Cette fois-ci, il s&rsquo;agit d&rsquo;un pr\u00eat qui sera ouvert \u00e0 l&rsquo;investissement le <strong>vendredi 21 juin \u00e0 12 h (UTC+2).<\/strong><\/p><p>Avec le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000294?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projet+mirador+de+la+estacion+1&amp;utm_content=fr_proyecto_mirador_estacion\" target=\"_blank\" rel=\"noreferrer noopener\">projet Mirador de la Estaci\u00f3n<\/a>, nous retournons \u00e0 Colmenar Viejo. Cette fois, pour financer l&rsquo;achat d&rsquo;un terrain sur lequel sera d\u00e9velopp\u00e9e <strong>une promotion de 45 maisons individuelles.<\/strong> Le terrain est situ\u00e9 dans le quartier proche de la gare, dans la zone d&rsquo;expansion sud de Colmenar Viejo, \u00e0 proximit\u00e9 des parcs, des espaces verts et de tous types de services.<\/p><p><strong>Les maisons auront 4 chambres, 3 salles de bains,<\/strong> un salon, une salle \u00e0 manger, une cuisine et un d\u00e9barras r\u00e9partis sur deux \u00e9tages \u2013 le rez-de-chauss\u00e9e et le premier \u00e9tage. Elles comprennent deux jardins priv\u00e9s \u00e0 l&rsquo;avant avec une place de parking, et \u00e0 l&rsquo;arri\u00e8re avec un acc\u00e8s \u00e0 la piscine communautaire et une vaste zone commune.<\/p><p>Le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000294?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projet+mirador+de+la+estacion+2&amp;utm_content=fr_proyecto_mirador_estacion\" target=\"_blank\" rel=\"noreferrer noopener\">projet Mirador de la Estaci\u00f3n<\/a> est le troisi\u00e8me que nous finan\u00e7ons avec Libra Gesti\u00f3n de Proyectos, un promoteur avec une vaste exp\u00e9rience et plus de 6 000 logements d\u00e9velopp\u00e9s en r\u00e9gime coop\u00e9ratif.<\/p><h2 class=\"wp-block-heading\">Rentabilit\u00e9 de 11\u00a0% en 12 mois<\/h2><p>Ce projet est un projet de dette. En d&rsquo;autres termes, les investisseurs d&rsquo;Urbanitae se regrouperont pour accorder un pr\u00eat au promoteur. Il s&rsquo;agit d&rsquo;un pr\u00eat relais pour qu&rsquo;il puisse acheter le terrain o\u00f9 sera r\u00e9alis\u00e9e la promotion. <strong>Le montant du pr\u00eat s&rsquo;\u00e9l\u00e8ve \u00e0 4 190 000 euros, avec un d\u00e9lai de 12 mois et un taux fixe annuel de 11\u00a0%.<\/strong><\/p><p>La sortie des investisseurs d&rsquo;Urbanitae se produira avec l&rsquo;arriv\u00e9e du financement bancaire. Pour que la banque entre dans l&rsquo;op\u00e9ration, Libra Gesti\u00f3n de Proyectos doit atteindre deux jalons : obtenir 70 % de r\u00e9servations et obtenir le permis de construire. Le projet <strong>a d\u00e9j\u00e0 40\u00a0% de r\u00e9servations,<\/strong> soit 18 des 45 maisons. Le pr\u00eat d&rsquo;Urbanitae financera 75\u00a0% du prix d&rsquo;achat du terrain et 100 % des co\u00fbts de structuration.<\/p><p>Le promoteur pense pouvoir atteindre ces deux conditions en 6 mois, mais nous \u00e9tablissons une dur\u00e9e de 12 mois. Cependant, Libra pourra rembourser le pr\u00eat \u00e0 tout moment, <strong>\u00e0 condition que le retour minimum pour l&rsquo;investisseur soit toujours \u00e9quivalent \u00e0 6 mois d&rsquo;int\u00e9r\u00eats (5,5\u00a0%).<\/strong><\/p><h2 class=\"wp-block-heading\">Garantie hypoth\u00e9caire de premier rang<\/h2><p>Bien que nous estimions qu&rsquo;il y a une marge suffisante, il pourrait arriver que le promoteur ne respecte pas les d\u00e9lais et ne puisse pas rembourser le pr\u00eat.
