tats-Unis et l&rsquo;Europe sont les deux grands p\u00f4les d&rsquo;activit\u00e9. Le march\u00e9 nord-am\u00e9ricain est le principal, avec un volume cumul\u00e9 de financement de plus de 25 milliards d&rsquo;euros. L&rsquo;Union Europ\u00e9enne a cl\u00f4tur\u00e9 2022 avec un montant proche de 10 milliards d&rsquo;euros, avec une forte pr\u00e9sence de la France, de l&rsquo;Allemagne et de l&rsquo;Estonie. Dans le reste du monde, le crowdfunding immobilier avait lev\u00e9 environ 10,3 milliards d&rsquo;euros \u00e0 la fin de 2022.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Les grands du crowdfunding immobilier<\/h2>\n\n\n\n<p>Le rapport RECF d\u00e9taille \u00e9galement la performance des 25 plateformes de <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/08\/15\/avantages-de-linvestissement-dans-le-crowdfunding-immobilier\/?utm_source=blog_fr&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0923&#038;utm_term=linvestissement&#038;utm_content=fr_urbanitae_lider_rentabilidad\" target=\"_blank\" rel=\"noreferrer noopener\">crowdfunding immobilier<\/a> de l&rsquo;Union Europ\u00e9enne par volume de financement. Ce top 25 a financ\u00e9 plus de 12 000 projets, soit un total de plus de 7,4 milliards d&rsquo;euros, repr\u00e9sentant 76 % du total de l&rsquo;Union Europ\u00e9enne. Il n&rsquo;y a que deux plateformes espagnoles dans ce classement, et nous sommes le leader en rentabilit\u00e9 obtenue. Jusqu&rsquo;\u00e0 pr\u00e9sent, chez Urbanitae, nous avons int\u00e9gralement rembours\u00e9 l&rsquo;investissement dans 26 projets. Le rendement annuel moyen (TIR) que nous avons obtenu a \u00e9t\u00e9 de 16,9 %, soit plus de 3 points au-dessus de nos estimations. Pour les projets de crowdfunding en actions, <strong>le TIR monte \u00e0 pr\u00e8s de 20 %<\/strong>, d\u00e9passant de presque cinq points nos pr\u00e9visions.<\/p>\n\n\n\n<p>La France est le pays le mieux repr\u00e9sent\u00e9 dans le top 25, avec un total de huit plateformes de crowdfunding immobilier parmi les plus importantes d&rsquo;Europe. L&rsquo;Allemagne suit avec cinq ; l&rsquo;Autriche avec cinq ; l&rsquo;Estonie et l&rsquo;Espagne avec deux chacune, et l&rsquo;Italie, la Lituanie, les Pays-Bas et la Su\u00e8de, avec une plateforme de crowdfunding immobilier chacune parmi les 25 plus importantes en termes de volume de financement.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Leaders en crowdlending immobilier<\/h2>\n\n\n\n<p>Chez Urbanitae, nous nous distinguons \u00e9galement par notre sp\u00e9cialisation dans les projets de crowdfunding en actions, qui repr\u00e9sentent aujourd&rsquo;hui pr\u00e8s de 70 % du financement. Dans le monde, plus de 90 % des plateformes de crowdfunding sont sp\u00e9cialis\u00e9es dans le pr\u00eat. Pas moins de 95 % du total des projets immobiliers financ\u00e9s appartiennent \u00e0 ce segment. Dans le cas d&rsquo;Urbanitae, plus de 80 % de nos projets concernent la promotion de logements neufs. En fait, nous avons d\u00e9j\u00e0 soutenu le d\u00e9veloppement de plus de 1 900 logements en Espagne.
