Cependant, il y a un cr\u00e9neau qui gagne une attention significative : l&#8217;investissement dans les r\u00e9sidences \u00e9tudiantes. Qu&#8217;est-ce qui le rend si attractif ?<\/p>\n\n\n\n<p>L&#8217;<a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/01\/lespagne-dans-le-top-10-de-linvestissement-immobilier-mondial\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0524&amp;utm_term=investissement+immobilier&amp;utm_content=fr_inversion_residencias_estudiantes\" target=\"_blank\" rel=\"noreferrer noopener\">investissement immobilier<\/a> conna\u00eet actuellement un bon moment en Espagne. Selon Colliers, <strong>notre pays est la troisi\u00e8me plus grande destination pour l&#8217;investissement immobilier en Europe et la huiti\u00e8me dans le monde.<\/strong> De plus, <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/02\/17\/madrid-parmi-les-capitales-les-plus-attractives-pour-les-investisseurs-europeens\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0524&amp;utm_term=madrid&amp;utm_content=fr_inversion_residencias_estudiantes\" target=\"_blank\" rel=\"noreferrer noopener\">Madrid<\/a> grimpe \u00e0 la troisi\u00e8me place dans le classement europ\u00e9en de l&#8217;attractivit\u00e9 des investisseurs compil\u00e9 par PwC et l&#8217;Urban Land Institute. La capitale est \u00e9galement un point chaud pour les investisseurs en <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/05\/08\/madrid-mene-lattrait-des-investisseurs-pour-limmobilier-de-luxe\/?utm_source=blog_fr&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0524&amp;utm_term=immobilier+de+luxe&amp;utm_content=fr_inversion_residencias_estudiantes\" target=\"_blank\" rel=\"noreferrer noopener\">immobilier de luxe<\/a>. D\u00e9sormais, les donn\u00e9es montrent aussi l&#8217;attractivit\u00e9 du secteur des r\u00e9sidences \u00e9tudiantes.<\/p>\n\n\n\n<p>Selon CBRE, l&#8217;Espagne est leader en Europe pour l&#8217;investissement dans les r\u00e9sidences \u00e9tudiantes. En 2023, notre pays repr\u00e9sentait 23% du total avec 416 millions d&#8217;euros transig\u00e9s, devant la France et l&#8217;Italie. Et pas seulement cela, mais l&#8217;Espagne a \u00e9t\u00e9 le plus grand r\u00e9cipiendaire d&#8217;investissement en Europe pendant la p\u00e9riode 2018-2022, avec 24% du total et plus de 3,5 milliards d&#8217;euros accumul\u00e9s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pourquoi l&#8217;investissement dans les r\u00e9sidences \u00e9tudiantes cro\u00eet<\/h2>\n\n\n\n<p>Deux facteurs expliquent la hausse de l&#8217;investissement dans les PBSA (purpose-built student accommodation). Le premier est l&#8217;augmentation de la population \u00e9tudiante. Selon les donn\u00e9es les plus r\u00e9centes disponibles, le nombre total d&#8217;\u00e9tudiants inscrits dans le Syst\u00e8me Universitaire Espagnol (SUE) \u00e9tait de 1 722 247 pour l&#8217;ann\u00e9e acad\u00e9mique 2022-23. Bien que modeste, ce chiffre repr\u00e9sente une augmentation de 1,4% par rapport \u00e0 l&#8217;ann\u00e9e pr\u00e9c\u00e9dente. Pour les masters, l&#8217;augmentation des inscriptions \u00e9tait de 3,6%, avec une croissance cumul\u00e9e de 61,7% depuis l&#8217;ann\u00e9e acad\u00e9mique 2015-16.<\/p>\n\n\n\n<p>L&#8217;autre facteur est la p\u00e9nurie de l&#8217;offre. Malgr\u00e9 l&#8217;augmentation de la population \u00e9tudiante, de nombreuses villes universitaires en Espagne n&#8217;ont pas suffisamment de r\u00e9sidences \u00e9tudiantes pour r\u00e9pondre \u00e0 la demande. Les donn\u00e9es de JLL indiquent que, malgr\u00e9 une augmentation de 8,5% de l&#8217;offre de lits au cours de la derni\u00e8re ann\u00e9e, <strong>le ratio \u00e9tudiants par lit est pass\u00e9 \u00e0 13, contre 14 l&#8217;ann\u00e9e derni\u00e8re.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Raisons d&#8217;investir dans les PBSA<\/h2>\n\n\n\n<p>Dans ce contexte, il n&#8217;est pas surprenant que de plus en plus d&#8217;op\u00e9rateurs se tournent vers notre pays pour d\u00e9velopper des r\u00e9sidences \u00e9tudiantes. Ces actifs ont g\u00e9n\u00e9ralement un taux d&#8217;occupation \u00e9lev\u00e9 en raison de la demande constante et r\u00e9currente. Les contrats de location sont g\u00e9n\u00e9ralement sign\u00e9s pour une ann\u00e9e acad\u00e9mique, ce qui assure des revenus stables pendant au moins dix mois par an. De plus, les tarifs de location peuvent \u00eatre plus \u00e9lev\u00e9s par rapport \u00e0 d&#8217;autres formes de logement, en raison des services suppl\u00e9mentaires offerts, tels que le nettoyage, la s\u00e9curit\u00e9, les installations sportives et les espaces communs.<\/p>\n\n\n\n<p>En ce qui concerne les rendements, le cabinet de conseil JLL estime les rendements prime \u00e0 5%, tandis que <strong>dans les emplacements secondaires, le rendement est de 5,35%.<\/strong><\/p>\n\n\n\n<p>De plus, investir dans les r\u00e9sidences \u00e9tudiantes permet de diversifier le portefeuille immobilier. Ce type d&#8217;investissement n&#8217;est pas aussi directement affect\u00e9 par les fluctuations du march\u00e9 immobilier g\u00e9n\u00e9ral, car la demande de logements \u00e9tudiants tend \u00e0 rester \u00e9lev\u00e9e m\u00eame en p\u00e9riode d&#8217;incertitude \u00e9conomique. La diversification aide \u00e0 att\u00e9nuer les risques et \u00e0 stabiliser les rendements globaux du portefeuille.<\/p>\n\n\n\n<p>Ces derni\u00e8res ann\u00e9es, plusieurs villes espagnoles ont vu le d\u00e9veloppement r\u00e9ussi de r\u00e9sidences \u00e9tudiantes. Par exemple, \u00e0 Madrid et \u00e0 Barcelone, villes avec certaines des universit\u00e9s les plus prestigieuses d&#8217;Espagne, <strong>des r\u00e9sidences ont \u00e9t\u00e9 d\u00e9velopp\u00e9es qui ont atteint des taux d&#8217;occupation proches de 100%.<\/strong> Les investissements dans des villes universitaires comme Salamanque, Valence et S\u00e9ville ont \u00e9galement montr\u00e9 des r\u00e9sultats prometteurs, soulignant la viabilit\u00e9 de ce type d&#8217;investissement dans diff\u00e9rentes r\u00e9gions du pays.<\/p>\n\n\n\n<p>\u00c0 S\u00e9ville, les fonds d&#8217;investissement ont \u00e9tendu l&#8217;offre actuelle de lits \u00e0 7 200, ce qui repr\u00e9sente une <a href=\"https:\/\/www.elcorreoweb.es\/sevilla\/2024\/05\/20\/residencias-estudiantes-sevilla-fondos-inversion-102510812.html\" target=\"_blank\" rel=\"noreferrer noopener\">augmentation de 130%<\/a> par rapport \u00e0 2020. \u00c0 Valence, certains m\u00e9dias parlent d&#8217;un <a href=\"https:\/\/www.levante-emv.com\/economia\/2024\/01\/08\/boom-estudiantes-extranjeros-dispara-inversion-96631249.html\" target=\"_blank\" rel=\"noreferrer noopener\">boom de l&#8217;investissement<\/a> dans les r\u00e9sidences \u00e9tudiantes, tandis que <a href=\"https:\/\/www.eleconomista.es\/actualidad\/noticias\/12753316\/04\/24\/medinvest-y-king-street-invertiran-40-millones-en-una-nueva-residencia-de-estudiantes-en-zaragoza.html\" target=\"_blank\" rel=\"noreferrer noopener\">Medinvest et King Street<\/a> ont un plan d&#8217;investissement en Espagne de 250 millions d&#8217;euros, avec des ouvertures \u00e0 S\u00e9ville, Murcie, Madrid,
