Un cycle de 13 mois cons\u00e9cutifs de baisse des transactions immobili\u00e8res en Espagne a pris fin. Selon l&rsquo;Institut National de la Statistique (INE), un total de 52.796 op\u00e9rations ont \u00e9t\u00e9 conclues en f\u00e9vrier, soit 5,8% de plus qu&rsquo;au m\u00eame mois de 2023, et 1,6% de plus en cumul annuel.<\/p>\n\n\n\n<p>En 2023, une ann\u00e9e marqu\u00e9e par la hausse des taux d&rsquo;int\u00e9r\u00eat, le prix de l&rsquo;immobilier a enregistr\u00e9 une augmentation moyenne de 4%. Cette hausse a cependant \u00e9t\u00e9 plus mod\u00e9r\u00e9e que l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente, o\u00f9 il avait augment\u00e9 de 7,4%, son plus grand progr\u00e8s depuis 2007. Les donn\u00e9es de l&rsquo;entit\u00e9 confirment la tendance du premier trimestre de l&rsquo;ann\u00e9e, montrant une croissance annuelle de 6,3%. Par type de logement, les logements neufs ont augment\u00e9 de 10,1%, tandis que les logements anciens ont augment\u00e9 de 5,7%. Dans les deux cas, la hausse est de plus de deux points par rapport au trimestre pr\u00e9c\u00e9dent.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.registradores.org\/documents\/33383\/148210\/ERI_Anuario_2023.pdf\/d9600e18-01db-467f-5ad9-14e3a1561c40?t=1712047836466\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>L&rsquo;Annuaire 2023 des statistiques immobili\u00e8res<\/strong> <\/a>\u00e9labor\u00e9 par le <strong>Coll\u00e8ge des Registres <\/strong>chiffre le prix moyen de l&rsquo;immobilier \u00e0 1.963 \u20ac\/m\u00b2. <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/24\/la-demande-la-grande-force-du-logement-neuf-en-2024\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=demande&amp;utm_content=fr_precio_vivienda_2024\">Les logements<\/a> neufs sont \u00e9valu\u00e9s \u00e0 2.161 \u20ac\/m\u00b2 et les logements anciens \u00e0 1.917 \u20ac\/m\u00b2.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">&lsquo;<strong>Guerre hypoth\u00e9caire<\/strong>&lsquo;<\/h2>\n\n\n\n<p>Les perspectives pour les prochains mois continueront d&rsquo;\u00eatre fortement conditionn\u00e9es par l&rsquo;\u00e9volution de l&rsquo;inflation, des <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/01\/26\/comment-les-taux-dinteret-affectent-ils-vos-investissements\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=dinteret+affectent&amp;utm_content=fr_precio_vivienda_2024\" target=\"_blank\" rel=\"noreferrer noopener\">taux d&rsquo;int\u00e9r\u00eat<\/a> et de la situation \u00e9conomique en g\u00e9n\u00e9ral. R\u00e9cemment, la Banque Centrale Europ\u00e9enne a confirm\u00e9 ses pr\u00e9visions et a annonc\u00e9<strong> une baisse tant attendue des taux d&rsquo;int\u00e9r\u00eat<\/strong> \u00e0 4,25%. Un fait qui ne s&rsquo;\u00e9tait pas produit depuis 2016. <strong>Christine Lagarde<\/strong>, pr\u00e9sidente de l&rsquo;entit\u00e9, a \u00e9t\u00e9 prudente et a clairement indiqu\u00e9 que cette r\u00e9duction ne constituait pas un engagement pour l&rsquo;avenir. Cependant, cette d\u00e9cision a un effet direct sur la baisse des int\u00e9r\u00eats des hypoth\u00e8ques avec l&rsquo;incertitude de savoir si, au-del\u00e0 de cela, elle aura un impact sur la reprise du cr\u00e9dit hypoth\u00e9caire.<\/p>\n\n\n\n<p>Carlos Cuerpo, ministre de l&rsquo;\u00c9conomie, du Commerce et des Entreprises, a d\u00e9clar\u00e9 que les familles renouvelant leurs hypoth\u00e8ques dans les prochains mois pourraient \u00e9conomiser jusqu&rsquo;\u00e0 400 euros par an.<\/p>\n\n\n\n<p>Cette r\u00e9duction est accompagn\u00e9e par la <strong>stabilit\u00e9 de l&rsquo;Euribor<\/strong> au cours des douze derniers mois et par une baisse de l&rsquo;inflation qui a eu un impact positif sur les \u00e9conomies familiales. Parall\u00e8lement, une <strong>\u00ab guerre des hypoth\u00e8ques \u00bb <\/strong>a \u00e9t\u00e9 d\u00e9clar\u00e9e entre les banques, se traduisant par une r\u00e9duction des taux d&rsquo;int\u00e9r\u00eat, passant de 3,94% en octobre 2023 \u00e0 3,68% en f\u00e9vrier 2024, selon les derni\u00e8res donn\u00e9es de la Banque d&rsquo;Espagne. Cette baisse s&rsquo;est particuli\u00e8rement refl\u00e9t\u00e9e dans les hypoth\u00e8ques \u00e0 taux fixe, o\u00f9 HelpMycash estime que la r\u00e9duction moyenne a \u00e9t\u00e9 de 500 euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Les prix des logements en 2024, de moins en plus<\/h2>\n\n\n\n<p>Dans ce contexte, les experts restent conservateurs quant \u00e0 l&rsquo;\u00e9volution du march\u00e9 immobilier, bien qu&rsquo;ils \u00e9tablissent des diff\u00e9rences dans le temps. Pour<strong> CaixaBank Research<\/strong>, une baisse mod\u00e9r\u00e9e des ventes de logements et une augmentation des prix inf\u00e9rieure \u00e0 3% sont pr\u00e9visibles, avant de conna\u00eetre une reprise : \u00ab l<a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/02\/07\/810891-caixabank-la-vivienda-ira-de-menos-a-mas-y-volvera-a-la-zona-expansiva-en-2025\" target=\"_blank\" rel=\"noreferrer noopener\">e secteur immobilier passera de moins \u00e0 plus cette ann\u00e9e et reviendra \u00e0 la phase d&rsquo;expansion en 2025<\/a> \u00bb.<\/p>\n\n\n\n<p>Pour sa part, <strong>BBVA <\/strong>pr\u00e9voit des <a href=\"https:\/\/www.bbva.com\/es\/es\/salud-financiera\/subira-el-precio-de-la-vivienda-en-espana-en-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">augmentations en 2024<\/a>, mais pr\u00e9cise que \u00ab cette augmentation pourrait atteindre 3% en termes nominaux, mais en termes r\u00e9els, en tenant compte de l&rsquo;inflation, elle repr\u00e9sente une baisse proche de 0,6% \u00bb.<\/p>\n\n\n\n<p>Les pr\u00e9visions de Bankinter sont moins encourageantes, estimant que le <a href=\"https:\/\/www.bankinter.com\/blog\/finanzas-personales\/prevision-precio-vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">prix de l&rsquo;immobilier<\/a> diminuera de 2% en 2024, mais augmentera \u00e0 nouveau en 2025 avec des hausses de 1%.<\/p>\n\n\n\n<p>\u00c0 l&rsquo;\u00e9chelle mondiale, le cabinet de conseil <strong>PwC et l&rsquo;Urban Land Institute (ULI) <\/strong>reportent l&rsquo;am\u00e9lioration du secteur \u00e0 l&rsquo;ann\u00e9e prochaine.
