Cela est \u00e9galement d\u00fb au fait que, dans les projets de taille moyenne, les promoteurs rencontrent souvent de grandes difficult\u00e9s \u00e0 trouver des partenaires en capital. L&rsquo;alliance avec Urbanitae leur permet de lib\u00e9rer une partie du capital n\u00e9cessaire pour acheter le terrain ou d\u00e9marrer les travaux et g\u00e9rer plus d&rsquo;une promotion en m\u00eame temps.<\/p>\n\n\n\n<p>Depuis 2023, les projets de pr\u00eat ont pris plus d&rsquo;importance. Les investisseurs ne sont pas partenaires du promoteur et, par cons\u00e9quent, ne partagent pas les risques typiques de la promotion immobili\u00e8re : retards dans l&rsquo;obtention de la licence, augmentations des co\u00fbts de construction, prix de vente&#8230;<\/p>\n\n\n\n<p>Lors de la s\u00e9lection de projets de crowdlending immobilier, nous nous concentrons surtout sur la capacit\u00e9 de remboursement du promoteur. Il est essentiel que le promoteur pr\u00e9sente un plan solidement fond\u00e9 pour faire face au remboursement du pr\u00eat que nous lui accordons. Les six sont des d\u00e9veloppements d\u2019espaces de stockage &#8211; avec ou sans logement \u2013 un actif qui a d\u00e9montr\u00e9 son attractivit\u00e9 dans le secteur immobilier.
