Le gestionnaire de cette op\u00e9ration est <strong>Caler Real Estate Advisory<\/strong>, une soci\u00e9t\u00e9 sp\u00e9cialis\u00e9e dans la structuration d&rsquo;investissements immobiliers hors march\u00e9 pour des actifs commerciaux et r\u00e9sidentiels, notamment des h\u00f4tels, des bureaux et des espaces commerciaux.<\/p><p>Le projet est situ\u00e9 dans la ville de <strong>Porto<\/strong>, plus pr\u00e9cis\u00e9ment sur la Rua Barao Forrester.<\/p><h2>Contrat de location fixe de 25 ans<\/h2><p>L&rsquo;op\u00e9ration sera structur\u00e9e via une <strong>augmentation de capital<\/strong>, o\u00f9 les investisseurs d&rsquo;Urbanitae ainsi que des investisseurs priv\u00e9s suppl\u00e9mentaires feront une contribution en capital \u00e0 la soci\u00e9t\u00e9 v\u00e9hicule de l&rsquo;op\u00e9ration. Cette soci\u00e9t\u00e9 v\u00e9hicule pr\u00e9voit de rechercher un <strong>financement bancaire pour le d\u00e9veloppement du projet<\/strong>, qui est bien avanc\u00e9 avec une institution financi\u00e8re. <strong>La contribution des investisseurs d&rsquo;Urbanitae sera \u00e9quivalente \u00e0 5 000 000 \u20ac.<\/strong><\/p><p><strong>Les investisseurs du promoteur investiront l&rsquo;\u00e9quivalent de 15 % des parts<\/strong>, soit un total de <strong>1 000 000 \u20ac<\/strong>, alignant ainsi les int\u00e9r\u00eats du promoteur et des investisseurs d&rsquo;Urbanitae.<\/p><p><strong>Il est \u00e9galement important de noter qu&rsquo;un contrat de bail a \u00e9t\u00e9 sign\u00e9 avec NUMA, pour une dur\u00e9e de 25 ans avec une p\u00e9riode de conformit\u00e9 obligatoire de 15 ans<\/strong>. De plus, il fournira une garantie bancaire \u00e9quivalente \u00e0 6 mois de loyer. Le contrat entrera en vigueur une fois la r\u00e9novation et la transformation de l&rsquo;actif termin\u00e9es et comprend une p\u00e9riode de gr\u00e2ce de 5 mois \u00e0 partir de l&rsquo;ouverture.<\/p><p><strong>Le permis de construire pour la r\u00e9novation a \u00e9t\u00e9 accord\u00e9<\/strong>. En ce qui concerne la <strong>rentabilit\u00e9<\/strong>, nous ne pouvons pas avancer de chiffres exacts, mais elle peut \u00eatre facilement calcul\u00e9e \u00e0 partir des informations de l&rsquo;URL du projet. Tout comme pour les autres, dans le <strong>sc\u00e9nario favorable<\/strong>, qui est la base que nous utilisons chez Urbanitae et que nous comparons avec des tiers, <strong>la rentabilit\u00e9 est calcul\u00e9e \u00e0 l&rsquo;aide de la formule : (Revenus projet\u00e9s &#8211; Co\u00fbts estim\u00e9s) \/ Capital total.<\/strong><\/p><p>Au <strong>deuxi\u00e8me trimestre de 2024<\/strong>, l&rsquo;ach\u00e8vement de <strong>l&rsquo;augmentation de capital et l&rsquo;acquisition des locaux commerciaux sont pr\u00e9vus par la formalisation de l&rsquo;acte authentique de vente.<\/strong> De plus, le d\u00e9but des travaux de r\u00e9novation de l&rsquo;actif est \u00e9galement attendu.<\/p><p>Au <strong>premier trimestre de 2026<\/strong>, la fin des travaux de r\u00e9novation et l&rsquo;ouverture de la fen\u00eatre de d\u00e9sinvestissement des locaux commerciaux sont estim\u00e9es si les conditions du march\u00e9 sont favorables.<\/p><p>Au <strong>deuxi\u00e8me trimestre de 2024<\/strong>, le d\u00e9but des travaux de r\u00e9novation et de transformation de l&rsquo;actif de l&rsquo;op\u00e9ration Numa et le paiement du premier dividende sont estim\u00e9s. \u00c0 partir de l\u00e0, des paiements trimestriels seront effectu\u00e9s jusqu&rsquo;au d\u00e9sinvestissement.<\/p><p>Enfin, au <strong>troisi\u00e8me trimestre de 2026<\/strong>, le d\u00e9sinvestissement, la liquidation de la soci\u00e9t\u00e9 et la distribution des b\u00e9n\u00e9fices restants aux investisseurs sont estim\u00e9s.<\/p><p>Comme toujours, vous pouvez nous contacter \u00e0 contacto@urrbanitae.com ou par t\u00e9l\u00e9phone au 911 23 25 22.
