Cette fois, nous nous rendons \u00e0 Getafe pour d\u00e9velopper 14 logements multifamiliaux avec l&rsquo;un de nos promoteurs les plus prosp\u00e8res. Vous pourrez investir le mercredi 12 juin \u00e0 16 heures. \u00c7a vous int\u00e9resse ?<\/p>\n<p> <\/p>\n<p>Le <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000287?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projet+batres&amp;utm_content=fr_proyecto_batres\" target=\"_blank\" rel=\"noreferrer noopener\">projet Batres<\/a> est le quatri\u00e8me que nous r\u00e9alisons avec Fenext (anciennement Carpio Capital). Ce promoteur d\u00e9veloppe actuellement le projet Cervantes, financ\u00e9 sur notre plateforme. Mais Fenext a \u00e9galement finalis\u00e9 deux projets avec Urbanitae \u00e0 Cadix, Pinares I et <a href=\"https:\/\/urbanitae.com\/fr\/projet\/P000089?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=pinares+ii&amp;utm_content=fr_proyecto_batres\" target=\"_blank\" rel=\"noreferrer noopener\">Pinares II<\/a>, qui <strong>affichent un rendement moyen TRI sup\u00e9rieur \u00e0 21 %.<\/strong><\/p>\n<p> <\/p>\n<p>Cette fois, nous allons \u00e0 Getafe pour acheter un b\u00e2timent existant, le d\u00e9molir et construire une promotion r\u00e9sidentielle. Plus pr\u00e9cis\u00e9ment, nous parlons de <strong>14 logements multifamiliaux de 1 et 2 chambres,<\/strong> d&rsquo;environ 85 m\u00e8tres carr\u00e9s chacun. Les logements, avec option de place de parking, seront \u00e9quip\u00e9s d\u2019a\u00e9rothermie et auront une certification \u00e9nerg\u00e9tique B. Le projet Batres est situ\u00e9 au centre de Getafe, dans une zone bien \u00e9tablie entour\u00e9e de parcs, de divers services et bien desservie.<\/p>\n<p> <\/p>\n<p>Le parcours de <a href=\"https:\/\/urbanitae.com\/fr\/promoteurs\/U124951?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=fenext&amp;utm_content=fr_proyecto_batres\" target=\"_blank\" rel=\"noreferrer noopener\">Fenext<\/a> avec Urbanitae est bien connu. Ce promoteur a une r\u00e9putation solide et une exp\u00e9rience nationale et internationale \u00e9tendue.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">50 % de r\u00e9servations<\/h2>\n<p> <\/p>\n<p>Le projet Batres a une strat\u00e9gie de plus-values. C&rsquo;est-\u00e0-dire que les investisseurs d&rsquo;Urbanitae et le promoteur s&rsquo;associent pour r\u00e9aliser le projet. Plus pr\u00e9cis\u00e9ment, <strong>les investisseurs d&rsquo;Urbanitae apporteront un total de 792 500 euros<\/strong> pour l&rsquo;achat du b\u00e2timent, soit environ 90 % du capital total. Fenext, qui a sign\u00e9 un contrat d&rsquo;achat sur l&rsquo;actif et vers\u00e9 11 % du prix, contribue aux 10 % restants.<\/p>\n<p> <\/p>\n<p>L&rsquo;un des points forts du projet est qu&rsquo;il <strong>dispose d\u00e9j\u00e0 d&rsquo;un permis de construire en vigueur,<\/strong> ce qui r\u00e9duit consid\u00e9rablement le risque de d\u00e9lai. De plus, 7 des 14 logements sont r\u00e9serv\u00e9s, avec contrat sign\u00e9 et d\u00e9p\u00f4t de r\u00e9servation vers\u00e9. Cela signifie que le risque commercial est \u00e9galement limit\u00e9. Et les conditions sont r\u00e9unies pour obtenir le pr\u00eat promoteur. En effet, des termes ont d\u00e9j\u00e0 \u00e9t\u00e9 convenus avec une institution financi\u00e8re de premier plan.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rentabilit\u00e9 en 24-28 mois<\/h2>\n<p> <\/p>\n<p>Comme pour tous les projets de plus-value, nous ne pouvons pas avancer de chiffres de rentabilit\u00e9 pr\u00e9cis. Cependant, vous pouvez estimer notre pr\u00e9vision \u00e0 partir des chiffres de la fiche projet : (pr\u00e9vision de revenus &#8211; estimation des co\u00fbts) \/ total des fonds propres.<\/p>\n<p> <\/p>\n<p>La dur\u00e9e du projet Batres est estim\u00e9e \u00e0 24-28 mois. Par cons\u00e9quent, les travaux devraient commencer au premier trimestre 2025 et se terminer entre le deuxi\u00e8me et le troisi\u00e8me trimestre 2026.
