L&#8217;opportunit\u00e9 d&#8217;investissement sera disponible le <strong>mercredi 19 juin \u00e0 16 h (UTC+2).<\/strong> Vous voulez en savoir plus ?<\/p><p>Avec le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000292?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projet+oceanika+1&amp;utm_content=fr_proyecto_oceanika\" target=\"_blank\" rel=\"noreferrer noopener\">projet Oce\u00e1nika<\/a>, nous nous rendons \u00e0 Torremolinos (M\u00e1laga). L\u00e0, nous ach\u00e8terons un ancien h\u00f4tel et le convertirons en un espace de flex living et une zone commerciale de taille moyenne pour une vente ult\u00e9rieure \u00e0 un investisseur institutionnel. Le <a href=\"https:\/\/blog.urbanitae.com\/fr\/2023\/09\/05\/flex-living-le-futur-de-linvestissement-immobilier\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=flex+living&amp;utm_content=fr_proyecto_oceanika\" target=\"_blank\" rel=\"noopener\">flex living<\/a> est un terme qui englobe des formules d&#8217;habitation diff\u00e9rentes de la traditionnelle. Dans ce cas, il s&#8217;agit <strong>d&#8217;un complexe de 180 chambres avec une zone commerciale<\/strong> et de multiples commodit\u00e9s.<\/p><p>Nous parlons d&#8217;une surface de plus de 11 500 m\u00e8tres carr\u00e9s, comprenant 180 chambres et 210 lits. La zone commerciale aura une superficie de plus de 2 000 m\u00e8tres carr\u00e9s. Le projet est situ\u00e9 \u00e0 Torremolinos, une destination pris\u00e9e par les <a href=\"https:\/\/prie.comercio.gob.es\/en-us\/paginas\/teletrabajadores-caracter-internacional.aspx\" target=\"_blank\" rel=\"noreferrer noopener\">nomades num\u00e9riques<\/a> sur la c\u00f4te m\u00e9diterran\u00e9enne d&#8217;Andalousie. Plus pr\u00e9cis\u00e9ment, Oce\u00e1nika se trouve \u00e0 seulement 3,7 kilom\u00e8tres de l&#8217;a\u00e9roport de M\u00e1laga, \u00e0 12 kilom\u00e8tres du centre de M\u00e1laga et \u00e0 19 kilom\u00e8tres du parc technologique de la ville.<\/p><p>Le promoteur de cette op\u00e9ration est Nuovit, qui revient travailler avec Urbanitae. Au cours des 30 derni\u00e8res ann\u00e9es, leur \u00e9quipe de gestion a d\u00e9velopp\u00e9 des projets immobiliers couvrant plus de 2,5 millions de m\u00e8tres carr\u00e9s, repr\u00e9sentant <strong>un investissement de plus de 2 milliards d&#8217;euros<\/strong> et une valeur marchande d\u00e9passant les 2,7 milliards d&#8217;euros.<\/p><h2 class=\"wp-block-heading\">Permis de construire valide<\/h2><p>Le projet Oce\u00e1nika suit une strat\u00e9gie de plus-value. Par cons\u00e9quent, les investisseurs d&#8217;Urbanitae s&#8217;associeront au promoteur pour d\u00e9velopper le projet. Le flex living sera exploit\u00e9 par Habyt sous un contrat de gestion d\u00e9j\u00e0 sign\u00e9. La zone commerciale de taille moyenne est lou\u00e9e \u00e0 la cha\u00eene de supermarch\u00e9s Aldi, sous un contrat de location fixe \u00e9galement sign\u00e9.<\/p><p>De plus, le permis de construire pour la construction a \u00e9t\u00e9 accord\u00e9. Une fois l&#8217;augmentation de capital par les investisseurs r\u00e9alis\u00e9e, <strong>la construction commencera d\u00e8s que possible.<\/strong> Le gestionnaire a d\u00e9j\u00e0 obtenu les licences n\u00e9cessaires de la part de la municipalit\u00e9 pour exploiter les actifs.<\/p><p>La contribution des investisseurs d&#8217;Urbanitae s&#8217;\u00e9l\u00e8vera \u00e0 4 560 000 euros, qui seront utilis\u00e9s pour couvrir les co\u00fbts de d\u00e9veloppement du projet non couverts par le financement bancaire. <strong>Le promoteur investit 7 millions d&#8217;euros de son propre capital.<\/strong><\/p><h2 class=\"wp-block-heading\">Rendement pr\u00e9f\u00e9rentiel de 18 % TIR<\/h2><p>Comme pour tous les projets de plus-value, il n&#8217;est pas permis de publier les rendements estim\u00e9s. Le plan d&#8217;affaires pr\u00e9voit que les travaux commencent au troisi\u00e8me trimestre de cette ann\u00e9e et se terminent au deuxi\u00e8me trimestre de 2026. \u00c0 ce stade, une fen\u00eatre de d\u00e9sinvestissement de la zone commerciale de taille moyenne s&#8217;ouvrira si les conditions sont favorables.
